As a builder for forty years, I agree with your "3 rules of construction." There is a certain amount of professionalism in our business. However, as far as "not taking that contract," I think it is more often than not a good thing. My uncle told me before I started my business, "sometimes the best deals you make are the ones you walk away from." You friend may have been right.
