A little over month ago, almost down to the day, articles were flooding the internets with the big, giant bold claim that: Nearly a Third of U.S. Apartment Renters Didn’t Pay April Rent

First, almost every single article mentioned that the Vice President of the National Multi-Family Housing Council, who were the ones that conducted the survey in the first place…said that “The New Data For April With Historical Data is not a true representation of how rent payments are progressing.” The issue was that the cutoff for paid rent ends on the 5th of the month…and, since April 4th was a Saturday and April 5th was a Sunday, payments made during those days would not be counted until Monday, April 6th…AFTER the data was already analyzed.
Second, this only counted tenants who paid ON TIME…and IGNORES all the payments that just happen to be a little late. During times like this, I think it’s UNDERSTANDABLE if tenants wind up needing a few extra days to pay their rent.
However - here’s what happened. Even though nearly 1/3rd of tenants didn’t pay their rent by April 5th…once we count April 6th, just like I predicted…the number of tenants who paid their rent SPIKED UP all the way to 78%. Within a week after that, 85% of tenants paid their rent…and by the VERY END OF THE MONTH…94.6% of tenants paid their rent.

Now, of course…when we compare that to LAST YEAR, APRIL 2019…it was found that 97.7% of tenants paid their rent…so, based on one month of data, we’ve only seen an increase of 3.1% not paying their rent…which, lets be real, is FAR from the figure previously reported on.
As for THIS MONTH NOW, IN MAY….it was shown that 80.2% of tenants paid rent on time, as calculated by the 6th of the month…compared with 81.7% which had paid their rent during the same time in 2019.
Now, as far as whether or not this trend continues is up in the air…although, to me, it’s not too surprising that so many people continued paying their rent, for two reasons:
One is how rent payments are structured
As it stands, missed rental payments are NOT forgiven -meaning, if you don’t pay, you’re still going to owe the rent at some point in the future - and, even though many counties have enacted a RENT FREEZE which would temporarily prevent the landlord from filing an eviction, it doesn’t STOP the landlord from collecting payment at a later date.
Two, I have NO DOUBT that the Stimulus and Unemployment benefits have helped, to a certain degree.
If people are able to collect an ADDITIONAL $600 per week from the Illness, on top of their normal unemployment benefits…I think it’s no wonder that the amount of tenants who were unable to pay is as LOW as it is, to be honest.
The BIGGEST elephant in the room here is that the $600 per week unemployment benefit is set to expire on July 31, and…after that…we have NO CLUE if things are going to continue. IF businesses open back up by July…I THINK missed rent payments will be held to a minimum by the time the increased unemployment benefits expire. HOWEVER…IF there’s no new stimulus, AND our economy isn’t opened back up, AND people are still out of work - then I would absolutely expect these rental numbers to look a LOT different, with many more tenants unable o pay.

Nah, right now a good majority are making more money on unemployment then they would have made otherwise and so even paying the rent are net positive... Wait till all the government bene's dry up, then you'll see reality come crashing down

I only have one family of tenants in the second unit of my duplex, we have a good relationship and I told them early on we could work out something should they lose their job depending on what the situation may be. Fortunately the mother works in essential services so it has not been a problem. They've been in the unit before I even bought it and always paid their rent on time so it's worth keeping good tenants.

I went through an eviction lawsuit in FL. Long story short, I represented myself and won. The launderers who bought the house I rented for 3 years tried to pull a fast one on me. Now I own my own home and the property it's on. Thanks Graham.

Honestly, winning a lawsuit as a tenant against a landlord isn't that impressive. It's practically a shoe-in due to the bias anti-landlord laws in most jurisdictions. Most jurisdictions I've travelled to, landlords are practically at the MERCY of any tenant who "knows the ropes" of the system of their particular jurisdiction. So congrats on winning your case (assuming you really were being railroaded), but it isn't anything to be proud of or to brag about as a "helpless tenant" as media and local politicians would paint you as to be.

