Temporary Framing Supports Installed Under 3 Story House

In order to remove and replace beams in this home, it requires us to get everything supported from the bottom up. We're installing posts with Simpson Strong Tie SDWS Screws into the crawl space of this home, so that we can swap in new beams above it.

Matt, on the little elevator bump out at the entry. They can frame in a small 15" bench with coat hooks above on the wall. Just an idea for the homeowner. Looks like you got about 16" there so you'd be able to fully open the door still. Or a bench on the opposite wall.

This project tests my patience, I want to push through and make progress, but something holds me up. Here soon, we're getting beams swapped in, our little coastal town gets hit with a tornado, and we've got water running through this house like a sink..

Prep work always takes forever, is a massive headache and a huge PITA, luckily once it's done the rest of the job tends to go much faster and smoother and in the end you'll be thankful you spent all the time doing it

Matt bangs so much wood that woodpeckers call him papa. Good stuff dude. Hopefully things pan out for that floor. I honestly don't know how some of these houses get past inspections. Some inspectors take their tape to everything, and others just show up and bs then leave 🤣 If you're ever up in Seattle I hope we can connect. Matt, You should make a tour of a Ganahl Lumber or a wholesaler that sells big lumber/timber. Most of the country, meaning everything not on the west coast, has no idea about the size of dimensioned lumber stocked and available where you are.

Partial subfloor on post & beam w/ perimeter, partial slab on grab. One was poured higher or lower than the other and they just made it work.. Can’t do too much, just make it flat, and as best as we can get it.

All that shoring up beams and those lags, looking at like 15-20k just in shoring material to get the house straight. The cost for this home, how's it not cheaper to knock it down and start with all new lumber and a framing crew that can build straight to begin with?!?! Lol

I’d be curious to map out a new build.. Demo completely would be around $150K, new build with the finishes needed would be about $600/ft. Likely $2M+ to build new.

Don't know about the area, but permitting and additional requirements for a new build vs a "remodel" may be a major factor.

You don’t, it’s tough. Hourly is almost always the safest way as there is so much that you’ll uncover.. If you were to bid, you’d bid just the beam replacements, and T&M the demo & prep work that goes into replacing.. Unless you just shot a sky higher number that you knew it couldn’t get above, it’s tough.
