I am living in Pune from last 8 years, I have both these experience. Whatever you said is true. This has nothing to do with Tenant or Owner, It depends on people and their mind set. My first owner was rich Dr. Owning Hospital and has purchased that property as Investment, so he has comercial mindset. Asked me to forcefully vacant the Flat for No reason. Second and my current owner is so nice and warm hearted person, He never asked for Rent Hike. Never followed up for Rent. As he is living on rent in other City in India and understands the pain of being tenant. I lost my job in covid period, he on his own offered me relaxation in rent for 3 months. With promise whenever I will be in position to pay back I will return it. Recently I started giving back those 3 months rent in installments. And informed him once these installments are complete I will increase the Rent. Its been 5 years and we don't have any legal Agreement on paper😊. Lession Learn : Don't loose Good people for small reasons.😊

Trust me finding good landlords (also tenants) is almost like finding God. (Been a tenant in Pune for 20 years). Our landlord forced us to vacate the flat during peak covid (2020)-reason provided is they wanted to sell the property. Being fed up with such nuisance for so many years led us to the decision of buying our own flat. So we booked a property in 2020 and moved in to our "own" home in 2021. Thank You God!

My rented flat owner is very good human being. He never forced anything upon me. I was using his flat as my own. I used to do small maintenance and also inform if any maintenance is required. Since it wss his first flat, his parents had a great attachment and they would visit to spend some time and have tea, snacks. I lived for 3 years and purchased a new flat in nearby area. We are good friends now . I believe both owner and tenant should be mature and have empathy towards each other.

I have stayed in multiple rented apartments over the years. My experience is like, owners were mostly good and had no issues with tenants. But the other owner residents of society were not good. They always see the tenants at of low status than the owners. Their behavior towards tenant shows it all. Now I own a flat and stay there. I feel awesome now. While I was a tenant, I was staying like an illegal immigrant. 😢😢

I agree with you …. I was A tenant , I am a owner and I am again tenant now .. coz I rented out my property .. I faced similar issue where Owner deducts money for useless reason but I am not like that for the tenant who Behave good and keep the flat in good condition

Faced same problem with last owner, he was asking to rise rent from 12k to 15k for 1 bhk due to that we decided to left that flat, he also deducted 5k from deposit as part of cleaning charges..Very frustrating experience. (Moral : Owner was too greedy 😅)

It's not about tenant Vs Owner . Everything is about people's mindset. They will behave same way in metro/bus/railway/road & behave as owner.😁. In USA , rent needs to be pay by 5th of every month else there will be late fees clause in agreement.

Same happened to us. Our owner increased rent more than agreement and when we agreed, increased again. Some owners become so unreasonable that you can't even talk sense to them.

I have been a tenant during my bachelor days and now stay in owned flat. It's difficult to find good landlords as well as tenants. Me and my wife have made an investment in Pune this year, even if the property is an investment our goal will be to find a good tenant who can stay for long term. Just for a mere sake of few bucks increased in rent, we cannot risk the property in the hands of any tenant that can lead us to any bad situation. We do hear stories of any criminal activity that happen in some flat and later the property was seized by police.

I 00% agree with you Sir . Often maximum flat owners in Pune and around the city are dishonest and rude. They are not social and behaved very rude and inhuman. I recently suffered in TALEGAON. I am victims of dishonesty of broker's and also flat owners. I registered 11th month agreement, but owner breoken this middle of the 5th month and has shifted our domestic goods in guard shed during the absence of us. Owners explained unable to pay Bank loans and assured to us to shifting in another flat immediately. Due to this we paid commission once again to new broker to immediately search flat. During this period we stayed in hotel with family for two days. And after that we paid rent in advance, broker comission, agreement stamp duty charges etc and shifted in a new location flat in TALEGAON. All this was very terrible to my daughter, son and my wife. We are new in TALEGAON. My daughter was studying in Central Forensic Science University. We return back from TALEGAON last month. In the conclusions, my experiences is very bad. The main point that new broker not returned money which was deposited in rent advance. Thanks Sir

I work in Dubai but due to my 1 year old kid i asked my company for relocation and moved to Pune 2 years back and stayed with my parents. I was a tenant at a very popular person in Moshi Shivaji Barne. He is a NCP leader and social worker. I would say he is just a theif. He asked me 4K for flat agreemnt but never returned money nor he made agreement during my stay there for 1.5 years. Neither he returned the deposit. He has big hoarding of doing social works in Moshi but he never helped for any of the flat maintaince problems like water dripping from roof, providing water tank as it had extreme shortage of water supply in building. I left his flat after 1.5 year and came back to dubai my parnets stayed there for 1 week more and his behavior with my parents was very rude when they asked about deposit. The local people of Pune are just the rowdy. I was helpless due to my small kid and old parents. But its very imprtant to raise voice against such people.

