Maybe you'll make back in savings using Wise -the amount of money you had to fork over for the insurance and the deposit (eventually) from the savings you'll realize not having to pay such high exchange fees. [It sounds like Monica is worth her weight in gold.]

Welcome to Queretaro. I am originally from Ohio and have been living and working in Mexico for the past 17 years. I now live in Queretaro (I am an automation engineer). Let me know if you need any help - I am fluent in Spanish. Pretty funny (well, not for you guys) about the ringer you were put through. In all of my years, I never have had to get insurance (fianza) for a rental. And I have NEVER lived in tourist area. Kinda confused about why you guys had to go that route. Disclaimer: what I am about say is pure speculation... I have seen where fixers create problems that are then "solved." Not saying that Monica did this, but it does happen in Mexico. Would be interesting to know how much the Fianza cost you. Remember (and live by) the Mexican saying, "¡Piensas mal y acerterás!" I learned to "pensar mal" pretty soon after arriving here. Also good to see you guys getting the true taste of Mexico - bureaucratic as HELL. Just love their paperwork (tramites) and lines - notarial versus common law legal system. Are you planning on registering your car in Queretaro (I would recommend it)? How about drivers licenses? That will be fun. Living in Mexico is so different than visiting or "retiring." Very different; especially if you work or have a family. Big hassles for just about everything. But, I found a wonderful wife, have a beautifil family and great friends. I guess some things you just have to put up with. Any way.... Welcome again! Hope you enjoy your stay.

@@cshula1 Good morning. Sorry for my delay in responding. I have never used a realtor. My method of finding a proprety is to determine where I would like to live or rent and then go in my car and look for "for sale" or "for rent." Then I talk to my friends. It is difficult to explain, but the types of services that require databases (i.e. MLS, Zillow) and tansparency (with repect to information) just do not work in Mexico. For example, just try to find a website or app where you can look up average home prices by zip code, overlay crime statistics, check school district (completely different topiC - Arggh!!!!) and determine mortgage including taxes - Good Luck. In MY OPINION, these type of services are at best pale facsimiles to what you are accustomed to; at worst, they involve con artists aping US business practices in an attempt to gain the confidence of their victims - much more common in tourist destinations. Also, I should warn you against buying land in Mexico. This endeavor is fraught with danger. Clear land title is an issue and someone who knows more than me could write a book about it. I would recommend that you first find a locale that you like and rent and get WhatsApp. Then become fluent in the language and culture. Befriend actual Mexicans (super easy) and ask for help- a quick I have know my friends for more than 5 years. These informal networks are the way to go. I understand that is the reason you want a realtor, but to me it is just too much a leap of faith to get advice from some random person on the internet. A Mexican friend would be the better route. Just too much much money at stake. Another point to remember is to be prepared to pay cash or have US financing. Financing in Mexico can be a bitch. Finally, remember "piensas mal y acerterás." Until you fully understand this phrase, speak fluent Spanish, and have Mexican friends please rent.

I am sure that she will give you great information. Personally and, IN MY OPINION, Mexico is not truly family-oriented in the way that I was brought up (Conservative Midwestern). However, the manner in which you raise your family should not change depending on where you live. Sure it can be easier or harder depending on the society in which you live - shared norms, attitudes, beliefs, etc. I can honestly say, that is has been very difficult for me - I have felt zero support. I do believe that if you are culturally conservtive you will have issues in Mexico. Much like the US in its current incarnation. I am seeing "Wokeness / SJW" along with 4th wave feminism. A fairly toxic cocktail for conservative family values - i.e. the tyrannical patriarchy. Might I recommend moving to a conservtive state and purchasing a lot land. I believe the end result will be the same, but you will have more rights (guns to defend your family, extracting water, etc.), higher probability in the application of the rule of law, a cleaner / less denuded environment, and social stability. Just my take. Finally, just rememer that Mexico and its citizens are like people form any other country - they want to project the best image and portray their country in the best light possible. Just be prepared. I am sharing my perspective with you not to dissuade you from moving here - the more the merrier. I just trying to help inform your decision. For me, at least, the key to happines is keeping my expectations in line with reality.

