Agreed, the problem becomes is most banks don't know how to replace your mortgage with a HELOC in first position. SO if you have a home that is worth 300,000 and a mortgage of 200,000, and a bank does 90% loan to value. They will only say you are eligible for a HELOC of 70,000 (.9*300000-200000 mortgage). If you tell them you want a 200k HELOC, and to replace the entire mortgage with the HELOC so they are in first position. They will just stare at you blankly.

Heloc refi and treat it like a checking account but what if one day the Heloc personal ( who ever it might be?.) says they had enough of you, What then?. It's like any bank can Refuse Services to you at any given time !. What makes a heloc any different?. Your playing with fire!. When just making extra payments to principal makes sence as well and not worry about rates go up even tho prime hasn't done anything.

There is a big difference between FIRST lien position HELOCs and SECOND lien position HELOCs. First lien better protects you against being frozen because it protects the bank. Also, on a mortgage, you cannot deposit 100% of your income and get what is called "100% Cash Flow Utilization". Therefore you are paying less towards the principal on a mortgage than you would on a HELOC. The interest rate is only one component of borrowing. TIME and BALANCE are far more important than interest rate. This strategy allows you to attack TIME and BALANCE more aggressively than you could on a mortgage, thus reducing the interest you pay.

This is a success story... getting approved for a Heloc? Hiring a consultant to charge you a fee to manage your additional loan on your house which you get it through a HELOC. First of all, how much much was your initial mortgage loan that you convert to a Heloc? What interest rate do your consultant helped you to qualify for? Do you really understand that when the federal interest rate is hiked , your Heloc interest will be increased or affected ? And also getting Heloc approved you will pay for a closing cost too? So don’t be a tool to mislead people of less privileged who do not have a knowledge about mortgage and stuffs. Now, I will really appreciate it if follow up video will be done . The follow-up video will be the success story which will show the pros and cons of this HELOC, especially now that interest rate is going up.

Actually, a first lien HELOC is the safest solution for folks. It's more flexible and is a huge source of comfort in times that income dips.
