What do you do with the vacant lots? Hold for appreciation, or flip? I know one of your videos mentioned a possible billboard, but just curious how long your deployed cash stays in the property or how it cash flows. Thanks for all the helpful information!! I’m in TX-land is pretty pricey here!

For me, the goal is usually to flip it ASAP and that process could take anywhere from 1 - 6 months, on average (sometimes longer, sometimes shorter).

Do you do anything to find if there are other liens on the property? It seems like a big risk that there are more liens not listed on the county sale.

A tax sale (in theory) wipes out any and all existing liens on the property, so if there were issues, they should be extinguished by the tax sale.

A potential buyer is asking if he can see a copy of the deed so he can find out more about the property from the county assessors office. Should I send him a copy?

Sure, I don't see why not. That information is public anyway. Anybody could get a copy of it if they requested it from the county recorder.

AgentPro247 is shutting down soon and they aren't taking any new customers... so that isn't really a viable option anymore. However, DataTree is a good (maybe even better) alternative to AP247: retipster.com/datatree - between DataTree and this, I would say DataTree is definitely easier and more scalable. The Tax Deed Auction brings in some insane amounts of competition and depending on the market and the state of the economy, it's usually very hard to find good deals on desirable properties this way.
