Why are people judging about this house? This house is very nice. Build a wall back of the house. You won't have any problems with a Main Rd back there. No Big Deal. Love the house 👍fix it up to ur liking & N Joy the home. Keep the trees in the yard. More shade to the house keep it cooler. Nice Showing btw. Keep up the Great Work 👍

What are those things on either side of the front doors? Does that mean the home doesn’t have impact windows and doors? This home seems to have all the basic necessities…definitely a nice affordable price point for a gulf access home. The kitchen seems very small, so I wish they did taller cabinets or a second row in there. Regarding the 3 trees in the back, I would remove the middle one and replace the other 2 with nicer palm trees. Are home owners allowed to remove trees, or do they have to keep them but can relocate them? Wasn’t sure if the 3 tree rule applied to them too or just builders? Great tour…happy 4th🇺🇸🎇!

However, the screws for shutters might be a backup feature or an added precaution. We'll double-check with the builder to clarify this and update you accordingly. As for the trees, homeowners do have some flexibility. Once the CO inspection is passed, you can replace them with palm trees or other preferred landscaping options. We appreciate your feedback on the kitchen. Taller cabinets or a second row would indeed provide more storage space and enhance the overall look. @@SEECAPECORALFL Thank you for the response and clarification. To me, it matters because having to put up shutters changes the look of a home(not to mention, it can be a pain). Also, if the windows and doors aren’t impact, it changes the value of a home(and I’m sure will negatively impact home insurance rates). I am surprised by how many newer homes I have seen in Cape Coral in the $700-$900K range that don’t have impact doors and windows, so I just wanted to double check. I understand builders want to try and save costs, but if a homeowner can afford gulf access, then they can afford impact windows and doors. It is such a waste of time and money for a homeowner to replace all the windows and doors of a brand new home. Shutters can be bulky and unattractive(even just the screws at the front door are a turn off, IMO). This builder did a nice job upgrading certain things(the picture frame lanai, not using cheap bifold doors, etc), so I really hope they did indeed use impact. I just don’t like to assume anything and I know listings can sometimes be inaccurate. Really appreciate the response…thank you!

Every window in the home is impact-rated EXCEPT for the two panes of glass on the front door. I agree it seems silly not to have those as impact-rated as well, especially considering the benefits in terms of aesthetics, convenience, and insurance costs. The builder did make many smart upgrades in other areas, but this decision is definitely puzzling. If you have any other questions or need further clarification, feel free to ask. GREAT CATCH! Such low end finishes, too close to the neighbor, view of a busy/noisy street, laundry leads into garage. Overpriced imo. Lots of inventory in Cape Coral rn.