So happy for you two! We retired and have lived in Morelia for 8 years. We really love it and the expat community is rapidly growing. But, if we ever have to move, we will head to Queretaro. Actually, the weather in Morelia is a bit cooler and I am very sensitive to heat. We love having our windows open to the fresh air and being comfortable outdoors most of the year, so we very rarely run our window A/C units. Queretaro is a bit more arid and tends to get a little hotter during the warm season than Morelia at 6600 feet. We are from Texas and we wanted to be far removed from extreme (105+ F) heat in the summer, late June to August, or even early September, and also avoid brutal cold and ice, at times, like in the DFW area of Texas. You being from Arizona well know the drill. Plus, one is about 2.5 hours closer to the border at Laredo, than in Morelia, and that would be ideal for us driving back to see family and friends. And, who doesn't love the amenities in Qro. Enjoy your new digs! Yay!

Glad you found Monica! She's great! I just left Queretaro a few months ago after 2 years there because I met her too late to help with my rentals. I left because I had too many rental headaches and moved on to Puebla where rentals are more normal. But I left telling Monica basically: "Ugh! I can tell you're great to work with and I wish I would have met you sooner!" Everyone I point to her has been happy. Queretaro was a very cool city despite the rental drama and I met some great friends there! Enjoy it!

Actually Querétaro is the most touristic city in México, except for beach places. Is full of a lot of tourist but obviously if you are in Mexico you’re supposed to speak Spanish and tourist learn Spanish, but many people in Querétaro speak English of course. Really nice city to live in!!

Based on your last video if I ever got to come back to Mexico I was seriously considering Querétaro, although I would miss Lake Chapala, but after watching this video it's off my list for sure. When I first came to Mexico I rented a great apartment while still in Canada, then rented another apartment in Riberas del Pillar through a Realtor, none of which involved the insane process you guys went through. Many things in Mexico can be complicated, but this renting a place takes the cake. Monica has the best job security of anybody in Mexico because no one could go through this without her.

That was a really interesting video about the formalities of renting there. As an aside, I ended up purchasing a condominium in Playa del Carmen and went through a lot of procedures similar to your rental experience and when I sold my property and decided to leave the country for good, the government tried to do a $12,000 cash grab, which apparently is normal if you've owned a property there and leave the country. If I didn't have an excellent lawyer they definitely would have received this 'parting gift' from me on the way out the door. I suppose the short version is it's great to have a good, knowledgeable realtor or lawyer on your side.

@Galleta de Soda good question. Truthfully I originally wanted to settle in Merida, I placed an offer on a beautiful condo there but it fell through. I ended up settling in Playa because I thought it might be the best place to purchase if decided that I wasn't happy there and wanted to resell my place. The short version is that I was on my own and three and a half years in Playa seemed like enough, in retrospect I should have purchased on Isla Mujeres, I know people on the island and it has a much more relaxed vibe there. I found Playa to be too transient, far too touristic.

Actually, those requirements are usual in the realtor business, for every city in Mexico. It's, as you guys said, so that the landlord/lady is protected since laws are pretty messed up in regards to tenants. It's not just because you guys are foreigners, that applys to EVERY person who wants to rent a place. It also depends on the landlord/lady. The legal policy is a regular thing; and they also tend to mess up a lot in the info and in contracts. It's the realtor's job to make sure the contract and information is correctly depicted. So glad you guys found a place to stay in. Hope you love it there!