That’s true, it may possible that if we agree to pay by 5th, she might be paying Emi by next day. But, increasing rent is not acceptable. Mindset of people is not going to change as we are always judging everyone and trying to oppress.

I have been owner of flat in Bengaluru I have seen 2 teenants and now 3rd one. From all the teenants I have not even taken 3 to four time of rent as advance in Bengaluru where many greedy owners demand minimum lakh of deposits. Now also Bangalore city name is getting spoiled because of such greedy owners. At the same time I have also seen teenant who didn’t pay single maintainanace and his outstanding was more than his advance deposit which he gave me. As long as tenant and owner understand each others need relationship will be smooth.

How you are blaming both parties at same time,tenants doesn't play rent on time hence owner take enough amount of deposit from Tenant.Also it's their property so they have entitled to take whatever deposit amount they decide.

I’ve been living as tenant in same flat since last 2 years in pune, owner is in mumbai. I’m lucky that she never bugs me for on time rent or anything at all. Visits Pune once a year that too for agreement renewal. Haven’t increased rent at all. Also now she is about to sell this flat & told me that she would inform me 3 months prior handing over this flat to new owners

I have a question here. I am both, a tenant as well as an owner. My owner increases rent almost monthly when property rates rise and I have to pass it down to my tenant to maintain my budget. What other choice do I have? When I am paying a rent of 25K for a 2bhk, how can I expect to make up for it when my tenant is paying me only 15K for a 3bhk around the same area? As a tenant myself I understand their pain, but I have a family and several mouths to feed. I can't sympathize with an outsider, charity has to begin at home.

As a owner I had totally opposing experience... Had very bad experience with Tenants specially bachelor's. I went against my society and gave flat on rent to bachelor's but every time get into some or other issues. One tenant literally left unit like shit place I need to pay 10k to get it cleaned out of my pocket as I didn't hold back deposit.

Ap bhi broker ke mithi bato mai a gaye, are main culprit broker hi hota hai wo nai chahata ki owner our tenant mai mutual understanding ho aur wo jyada salo tak usi flat mai rahe. Brokar ko flat khali karake dusre tenant se brokarage kamana hota hai.

Sorry to say but your past owner is “chindi”.. naya naya paisa bana hai to uski hawabaazi hai.. Aapki kahani ye bataati hai ki tenant ko bhi owner ki jaanch padtaal kar leni chahiye ki wo financially kitne strong hain aur kahin us rent se to uska ghar nahi chalne wala hai…!! Agar wo khud hi naukar hai to aapko kabhi chain se jeene nahi dega..!

Here tenant meaning ATM machine every one is treated he is bakra and kar do Halla. Without broker you will not get any flats in society. Register Agreement also need to pay by tenant , society NOC charges paid by tenant, brokerage 1 months charges paid by tenant an all If you took 1 bhk register Agreement on an avg 600sq ft flat would be 1600-1700 but brokerage and owner said it would be 3000-3500 so 50-50% need to be pay like an all. Even though your flat is either good or bad or second hand condition while leaving owner will charge maintenance cost like painting, plumbing electric sockets any drilling you did etc ... Just like they wanted to new fresh items to set at Home. Everything they deduct from deposit as they want even it not written in your agreement also. Not able to understand as a tenant for what we are playing to owner ??? Only for 4 walls amount

If saudaghar going to demotivate tennants then they are making fool to themselves. My observation is Saudaghar is more inclined towards developer and not to customer. This video is made because Saudaghar wants every Tennant to buy property so that builders developers will be in profit and Saudaghar will also earn something. I am not happy with this video. There are flats which are rented for more than 5yrs with same tennant

Perhaps you have commented after watching half the video. He didn't say anything about buying a house instead of renting it, Nor did he emphasise on this topic.. Instead, he is suggesting that both the owner and the tenant should be considerate of each other and engage in open discussion on all matters. In my opinion, this is a positive step where both owners and tenants are getting the right advice… I have been watching Saudaghar's videos for a long time, and I never felt that they take the side of developers.

I think they are objective, customer friendly and not Developer friendly. Their assessments, pros & cons, guidance, legal aspects, research work, presentation is excellent. I am sure you will say I am a paid agent promoting SaudaGhar, but I am not ! Follow them for the next 6 months to ascertain the validity of my assessment...