I’m interested in seeing June and July’s numbers. We were only able to pay April and May due to our refund and stimulus check. Nothing has come in since March because we have still not gotten our unemployment so not sure how June is going to get paid.

I just o not understand the plethora of comments like this... how can people not have 6/12 months of expenses in the bank and yet the same people you see smoking/drinking/eating out/taking trips etc etc I AM sorry to see many in this situation but hopefully this crisis also triggers our society to have some real conversations on the epic lack of responsibility and maturity! Good responsible tenants can make or break your investment. That’s why I am very selective with who I rent to even if it takes longer to get the property rented. Luckily I haven’t had any tenants lose their jobs this far, but if they do I’m sure we will come together and come up with a solution.

I have a rental. O inherited from grandparents. It's a middle-aged COUPLE that is on a fixed income. I only charge them LESS than half the amt that I could. They still get their monthly ck and pay on time.

My tentant said he moves out - force majore and that i have to give him security money back. I said in contract written the leade is 1 year, if less no security - deposite be returned and he said uts firce majour and i must give him money and i did. And he had to give me keys on griday and on thursday night he left apartment and left keys under carpet ar doors. Next day i said i did not eveb accept apartment - it was so dirty and tails were demaged that would cost me 700€ to fix it and 80€ to cleaner to clean all that mess.. i was in big losses

Great Video! I am a renter living in Ottawa Ontario Canada. I lost my job 2 months ago due to the Pandemic. Here in Ontario, we have the same laws of eviction freeze and there are actually groups going around encouraging people not to pay their rent. But almost everyone out of a job has got coverage through employment insurance or the Emergency Benefits so there is really no excuse not to pay the rent. Some tenants have purposely defaulted but the irony of this is that those tenants were unemployed and receiving social assistance way before so their source of income was not at all affected by Covid. They just took advantage of the situation to be irresponsible and drink away their rent money. I have never defaulted on my rent payments and I figured making those payments will help our economy.

Your a good guy forget about the economy. Someone gives you their house or apartment or what ever. They ask you to pay rent, then you don’t pay rent and live in there house for free. In my head it just seems wrong. Like I wouldn’t do that.

I've been on both sides of this. I owned a residential rental property, and I currently own a commercial business that is in a bricks and mortar in LA. We can't pay our rent. The residential issue is big, but the commercial rental situation is even bigger and will trickle down to the residential in ways that will completely destroy the market in big cities. I have a huge network of friends that own Mom & Pop bricks and mortar business and we ALL are in the same boat. This is a daily conversation. Due to the astronomical rents in LA most of us have had to stop paying due to FULL closures of our city, (thank you Hitler, I mean Garcetti). This is the 1000lb Elephant in the room no media or politician will talk about. America is still Mom & Pop business in many places, LA is like that to a great degree. We all owe 10k, 20k, 30k, 40k, 50k... Who in their right mind is going to take that amount out of their pocket and plop it down to re-open when Garcetti could just shut us down if the wind blows. ALL those jobs we provide, (over 500 total) are gone! All our employees rent from residential property owners. For those who don't own businesses please think about this.

It is the same here in Oakland! Our store front is $7,500 a month. The big companies get bailed out and the little ones are left to fend for themselves.

Graham doesn't seem to own commercial properties so he probably don't want to talk about that. How are businesses going to pay for rents if they are either shut down or barely open. There are some businesses who are thriving due to the situation but I know a lot of businesses are suffering from this. Probably biggest reason why renters for residential still be able to pay for the rent is unemployment, stimulus checks, and they are still working some what. Commercial rents are a lot more expensive than residential in most cases and even if business has reserved cash, it will burn through it very very quickly.

I live in IL. Same thing over here. My mother is a large commercial property manager. None of the tenants can pay rent this month. Talk about $50k+ a month for most of these companies. IL is also extremely cucked on opening up our economy thanks to Pritzker. It's awful. I know council members from counties are suing, and other areas are basically going to defy the orders. Real estate is not going to look good by the end of the year. It will be good for investors with cash though.

completely missed the reasoning as to why folks are paying rent. they are AFRAID. Whats worse than being jobless? being homeless and jobless. people are cutting back on everything and paying rent. once people have to make a choice between rent or food. thats when you are gonna start to feel it. people are burning through savings.

