Wait wait wait... ok yea that checks out. Ghost Barry could have killed Leman Kessler in Rockport himself but missed getting the oculus until after it was put in the crypt safe. planned for the boys to have not been able to open the crypt safe (unless they themselves killed the conductor) and prepared to attack them in never winter instead. Still, In all seriousness Jenkins probably knew the oculus was an item of power but didn’t know it would drive him crazy, so it was just a dude looking for loot but I love the idea it was all out of passion.

I prefer the theory that Jenkins was actually Leman Kessler. Hence why he constantly was questioning his own voice. The relic he was trying to steal was able to create illusions that were so strong they could become real. So Leman Kessler killed the real Jenkins (and removed his head so no one could identify the body) and used the relic to take over Jenkins identity. But because the illusion powers were so strong, he actually started to become Jenkins, leading to him having an identity crisis that the boys noticed and started teasing, which just made it even worse.
