Saudis don't need to launder the money. Possible that they were among the scammed investors to make this thing who were led to believe there was a market for a 100 mil or so house at a 500 mil sale price though. Its not really known for sure how much actually went to building it, only thing that was known for somewhat sure was the amount of debts incurred(which doesn't tell how much went to the house itself) and that wasn't 500 mil nor 300 mil, the foreclosure court sold it for 140 mil or so. All and all a really stupid use of money but the sums are so big he probably would've gotten away paying himself a really nice salary when it was being built, even legally, never mind if he contracted stuff from "friends" with kickbacks

It looks like a "modern" shopping mall from 2007 that never modernised or got updated, and because of that it struggles to get new tenants and to not make it look abandoned they just filled huge vacant areas with couches and cheap looking "art" to create "sitting areas". It would be at least 30% improvement if they would just put a nice classic natural color oak parquete throughout the house.

Arvin, you should get on them to be more handicapped friendly. A professional architect should be thinking about access for EVERY space in the home. Things that are handicapped accessible are generally nicer for everyone. Bigger doors. More elevators. Not needing steps to access a space, etc. Even if you're not handicapped, the house will be safer because it's easier for everyone to get in and out of if something goes wrong, like a fire or earthquake.

So much of the square footage in this place has absolutely zero utility, you can tell the developer kind of gave up on even trying to make It look functional. Looks more like a fancy hospital than a home to me, so sterile and barren with no personality, warmth or bright energy. For this type of asking price you have to execute every square foot of the place at an ultra luxury level and they did not even come close. What a waste of an INCREDIBLE piece of property, they could have taken this place in so many better directions and somehow settled on “generic modern luxury”.

The reality is most designers and architects run out of ideas when scaling up and so repetition, simplified lines, emphasizing mass, abandoning any subtlety, embracing misplaced elements that do not properly upscale, focusing on finishes, tacking on perceived elements associated with wealth, losing any sense of discovery that should morphs one's mindset to an desirable alternate experience when engaging the property that provides a personal connection. Architecture is like music...its structure, tone and mathematical symmetry can take you places that are otherwise inaccessible. 23 houses of this size could house the homeless population of L.A. (46,260). The house probably has room for 2,000 people. How many kitchens, bars, half-kitchens and seating areas were there? The One mansion is too big for the lot, the basement of the One occupied most of the lot. The backyard of the One is the rooftop of the huge basement. The traditional house, villa, palace design of having the house in the middle of the lot, and gardens or lawns in the front, back, and sides are timeless. The basement should only be under the house, not cover most of the lot. The One entrance with the two reflecting pools, the marble door looks like the entrance of a museum. The One tall ceiling, width, volume and big always makes the building look like a mall. There should have been more windows at the entrance of the house, the front door should have been wooden double doors, abd the ceilng 12 ft high. I like the Two story building that curved at each end ( I would have preffer a rectangular two story building with no curve). I do not like the basement that is bigger than the house. The One greatest strength is the panoramic jet liner view. I like the owner s quarter of the building. I like the master bedroom, master bathrooms, and master closets. The master bedroom pool is cool but should have been flat to not block the view. I like the big lap pool. The One does not have a garden, instead of having five pools, the One should have had three pools and two gardens. I like the One kitchen, and the great room. Neutrol color like white, gray, balck, beige in a house is boring. The One should have used more lively colors like blue, green, orange, burgundy, orange

I think Nile Niami was never cut out to be a developer. He got lucky with timing and had a few early successes (I think the Diddy house was a spec build by him) but then he soon got in over this head and overextended. He had too many projects going on at once and when the market got over saturated with white boxes (from people aping his style) he got burned badly. I’ve followed the sales of most of his properties over the years and the price cuts were amazing to watch

The estimated property tax is $1,500,000 before 3 other select taxes. If the water is not recycled, that could be another $200,000 to $800,000 in taxes. If all electric utilities are used at once it will cost you $13,500 per day. There is also a luxury tax for unused living areas. Who ever buys this place would have to pay a $23,000 luxury tax for every bedroom not filled. Also the water usage systems in the house are based on a 2007 filtered system. At 40% of the water used for the house is wasted. The only benefit of owning this place is if you use it as a film asset or a future luxury liability account. It is a waste of resources and money but to each their own.

I noticed a lot of things about this house as well. The place has this huge garage, which will be desirable for car guys? Actually, no. Crazy serious can guys want height. They need room for lifts and lots of other tall items. Not to mention room for a shop and areas set up for a shop.

Everyone should visit Brazil to see its architecture. It's no surprise you like a firm from there. Rio is amazing, but some smaller cities also have some amazing buildings.

Thanks, Arvin, for your great comments (and being so funny 🙂). Fully agree! No atmosphere at all. It looks like a modern hotel (where I would not want to stay). Maybe I missed it, but where are the servants' quarters? I mean running a house like this would need a lot of servants. Merry Christmas, Arvin!