¡Felicidades on Your New Home! When I initially moved to GDL, I was looking for furnished apartments, but fell in love with an unfurnished space in El Centro. I was advised that shopping for furniture at the Bazaars would be easy and affordable..and it was. I also ended up having furniture CUSTOM MADE in Tonala for prices much cheaper than furniture stores! I don't regret the investment and have since moved to a different area of Mexico with the furniture I'd bought previous...and it fits in the new space as well! Cheers to new beginnings you two. It makes no sense that the surety’s approval of your credit would constitute your acceptance of the two contracts. Had you already signed the two agreements? If you signed the two contracts without understanding and agreeing to all the terms, you appear to have needed an attorney rather than a real estate leasing agent. Live & learn. Looks like it turned out happily. I was very curious about the neighborhoods that you looked at - perhaps you can put some links to the real estate companies who have those properties on their sites. I understand you wanting to protect your privacy. My best friend and I had a two-week time share rental in Puerto Vallarta. around Easter - very happy memories! I love the people

At first, I was excited about vacationing in MX in order to learn more about it, and ultimately move there permanently. The idea of having an affordable place to live, around very nice people, and a lower crime rate, seemed awesome. And a perfect idea to spend my early retirement. Being in my lower 50's, i was seriously excited. I've seen a lot of video's of expats rent being $400USD or less was amazing. Started learning spanish.. Then I got to looking for rent prices. And what a let down. The $350 to $400 per month quickly went to $600 to $800. It makes me think that a lot of the video's and ads for moving to MX are just "gotcha's." In the end, it's got me 2nd guessing my plans.

I had similar experiences working with factories and assistants in Guadalajara where I've been making masks for the last year. Folks here seemed to have a second sense for how to trap someone in an in-between land where you're invested with them and can't really back out and then, like you said, you may question if you even want the result of the work. The broken promises, surprise rules and working on their schedule hasn't felt great, and most times there has been very little in terms of partnership or positive result. Giving more agency, trust and respect unfortunately didn't help me, either. But it didn't keep me from trying though :) It was uplifting to me to hear this similar tale from you both. We are all surviving Mexico in the end I think. I hope that this message finds you well and weathering it. The best to you and thank you for your time and candor with these videos :)

It's not a scam. Japan has the same insurance company system for foreigners. Getting a place in Tokyo as a foreigner can be even more intense as they'll even test you on how fluent your Japanese is and will deny your language skills aren't up to par.

In some cases you can avoid that by paying a year or six months or having a friend in the area who is respected and has the $$$. It all depends. Sounds like your realtor was looking out for you but in general the system here in Mexico is less consumer friendly than in the states.

Oh... Queretaro! Glad we share more in common!! I've been acquiring pieces of jointed land near Santa Rosa Jauregui, (known for its carnitas just northeast of Juriquilla), for 15 years now, preparing to retire in 3 more years. Plan the hotter days up in the north-northeastern hills with many natural swimming holes to jump into.

Welcome to Querétaro! Is a really nice city to live. When you start visiting places you will notice a lot of expats and places where people will speak english if you need it. So don't worry too much about that. Also, near Alamos and Carretas there are tons of workshops where you can find custom made furniture at very good prices. I would avoid big furniture stores in certain areas, like Alamos, Juriquilla or Jurica, since products can be really costly. Tip: Ask for guarantees and repair prices. 🤓

I wasnt too shocked to see your guys new video that you are finally maybe settling down some. Im sure Alaska will be much happier now as this weather is more kind to him too. But for myself the tropical hot humid weather year around is what I enjoy and my best friend is a short hair single coat so he is ok with this weather. And we will be spending much time on the beach or hikes along the Sierra Madre's. Have fun!

When one has to consider security in their home, it is a sign of success. Now, you had mentioned in an email about a week ago, video’s were being produced as if they were yours. I watch your video’s every week. I have not seen any they purported to be yours. Imitation is the greatest form of flattery. You are doing a great service. Just be aware of your surroundings, watch the alcohol (some of it is rubbing alcohol or anti-freeze) and don’t get involved with the drug scene. Many expats are hungry and desperate to live their lives. Some, I’m certain are running away from something in their home country. I have visited Mexico snout every two to three years sine the mid 70s. I was pick pocketed once in Puerto Vallarta in 85 and last year, my margarita was doctored at a popular restaurant in Puerto Vallarta. Otherwise, I have been really lucky. Play it safe and be secure.

I keep hearing so many great things about Queretaro but this really makes me want to visit! It sounds awesome!! Especially all that with the convenient location to other major cities. That was my one issue with Oaxaca City!

