Buyer demand near all time lows... affordability all time worst. prices will continue to decline until further notice. unless everyone gets 30-50% PAY RAISE not seeing that happen soon.

I really enjoy your videos! And while I understand the intent of this video, one thing that you did not cover is the construction quality and reputation of the home builders as many within the scope of this video have experienced a few issues. It's one thing to get a bargain but customer / warranty support is a key component of a successful home purchase. As rule of thumb, I would strongly advise anyone considering purchasing a new home to engage those within the community to see if they are happy with their builder. Keep up the good work.

Thanks for the compliment. We always recommend hiring a private inspector to inspect the home predrywall and after, then again 10 months after you have lived i n the home. This helps tremendously

Yes! Nobody buys in Nov DeC during the holidays - nobody is going to see new homes during that time - So I foresee the clever marketing folks coming up with great deals with the new year! They rely on people coming out and seeing these new neighborhoods and models. No traffic means no sales -

Better rate buy downs, lower lot premiums, higher design incentives all those tricks :) but inventory homes the ones already built and sitting will have the best incentives not the ones you are building from the ground. Obviously once built - it has carrying cost for the builder so they need to sell it!

More price slashing will happen maybe 1 year after massive layoffs and increase to unemployment. Usually 1 year later foreclosures will happen because it takes a year for bank to close on the foreclosure, that is when the real estate price will start falling. But real estate market is local so it will very from town to town.

Just a heads up for people outside of FL, a lot of people say homes in the "Tampa Bay Area" but the homes are actually very far away from Tampa. Some of those cities are so far. Please dont get tricked by realtors.

I went further to call them tampas suburbs bc thats the easiest for viewers to understand. Most would be confused to label areas “unincorporated areas”. Check my channel… im as straightforward as it gets showing distance on maps etc. i appreciate the comment, but i have no reason to hide a 30 min drive when eventually ill make the trip with the home buyers to show them the area and to look at homes etc…

DR Horton’s fiscal year ended on September 30th (they are releasing their 4th quarter numbers as of September 30th, 2023 on Tuesday November 7th). Lennar’s fiscal year ends on November 30th. I don’t know if Casa Fresca is a public company (or if their parent company is).

He is right those prices are not bad considering the current market and used home inventory is nothing because nobody is selling when they are locked in sub 4%. These homes 4 years ago would sell for low 200's. It will be like this for a decade. This is an excellent option for a someone willing to commute to Tampa for work because your not going to do much better. Unfortunately this is what is happening in central FL. Plots of land are being sold to investors, then rezoned, and a builder will cram in as many homes as possible. The neighborhoods look like one giant trailer park no offense. Central FL has has always been very rural and open and its developing into one giant suburban area like NY, Chicago, and LA. I've seen my home city just outside of Orlando go to complete hell from over building.

The median annual *household* income here in Florida pre-COVID was like $56k/yr. I don't consider these homes affordable at all for regular Floridians. The only hope builders have are conning wealthy people from other states to buy these properties because who else can buy with our low wages? I do like these types of videos but I don't care for these designs and they don't look like homes for families, just cold, childless yuppies from Silicon Valley. I don't see warmth or any love in these spaces. Say it: No white walls! Let's see some beige and some crown molding! ^_^ By the way, Wesley Chappel isn't considered 'close' to Tampa and neither is Riverview!

As much as I dislike our 2b 2b 1100sq ft house for 240k at 3.25 % we aren’t selling because our cash flow is so comfortable. I was so mad when I found out the sellers got us for 90k in profits. But honestly I’m glad we got in when we did 2 years ago. We’re stuck where we are at but at least we’re not stressing financially.

i would like to know where the hell are these people getting the money from to afford these homes? home prices here in Tampa and rents are out of sight. now take into account all of your other expenses such as utilities, food, car payments, health insurance, and also remember if you are going to be working a job here in Tampa or anywhere else in Florida the salaries pardon me stink. i moved here in 1971 and i have seen Tampa over the past 10 years go to hell in a hand basket. i live in a 55+ retirement community which is a high rise building with great rent, all utilities included and it's just what my wife and i needed. no more homes.

How is it desperation when they are selling out? Inventory in tampa is super low so. I heard the same things over and over the last 2 years… its simple supply and demand. Things will slow with higher interest rates, but thats why they offer incentives. They are still selling out of their homes. And so far they are controlling builds so they dont over produce either

The craftsmanship of those builders, the finishes, the tiny lots, etc etc. specifically those mass builders with shareholders asking for stock prices to remain high. They need to move product even if it means screwing buyers in the same subdivisions that paid 100k more for the same exact model. See that’s the part you leave out. Check out the comps and prices of those same models in 2022. A lot of angry buyers will be not so happy. When they see their same home down the street slashed by 60- 100k less. Monopoly is fun!

Some neighborhoods take 5-10 years to complete. So do today's buyers have the right to go back to 2019? 2018? Further? It's a slippery slope when you compare homes built in the past to the ones built today. The only constant in the home building industry is changing costs.

@@jazzyflorida3757 they are offering incentives mostly. They haven’t had a need to slash prices. They do so at times but I have still seen price increases. Over the last few years Builders raised prices as the market increased, home buyers overpaying is what looks inflated. Buyers were paying cash over price and thats what is reflected when you look at prices. Builders havent lowered prices as you say and they never do unless they have to .

Yep. There will be no soft landing. 400-600k is absurd for these incredibly average houses on trailer park lots. Do the taxes on 500-600k at 2%? So you really-can you really-afford to pay 1k a month to the crooks of you local municipality in taxes? Ready to pay 3.5-4k for a 30 year mortgage? Ready to have to pay 8k a year in insurance? How about replacing your roof at 30k every 11-12 years to keep insurance in force? Good times huh?

Insurance is a breeze on a new construction home. Super affordable too. They get all of the insurance breaks because they are built up to current code and have all energy efficient bonuses etc. insurance and utilities are much lower than an older home. Fact check it!
