Yes, you can trigger routines based on a motion for PIR and contact for ... well contact sensor but extra sensing isn' exposed to Alexa/Google. So you cannot map exit home directly to a routine

Hello mate! Can you tell me please ,what can I buy from switchbot in order to control my AC unit, meaning if the AC is turned on and somebody is leaving the Room

No relays from switchbot but if your AC has a button you can use the SwitchBot bot to press it to turn the AC on/off

Do you think it can pick up a screen turning on? My apartment can only unlock if the doorbell is rang. I have a switchbot to click the buzzer to unlock but I can only do it if I know it’s ringing. Do you think the motion can read the screen turning on and activate the switch bot to unlock the door for someone?

It would highly depend on the location of the sensor the closer to the screen the more likely you get the response.

Yes it can just set the scene with your sensors and the bulb