0:30 home owners have to pay a mortgage too, so it’s like paying rent plus property tax, plus paying for all the repairs out of your own pocket.

I really appreciate your landlord philosophy. I’ve rented a home from a landlord exactly like this and my husband, daughter, and myself stayed for years (she eventually sold the home as she was getting older and didn’t want to mess with it anymore)... we always had a great relationship with our landlord and took excellent care of our home as if it was truly our home. I hope to see more landlords like this as I’ve also had the opposite experience as well. Just my 2 cents as a mother, wife, and renter 👍🏼

My tenants bailed on my lease , literally moved out saying nothing. Then a squatter moved in.. my property manager got the fright of her life when she did an inspection . Thankfully not much damage from the squatter 🤦🏽‍♂️

The possibility exists that a lot of the people who ended up being able to pay their rent in April were able to do so because they got some stimulus money. I would like you to do a follow-up at the end of May, especially if we don't get any stimulus money, to see if the information is still the same at the end of May. If we do get stimulus money, then that could offset the fact that people are out of a job and are unable to pay their rent.

Even better if you cannot pay your rent use the legal principle of Force Majeure to fight it and if your landlord had any sense he would look it up too for any debts he has :)

If laws were changed and landlords could toss a Tennant for non-payment, like they can at a motel, then almost 100% of the tenants would pay on time. They don't pay because they know they can get away with it.

Maybe they’re one of the millions trying to still get through to unemployment. People have been 2 months without pay now. I hope it all works out. But if you have the money you should pay your rent- absolutely.

Like you, I am a landlord. I have 5 properties, with 9 tenants total. I maintain my properties to the point I would be comfortable living in any of them, even the lower income property that accepts Section 8. I have been very fortunate through this that all of my tenants have been able to pay their rent. Some a few days late, but always by the 10th of the month. One of which I haven't raised rent on since I purchased the property 5 years ago because she is elderly and takes very good care of the property. WHile the business certainly is not without risks (I've had two units totally trashed) most of my tenants are awesome people, and I am thankful to have them. You are absolutely correct, people are people, no matter their financial position, and should be treated fairly.

Landlord here with tenants in TN, TX and OK. In April 75% paid on time the other 25% paid late but they did pay in full. May 1/2 paid on time. 10% have paid late so far the other 40% have paid nothing. TN was the worst offender OK the best. The state of OK never had a shelter in place order. Things are pretty business as usual there

I'm sitting on two-million in cash and was about to buy multiple rentals here in Las Vegas to add to the 14 homes I currently own... but now that the government is letting me know in no uncertain terms that a) the constitution is merely political toilet paper and b) "my" houses are actually THEIR houses that they lend to me so long as I don't charge rent when they tell me not to and make sure I pay all the property taxes they require at the end of the year. Yessa-massa! I be good Toby-boy foe y-all, massa! Pleeeze don't beat me, massa! Don't put me in dat prison, boss! I be a good niggaboy! Welcome to the "New Normal" ... the "covid1984" normal!

Xander Please, for your own sake, consider changing your mind. Capitalism is a tool for wealth creation. You should participate, it will increase your own standard of living for the better. It has worked for millions, it can work for you and your family. Save up some capital, invest in yourself, give back generously to society. That’s what we should all do.

Thank you Graham for your compassion- I had to work out a payment arrangement w/ my landlord and one of their first comments was that they “couldn’t afford to pay 2 mortgages “ and while I understand that - my other thought is that’s part of the risk you took deciding to rent your property. I also thought - I wish they subbed to your channel!

