This is my neck of the woods. I love what Tavistock did with Lake Nona. I have the utmost faith that they’re going to build this community the right way.

I live in winter haven and I really wish we had more trails and outdoor spaces. It’s such an easy way to make an area more attractive without adding any buildings and it’s free for everyone to enjoy. Florida is so beautiful - we need more natural spaces 😊

This reminds me of Hunter’s Creek. The community features a school within its boundaries, numerous nature trails, and even kayaking opportunities, just like Hunter Creek all seamlessly integrated. With many restaurants and businesses, Hunter’s Creek has become a thriving area. Now Sunbridge today feels like Hunter’s Creek did 35 years ago (The Boonies) imagine what Sunbridge could become in the next 35 years! All Thoses Hunter Creek residents have made 3x return on investment Maybe i should buy a rental in sunbridge today imagine the prices in 35 years. California prices in the future. 😮 Great video

Thanks for another great video and behind-the-scenes look, Ken! We moved from Laureate Park to Weslyn Park (Sunbridge) and absolutely love both locations! It’s so exciting to get in early and watch this region unfold, with new amenities coming online every year. With billions of dollars of investment and Tavistock's talent leading the way, the future here looks incredibly bright. I can only imagine how amazing it will all look in 10 years. Definitely a huge payoff for those with vision and patience. Can’t wait to get access to the beautiful chain of lakes! Keep up the fantastic content!

He really said “Everyone in the state needs to understand that turning your tap on and the the water coming out is not going be a given forever” then proceeds to build more homes and more then put it on the homeowner to not use water in their overdeveloped overpriced communities that took away the natural environment in the name of sustainability. I appreciate these videos, however it is heartbreaking seeing the beautiful nature being destroyed for another cookie cutter community. The overdevelopment in Central Florida is out of control. Traffic is a complete mess no matter where you go. Very sad to see the beauty and uniqueness of our area disappear.

Here’s the hard truth about Weslyn Park. I was a resident there for over a year. Traffic to get in and out IS A NIGHTMARE. Not only that, there’s no highway close by so you have to deal with all the slow traffic from WP to 417 or 528. Last week it took me 35 minutes from WP to 417. The proposed roads aren’t happening anytime soon, they are YEARS away from happening. When i say years i mean 10 or more years. The nature is all beautiful but dont be fooled, the traffic will consume your life and the nature trails aren’t even opened 24 hours. Sunbridge is a 30 year development or more. If you want to live in this area buy in Lake Nona proper where you can use the backroads to avoid Narcoossee and 417.

My partner had me look at Sunbridge homes years ago and there was nothing there. They have so many traffic issues in that area. I am curious as to why these developers have moved away from traditional Florida Spanish and Mediterranean style to these modern dull gray color schemes??

Not sure if you watched the whole video, but I talked extensively about the roads Mediterranean in Spanish style has been falling out of favor with Buyer demand over the past 10 years. Developers are leaning into what people are asking for.

@@kenpozekI like your videos Ken. But I live here. Traffic in Kissimmee, St. Cloud, Champions Gate, Lake Nona is a nightmare. It is good for retirement or second home but not if you work in the city. Live in Millenia glad we bought when we did. Mediterranean with tile roof. I am curious to see what they do with the meat packing district. I think the new designs are more about cutting costs IMO

I hear you. Not like we’re hiding it. That said, a lot of builders and suppliers claim it’ll save significantly on utility bills. Actually, I should do some research and compare apples to apples to see if that’s true.

@@kenpozek Seattle tried wood houses already, and it didn't go well. Water saturated environments eat houses. Storms are more than just wind. There are other ways to reduce utility costs that don't result in a weaker structure. This is 2007 housing frenzy behavior.

Do not buy. The builder is absolutely worst home builder in the country. Homes are way over priced and the quality of the build is very low. I had major issues that had to be demolished and rebuilt. There’s a CDD on top of your annual taxes. Traffic is horrible here. “Naturehood” is just a gimmick. Many people regret moving here and are trying to sell but they can’t compete with the builder. I’ll be selling once the community is completely sold out. Pay all this money to live in a sandlot. Amenities are not for everyone in Sunbridge. Some are exclusive to one community or the other. Most people living here will be too old or dead to enjoy anything being promised. Oh and pray you’ll never have to call for fire rescue or sheriff deputies. Emergency services is nonexistent and I was told that part of living in a rural area. Your home insurance will be higher because the closest fire engine can’t get here in a reasonable amount of time.

Interesting that you start by saying "Do Not Buy" yet your goal appears to be to sell at some point. Probably not the best sales approach to trash your own product. Just for some clarifications there are numerous builders in Sunbridge not just one just as there are two different communities with more to come just like Lake Nona. CDDs are common in new communities and I live here and am not aware of "many" people regretting moving here nor do I see many homes listed as "resales". Homeowner's Insurance has gone up significantly across the board for many throughout Florida so I'm thinking you've just had a bad day. Hopefully better days ahead for you I hope.

Excellent video, Ken. My wife and I are so excited that we'll close next month on our first home in Weslyn Park. The only thing is that the cell phone signal is almost non-existent. Do you have any information as to when the cell phone tower infrastructure will take place? We have T-Mobile and have zero bars in the community, but as we get closer to the new publix on our way out, a couple of bars show up.

@@Skyjuice70 try Visible. Verizon and its partners are the only providers in Sunbridge. We have one tower here and the only provider on that tower is Verizon. Visible is only 25$ a month.
