These homes built close to standard building code, used to be $75k - $100k (100K was high end) ....now they are asking $177-199k???.....contractors are taking advantage of demand and the economy. Building supply quality is the same....nothing has changed except supply and demand. These houses are NOT worth what they are asking. This is ridiculous.

I agree, but the ammendities are factored into the price though too like the community pool, the garden, the farm, dog washing station, a gym, ect. I still think they could come down on the price some though.

The cheapest home is $166K. Lot rent is $750. Mortage + lot rent = doesn't sound like affordable housing. Am I missing something?

Randy Jones in Tennessee at Incredible Tiny Homes may not have a big pool area but his lot & tiny house prices got them beat on affordablility. Even with that being said - I do like what is going on here though for those who can afford to buy, well thought out amenities.

I truly think people are missing the purpose of having a tiny house. Suppose to be affordable and minimalist. No fancy stuff to raise the price.

Back in the day, when I purchased my first home to live-in; that was Texas in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with Annette Marie Holt for about 3 years now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.

Depending on where you live I suppose. If you live in an area where a 1200 sqft 3 bedroom house is $600,000+ that tiny home looks real attractive all of a sudden. At least it's a place to live.

I guess if you have a million or two invested with a financial advisor a 399sf $178,000 tiny home and $750 community fee is very reasonable

Tiny homes are about living simply and minimalism..and NOT having a mortgage. One shouldn't cost more than the traditional 3 bedroom 2 bath home I currently own. If you want the real tiny home experience buy a nice shed for $10k and build it out as a off grid home with solar.. doable for under 25k. Or go the school bus conversion route.

The only problem is finding a place to put it. Living off grid applies to a small percentage of people. Unfortunately, I'm not in that percentage due to where I live.

yes, BUT- codes swoop in & tell you that you cannot live in it unless it is a certain size or condemn it for lot and code violations they make up.

Sadly, in most areas of the country, that is not possible. Local Zoning laws often do not allow these homes because they are not to code and they are not permanent.

When you buy a real home for $190K, you get a house AND land...not a never ending lot fee that could increase at the whim of the land owner.

Not to mention if a developer comes along and offers the landowner a boatload of money for the land. You then have 30 days to take your RV, trailer, mobile home or whatever you want to call it and skeedaddle.

Agreed. For what they are paying in rent, the tiny plot of land should be paid off I figure a year or two. These people are getting ripped off. They don't seem to care, though. I guess they have money to burn.

Although I like the idea of the tiny home community. I’m horrified at the costs for the lot and a mortgage, especially for seniors on a fixed income. Not to mention dealing with rent increases for the lots and exaggerated values on the homes. A lot of pluses but definitely some negatives for those with less income.

Just this week (September 2023) I visited Majestic Hills north of Houston.. another Tiny home community of all Park Model homes. But the difference here is most of their homes were at $100K with a few models under 90. Not sure why things are so overpriced in Austin area.

Tiny home prices are ridiculous. If I was advising someone on the financial aspects, I would never recommend the purchase. Per square foot, it’s better to purchase a small traditional home.

Sadly small traditional homes are not existent. Average sq footage is around 1500 sq feet, normally box type, cookie cutter horrible houses without character. You will need a large shipping container full of furniture and extras to make it cozy.

Check out Recreational Resort Cottages. The majority of their tiny homes are under 100K and are beautiful!

The homes are really nice, but outside of the cost of the houses, which range in price from $166K to $193K according to the video (which is too high IMO), you ALSO have to pay 750$ A MONTH for the community fee. I get that the grounds need maintenance and what not, but that's A LOT for what amounts to a monthly rent even after you pay off the house itself. And that's not even counting monthly utility costs. All in all, I am sure it's a wonderful place to live IF you can afford it, but it doesn't sound like it ends up being very "affordable" to people looking to live in a tiny space for a lower cost of living IMO. I mean, the average 1-Bedroom apartment rent in Texas is around 1064$ for 822 square feet. With these you'd probably pay more than that (for half the space) for 15 years for the mortgage + community fee, and after you pay it off, you're still stuck with that high fee. I think if the houses cost significantly less (70,000-120,000) and the monthly fee was no higher than 400$ then it might fall into what I'd consider affordable, but that's just me.

I agree with your thinking mostly accept this: Taxes.. taxes are a killer here in Texas. We are considered 1 of the most tax repressive states in america... the average house in dallas is 275k x 3.5% is around say 10k (without homestead) so 800+ a month for an average home in taxes alone... also I live in a

They should OWN the land; that should come with the sale. For the pool, I would think an HOA could cover that. Even if the monthly HOA fee has to be high to make it work, surely they could make it lower than $750/month. Meanwhile, to save costs just get rid of the dog-washing station and the organic farm that probably no one is allowed to touch anyway.

