Same here. Not rushing things. This will be a retirement move so no just saving, but taking time to visit and learn. I met Sebastian this year when I was out there and I can say he is taller in person than in the videos ;) I'd like to be out there sooner than later, but need my son to finish up his school first...

@@MTN99999 It's a big move for all of us. Despite having family living in Kits and West Point Grey, I have learned more from Sebastian which comes with less bias than my family. My family doesn't tell me the things I need to know ;)

Vancouver has great summers, though this year was a bit too humid for my liking. It wasn't exceptionally rainy, but each rain episode was followed by 30+ degree heat. Winter is gloomy but for some twisted, derranged reason, it's my favorite season here. Looking forward to skiing ⛷️

@Sc00terNut I think the key to embracing Vancouver's winter is making the most of it...like getting into activities that you can't do at any other time of year...such as skiing or snowshoeing. I still prefer the summers though. ;)

Vancouver is so much more than the city itself. It’s also where it’s located. Three hours and a cool ferry ride to Victoria. 6 hours to Tofino. Two hour drive to Whistler. 4 to 5 hours to the Okanagan. 2.5 to Manning Park or Seattle. Vancouver is great but there’s so much more not too far away.

Thanks for a look into Vancouver summers. Buying in August had never occurred to me. Longer days, no rain, perfect for checking things out, then again, rainy days will help finding leaks and poor drainage better ;) When do you think is the best time of year to buy? As far as the longer days, I might have to invest in some good blinds so I m not woken up at 5AM. I make sure to close my blinds here on Ontario so I can get an extra hour of sleep ;) Perhaps I will visit Vancouver in Mid June this year. We've been coming out in the first week lately. May is a good time as well as. We don't like to travel when school is out as there are too many tourists and fares are much more expensive ;) When did you say in May it doesn't rain much?

The best time to buy is when it makes sense for you. The truth is that every time of year has a positive and negative to it. Many would say that the spring is the best time. That's when you will typically have the most options in the market...but the drawback is that's when there's the most competition. We typically get a week or so of a summer preview in May...usually the latter half of the month...and then maybe another month of cooler and wetter weather before the summer really starts.

@@LivingInVancouver-BC I hate overpaying. I'll aim for the slower time, maybe the winter and if there isn't anything, that leads into the spring. My retirement month is May so the winter to June is a good timeframe. I'm sure the last is months of work will be a wind down. But that being said, if a market opportunity opens up, we will take advantage of it. Just like the time I called you on that 3rd avenue property. I had never seen a single home strata before... Thanks for the info.

@rexl143 I hear you...subjectively that's true. Like you, some people can struggle with the heat here in the summer. But objectively, we have a very mild climate...much of the world gets a LOT hotter in the summer months.

@@LivingInVancouver-BC Yes, it is very sad. Something will change, every bubble bursts when the market realizes it's too much. I think Vancouver won't drop as much as other areas, but there is no justifiable reason for the GTA to cost over $1M for houses 1 hour out of Toronto. It's a combination of NINBY, inflation, emotions, years of low rates and the M1 money supply. When will it change? No one knows, but we are already seeing prices drop in the GTA, condos are being cancelled and projects going bankrupt.

@OrdinaryFilmmaker I'm no expert on the GTA, so I won't weigh in there. But here, I wouldn't be surprised if we see another push higher in prices. We've been mostly coasting sideways in Vancouver for the last couple of years.

@@LivingInVancouver-BC A friend at Barnacle once told me that the price of a home is what someone is willing to pay for it. When the time is right, I will know what I have and what it takes ;)
