South Africa has way better value for money than what Nigeria and many African countries luxury market has to offer. The quality as well as value proposition is higher in SA in almost every instance

Am sorry but there are some Africam countries that do offer mortgages yes the interest rate might be higher but the possibility is there. WE have this in Ghana. And there are some houses you pay in installments. But both options have its pro and con. You buy land and can build your property and you fully own it with very little to no tax on it. No need to be indebted to the bank

@@viruxffyt6650 Very simple. Our real estate developers look to maximize every square meter for profit (and secondarily a preferred aesthetic - big home, small yard rather than the other way around). So if you have six plots, rather than build a home covering three plots and trees/greenery across three plots, a developer will divide the six plots into 7 different parcels - and overprice each. Also, Nigerians simply will not pay the going costs for purchasing trees/greenery and maintenance (which is quite costly). So we sacrifice aesthetics for some more practical cost considerations. Na our way.

Probably because in SA everything is priced in rands and the estates featured are owned by locals as opposed to ultra luxury you find in Cape Town which attracts foreign millionaires and property is way more expensive.

Very, very insightful. I just discovered that some of these 2-bedroom HOMES in Waterfall, which is upscale Jo'Burg, are cheaper than most 2-bedroom APARTMENTS in similar areas in Nairobi. Given that Jo'Burg is more developed and SA a much more robust economy than Kenya, I believe there is something wrong with the real estate market in Nairobi.

I think a lot of African countries price things in USD terms with very little regard to cost vs value so you find a lot of overpriced real estate which does not even translate to the real economy. The only thing I can think of is we have a lot of dirty money from crime and corruption which inflates prices.

It is correct pricing, apart from development, prices depends on the hype created for its market not necessarily how the property looks or have, but also Africans can charge an arm and a leg for a useless thing. South African house market is priced for its citizens excluding cape town while we still enjoy a fairly strong currency against other African countries. the mortgage system to a great extent plays a role in regulating prices area. We have a Township called Tembisa here, mxm! those blacks can sell to you a dilapidated property for almost a million rand and banks usually don't finance such madness. it is hyped to be a good for business

I was in Joburg in March this year and I was blown away by the planning and the mansions that is almost bigger than some shopping Malls here in Australia. Nigerian's planning is so warp that I was unashamely saying possibly if we had allowed the British to stay on in Nigeria till the 80s may be just may be the nation would not be in the shambles as it is now.

Colonisers would have settled anywhere in the continent if they wanted to.They were intentional about the region in the continent that would benefit them mostly.They settled in South Africa because it was an ideal halfway point between Europe, India and the then-Dutch East Indies at a time when the spice trade was still lucrative thus they could also access slaves from India, Zanj coast, Bengal, Malay with ease to bring them to SA. Mildness of the climate compared to the rest the continent was a plus because it helped them develop industries such as horticulture, agriculture and livestock farming. Biodiversity in the Cape region was really a bonus because of the large amounts of arable lands and resources that were available along with an arid-to-semi arid climate that is Mediterranean. If conditions in South Africa were different, the country would not have been on their radar at all.

Blue Hills Estate is definitely in top 3, maybe after Steyn City (it is in Midrand Johannesburg). It is definitely way better and more luxurious than Serengeti and Eye of Africa, those last 2 were not suppose to be in the top 5

Besides Cape town and JHB, South Africa still has lovely and massive residential properties in Durban and Pretoria. Hopefully you will do these two cities as well. You will be astonished. Waterfall Equestrian Estate is absolutely beautiful. Love how green and well manicured the outdoor areas are.. The architecture is amazing. Johannesburg is essentially in a dry and arid region but the landscaping in a lot of these estates is superb.. Great video..