Sounds like all the continuing costs (pool maintanence, etc) could be built into an HOA. Meanwhile, these people should be OWNING their tiny plots of land, not renting!

what heck did you expect ? 20,000 dollar home ???? you crazy , tiny home on wheels can cost you as much as 150k to 650k in canada , because of labor and shortage of supplies then you will run in to more problems , cant park it any where lol

@@HalifaxComputersRepair Actually yes, tiny homes should be $20k definitely no more than $50k.. but the thing is tiny homes are really meant for people who are self sufficient and able to DIY.. the whole point is not to be a slave to a job and the banks and have a mortgage, etc.

Because the reality is that homes, at least ones worth living in, will never be "affordable" to the lower and lower-middle class. It just doesn't make financial sense on the part of all the different parties involved to build cheap, bare-bones houses that will be extremely basic just so they can be attainable for people making less than $100k a year. It's an age old law of nature, if you want nice things in life you have to be smart enough to gain the resources you need to get those things.

The price of these tiny homes defeats the purpose of living in a tiny home in the first place. If you know anything about tiny homes, this price is way too high. And I'm saying this as someone who has lived in the Bay Area all my used to paying a ridiculous amount, anyways. And on top of the overpriced home you also have to pay $750 every month to be on the land.

Not in Austin. That's considered "affordable" here now... 😒 That would be high in many small cities and towns (and some real urban cities). In Austin real estate is insanely high now with all the gentrification and greed. I'm from Chicago and it's cheaper to rent and buy a house in many areas of Chicago than it is everywhere here. I wouldn't pay that much for a tiny house (on wheels) in a community like this one, especially one as far as East as this one. There's no public transportation or popular regional grocery stores in that area eirher. And there's a homeless facility several blocks from this tiny house village. There's no walking to a nearby neighborhood store because everything out there is far away. It's true country road dark and wooded out there even though it's in the city.

I love the idea of living in a tiny home community like this for the low maintenance and lower overall cost of living. It seems to offer the benefits of resort-style condo living with the added benefit of not sharing walls with your neighbors. The tiny house movement seems to attract a lot of down-to-earth, nice people who I would enjoy having as neighbors.

Yeah, they don't get to own the land. Which is insane imo. The cost of owning the land should be built into the sale. It's the same problem in mobile home parks. Forcing people to rent their land is criminal imo.

My wife and I did a tour here late 2021, and the lady was so rude and dismissive to us. The whole time, it felt like we were inconveniencing her time. Wanted to like this area so bad. Glad I moved on from this

I stopped by in 2021, too-- they were a bit dry and snooty. The tiny home and lot prices made the tiny home cost as much as any other home.

My plan when I retired was to get an RV and see America. Since the pandemic the quality of RV's has tanked. I then thought about a tiny home in a nice tiny home community. The quality might be there, but the prices are, like so many people in the comment section said, ridiculous. I'm buying a Hondawing to tour the country and either camp or stay in a nice motel.

@@michelleelle4622 If you volunteer on the farm on Saturdays, you can get free produce. Otherwise, they have a farmer's market to buy it, and a program called CSA (Community Supported Agriculture) where you pay a fee and get seasonal produce once a week, if I'm not mistaken. (I've heard it's a LOT of food so some single people split the cost.)

Home prices are out of control. We bought a brand new four bedroom, 2 bath house with a large backyard, 10 minutes from downtown ATL 20 years ago for less than that teeny tiny 400 sq. ft. house.

My hrandparents purchased their 4 bedroom, split level home built from the ground up for less than $150k in WV. That's including the price of their quarter of an acre lot. Only 15 minutes from the Virginia state line. The price for these tiny homes are ridiculous. Definitely not worth the hassle. However, the concept is great.

Come to kansas folks! Small homes are listed every day for 30,000 dollars, and usually less! Similar houses in Austin are mowed down to build tiny homes! I lived at a village down the street from this one for 8 years! This place is very nice! It should be at this price!

25 years ago I purchased a small cottage in southern Ohio. It was going into foreclosure and I paid 40k for it. It has 2 bedrooms 2 full bathrooms and is about 1,500 square feet. I moved in to it 2 weeks ago before closing. All it needed was some fresh paint and I put in some hardwood floors because I hate carpet. It had a 2 car garage w/ One bedroom apartment above the garage I rented out up until the lady passed away 3 years ago. Now I rent the apartment to my 28 year old son. The small town I live in population 5,000 no gangs just good old peace & quiet 💕

Summary: If these were in such demand. They'd be sold out instantly like a regular home would be. Fact. All of the "tiny home" news you see on youtube is from.. dun dun dunnn. Not the news, but these independent youtube channels who try to sell this product. Don't buy the hype.

These prices negate the purpose of tiny living. It is tailored to an elite clientele and $176,000 can buy a home with no developer rules and regulations and no sharing with an RV park. The justification of adding appliances and a sink doesn't convince me at all. Plus they all look like they have the same exterior color. This is more an apartment complex than a tiny living park.