The next time you do something like this, you need to look at the contract, lease, first before ANY monies change hands. Also the walk through should have been done before the lease signing. Finding damage after you agreed to take possession of the property does you no good. Remember in Mexico never pay up front for anything, no matter what it is.

Queretaro is a great place. Close to San Miguel de Allende and Mineral de Pozos where I lived for 4 years. Has all the conveniences for shopping. A beautiful mall, HEB and Costco, Home Depot etc. it is very clean and safe. Good choice.!

I'm so used to the low humidity here, 8% today, in Vegas and very little rain anymore, I don't think I could live anywhere else anymore. And I hate bugs. Almost none here. I'd have walked away from that insurance scam. I wonder if the owner is getting a kickback from them? I would look for used furniture around. Good stuff cheap. I've bought good stuff from local charities in places I lived. Stuff wealthy people donated when refurnishing their house. I hope you do lots of tours of the town and show us around. I just watched a new episode of JC travels, in Ajijic, and he was saying they use a carcinogenic pesticide on tomatoes down there that is totally banned here in the US, so eat organic fruits and veggies.

Congratulations! My wife and I live in South Texas and are close to retirement. We have traveled quite a bit to Mexico in the last 3 years and are trying to decide weather to move to Mexico or Thailand. Your videos inspire us. Maybe we’ll see you in Queretaro.

Thailand is a wonderful country but is very close to China, which can be a problem because China has built dams to control the water source of the Mekong River and divert the water for China’s own agriculture purpose. This behavior is already causing international dispute. Additionally, the Thai government has an unfriendly retirement visa program that requires you to check in with an immigration office every ninety days plus limiting your housing purchase option to condo only. Also, Thai language is hard to understand. To make the matter worse, nationalism is becoming more and more prevalent in Thailand as life is getting harder for the regular folks in Thailand during the pandemic. However, Thailand is great for visit but for building your retirement life, Mexico is easier, friendlier, and Spanish is very doable if you put your mind to it. Not to mention it is so close to the US that you can visit your grand children frequently.

We have looked for houses 3 times in NW Mexico City. I'd imagine it's pretty similar to looking in Queretaro. Every time we've looked for housing for our family (up to 6 when we first started; now we're a family of 4), it's been a 6 week process from when we start looking to when we move in. It's not my favorite process. Glad it went so much smoother for you guys. I think the extra insurance is a relatively new rental requirement in Mexico. We've never had to pay it until this time because we always pay our annual contracts up front. So this may be something that's more common going forward. Congratulations on the new house!

But Queretaro would be my pick to live in Mexico, with a few trip to some beaches of course. I spent almost 6 weeks there I liked the weather so much. The centro is nice and huge, there are nice places to eat outside and you can get whatever you want even without going to luxury stores.

Queretaro has an international airport, can take you to Puerto Vallarta for dirt cheap and the flight is less than 1:30 hrs. xD I love it here. We know they both love Vegas, you can take a flight from Qro to Vegas for around $400 US per person, round trip.

Congratulations on your move to Santiago de Querétaro. I had the opportunity to travel to this beautiful city in central Mexico. It was an amazing trip. The city of full of historic places, beautiful views, walkable street, and delicious food. One thing that caught my attention is that streets were so clean. If you have a chance go to the market De la Cruz or Josefa Ortiz de Dominguez. Food there is incredible delicious.

Well, you are in a city with lots of places to buy furniture. Liverpool, Palacio de Hierro, Placencia muebles. I think after so much time using other people's furniture, you'll really appreciate your own stuff, especially a bed. I housesit and rented furnished places for over two years and it's never like having your own stuff. Enjoy your new place, hope we get to see what you found.

I went through the same process recently. Nice move guys. Was wondering when you would arrive to Queretaro. Use IKEA to buy furniture. Very convenient, although many items are out of stock due to high demand.

Wow what a process! Normally much easier then that. In Vallarta they are used to foreigners and appreciate the way we take care of the properties and pay on time. So it can be as simple as signing on a single piece of paper.

I stayed through the video in the hope that I would find out about the housing and cost in the area (something that matches more the video description).
