Great video Griff! Love that part at 2:02 on the 6 main real estate benefits - That pretty much tells you all you need to know - Stocks are great but they dont offer 6 benefits the way real estate does - And as you say pretty much all super wealthy people have got there at least partly via real estate which is not the same as stocks - Good to have a bit of both though.

Basically I'm referring to A-lender mortgages, b-lender mortgages, renovation loans, personal lines of credit, HELOCs and other forms of credit to pay for renovations and even float properties for several months during stabilization and construction. Good video. You mention +$1M equity in real estate. How much debt do you owe on those properties?

Over $1M! Only way to grow. Stabilize it with a long-term loan, take out the profits and buy another.

So you have negative returns? If shit was to hit the fan, you would have to file for bankruptcy?

@@dyckstefan Equity means market value minus debt. I'm not 100% leveraged. So no, if I were to sell everything, there would be over a million left in pocket.