Way too expensive. How the heck can an average person afford this and the lot rent? Because it’s in Austin is why they have this so high. Take a look at Randy with Incredible Tiny Homes and his communities. He is doing a fantastic job with great prices.

We were supposed to get an amphitheater and that was blown off. I believe there's still a sign up for our future general store/bistro but I've heard that's been axed as well. It's taking forever just to get the little "pocket parks" (fire pits, hammocks, etc.) on the farm side.

@clot shots Would if I could, but I still need my job and the health insurance! I do like the community, but if I had my druthers (and no family in Texas) I'd move to one of the Simple Life communities near Asheville. Similar homes but more for the money -- some have long driveways, little fenced yards, and garages, and others have a bonus room for a total of 540 square feet. Beautiful communities, too.

So I’m from Florida and while everyone is saying it’s too much with lot rent. Here you can only get a condo for that price and hoh fees are at least 400 a month on top of rent. Now obviously the places here are bigger. But you also have neighbors on either side of you and no farming. If you want a 2 bedroom condo to buy it’s upwards of over 200k. Rent prices everywhere have doubled basically. At least there it’s a cool private community and you own in 15 years not 30.

In 15 years that park will look like every other trailer park except then you will have paid hundreds of thousands of dollars for a trailer that has depreciated to $5000.

They have a great concept but the price kills it. I built my own 16x50 Derksen tiny home for less than $50k finished and furnished 2 bed/2 bath. Based on the numbers she mentioned "prices starting at $166k" so with that starting price its like $416 per sqft. Who in god's bunghole would pay $416 per sqft to live in a 399 sqft tiny home? Lord these people who were suckered need to get a visit from the mental doctor

Very expensive for a tiny house, if that included some property it sat on then perhaps but even. The rental cost completely kills it and remember that cost can go up and up. I like the premise, not the cost. Option to have larger tiny home would be good

This is entirely too much to pay for in Texas. What happened to living a minimalist lifestyle while having a low cost home. The home and lot should only be $100-$125k. There are nice, fully operational lots North of Houston for $25k. Buy the lot and get a tiny home for about $80-$100k. That’s crazy. A friend of mine has a nice crate-based home that was $90k total and the land was $30k on a quarter acre. I think the price is so high because this is in Austin which is known as for higher home prices.

I did see the tiny home community near Houston online. Much less than here for similar houses (so they can't blame COVID or material costs entirely) and it looked like a beautiful community! I'd move there if my job weren't here. Plus I do really love Austin and the Hill Country . . .

When I started looking a year ago the prices had skyrocketed and the explanation was “Covid”. These homes are built by the same few manufacturers and there’s not much changes to the floor plans/ designs to justify a quality price raise. I’ve now started to look for RVs and the new ones are very similar in price now.

Yes, in March of last year they all went up by about $30K literally overnight. Fortunately I had my price locked in not long before that, or I probably would have backed out.

I have researched tiny home communities across the country as well as park models. The greed of this community is, frankly, gross. These park models that they sell are available across the country. They are not unique. AND, they’re about 1/2 what this community is offering. Also, the lot rent is exorbitant. I do think you pay a premium for a community but you shouldn’t be gouged on the home. They do not allow you to build the same exact home at 1/2 the price, you must buy from them and live there as well. Also, if you get a mortgage and want to move the home to another community you can’t until it’s paid for AND you’re not guaranteed the lot rent won’t go up. Lastly, the price per square foot is about $400 when the national price per square foot is around $220. There is absolutely no justification to charge almost double when you’re talking laminated counters, run of the mill cabinetry, etc. These are not truly luxury homes, though they are visually appealing. These folks should be ashamed to be this greedy in this economy. Shame on them.

Bought a 16 × 36 shed from URich I'll turn it into a tiny home and get an acre in east tex. Paid 5k eight yrs ago. Plus they have log cabins.

There are many empty, very affordable homes in small towns across America. Business would be smart to build near these (cheap land and labor). Folks would buy and renovate these affordable homes (many are well under $100,000) if they had a job nearby.

These are lovely, but it's sad that the tiny home movement has been totally highjacked! The whole point, heart and soul of the idea was to get away from debt and over consumption, and to make it acceptable for regular folks to live modestly. Unfortunately, the mcmansioners felt left out of a 'cool' thing, and took it over. There's NO reason for these to cost so much! Just the yuppies making sure everyone knows they have the money for the mansion and don't Have to live this way.

Cheaper to fit out a van & live the van life on wheels, which means u can travel anywhere u want. These tiny homes are ridiculously expensive for what they offer, sigh

I am intrigued by this concept and am in the process of looking for one for the future. I love the ease of maintenance. I love the interiors but the community is creepy. This community gives me the feeling of the corona quarantine/concentration camps that were set up in Australia to quarantine people.