@@TheLandlordAdvocatesI am very sorry to hear that. We are all curious what the rental landscape is going to look like after the dust settles. There will probably be less home buyers due to this crisis which means more tenants competing for rental units.....I hope. I think that the "mandatory rent due" mindsets vary region to region. Politicians making fruitless "free rent" promises doesn't help matters. We generally beautify units, screen very thoroughly and bring in tenants with stringent income requirements and strong work histories. If they need an occasional extension-we work with them. I think that the CARE Act saved most landlords ...for the most part. Best of luck. This video was excellent.

What became quite clear here, is that the relief money given to the poor and needy will not stay with those people. Eventually, it will end up in the pockets of the rich and owning. Actually, it is designed to prevent losses for business and real estate owners.

My old boss owns 127 rentals and as of today only 3 have not paid. 1 of which was supposed to be evicted by Sheriffs the day after they put out no one could be evicted (meaning 10 days after court said they were evicted and had 10 days to vacate). To date that person has not payed again. New court date set for June 2nd which means the sheriffs will be back to escort them out on June 12th. Now this person received the $1200 stimulus and $950 a week from unemployment (normal weekly pay $520). My question is, How can that person not be able to afford to pay $500 a month rent? Basically now this person will end up with 3 months and 2 weeks of free rent. could file suit against them for unpaid rent, court costs, etc... but being the type of person it is, they would never even pay even if court ordered.

I'm a landlord with the same attitude as you when it comes to tenants. I go below market by an average of 5%, have only raised rent once in last 8 years. After a few missteps in tenant selection, I consider myself lucky to have 90% occupancy in my houses the last 6 years, and only 1 tenant that has informed me they may have a problem making full rent next month. Rentals account for about half my income, so if problems do develop, I will have to cut back on discretionary expenditures, but will survive financially though it will be tight. Thanks for the informative videos, and I SMASHED THE LIKE BUTTON...

Meanwhile there's landlords (like mine) who just sent out that they are raising rent for everyone. "To maintain the same quality were receiving now" - you know, like how all the amenities (social areas, pool, fitness center, etc.) and office personnel have been closed/cut way back for the past 2 months

I moved to nyc in September for a internship. I purposely moved into a women’s-residence it’s nonprofit that bases rent income. I worked with them to get my rent lowered when covid reduced my hourly rate by a bunch. I feel blessed to be working through this pandemic.

Great video. Please continue to post updates over the next few months. Unfortunately, trend may continue. I have been a professional in the rental industry for 20 years. We typically under write 3% - 5% delinquency. The problem; it was 5% this month, then they roll to next month and it’s another new 5%, but last month’s folks are still there waiting to get evicted. So, now you are at 10% delinquency. The wheels start to come off when you start to fall below 90% “economic occupancy” or “physical occupancy” . We saw this during the last recession. I fear deep concessions are next.

"Health of the economy" but how is that "health" measured? We're seeing the market shoot up and climb for a few days and people say "the economy is on the rise" but to the average Joe, and economists everywhere say the economy is not going to be "healthy" for a long time. Measuring the economy by the stock market is going to be a really bad idea yet the current administration seems to think "open up" means a booming economy and people going right back to work and spending money on everything again. If they try to charge you for the amenities you should get a lawsuit going... maybe get the other tenants in on it too, especially if it is specified in your lease. ...unless you live in Arkansas...then you’re fucked.

I was annoyed at how many places weren't giving discounts for all the amenities they couldn't let us use. Part of my rent goes there too.

Zach Dowdell I don’t mind. The farmer who lives beside me wasn’t using land about 10 years ago so I started using it. Now if he realizes that I’ve been using his land for the past 10 years and brings me to court, squatters rights saves my butt. Now the property is part of mine.

@@god6210 F-Off dude, that property isn't abandoned its just large maybe. Perhaps he has rotating pasture or health problems or something. Any number of indefinite reasons. Ultimately, you did not locate an abandoned property and doing improvements you just found a niche of a habitated property they don't bother with and have dug yourself in like a parasite. Posts like this are examples of misuse of adverse possession.
