Use the upstairs for storage and sleep downstairs in a recliner. I have been sleeping in a recliner for over 20 years. You will sleep better and healthier. I have acid reflex. It will seem strange at first and take a few nights to get use to it. The key is to get a very comfortable recliner. Something you "melt" into with wide arms 7 inches wide or more. Fabric is better than leather.Do not buy it on line. You must sit in it to be sure. If the recliner is not the way you want to go get a hide-a-bed for the living room. You do not need a bedroom!

I just love the ESP home! I'm so glad you are expanding on this concept. You don't have to worry about termites, carpenter bees, or rot. Anyone can just grab a saw and put AC in the wall , vent the combo washer or add a window in any wall. I also love that you can use magnets on the walls. Love this floor plan too. Randy, focus on the Seniors with this. Money doesn't go too far living on SSI, but we shouldn't have to sacrifice safety. Something that affordable and built soundly, is a godsend. But there's limitations. For instance the height of the microwave. Most seniors, especially women, can't reach that to clean. But the bottom 2 steps moving back is perfect. Some of us with cane's, etc, need that space. Bottom kitchen cupboards that aren't quite as deep from the wall allows more space to maneuver throughout the kitchen. Things like this allows us to live independently longer. I watch so so many videos, just wanting to find something I can afford, that is safe, in a peaceful area, that will outlive me and live on with myself sons and their kids.

I've loved your homes for years! I'm hoping to get one some day. On other homes, you always put the stairs behind the door. My question to you is, why wouldn't you put the stairs behind the door on the American Dream? Customers are losing space for possible kitchen shelving or cabinets. Also, possible dirt from stair tread while cooking.

As far as the sink goes lots of customers prefer big sinks for easier cleaning room than a bigger bathroom that is not used as often. Each customer has totally different likes so you will never make a model that pleases everyone but this one is very popular as it is.

When 'mum' passes, we will have some money and this is a great way to make it possible to own, without using all of our (future) money. Housing is MENTAL expensive in England!!!!!!! Saw this at the Madison tiny fest, very nice for the price. My first impression was the stairs could use a safety railing, water heater is placed in a smart location. The foam core panel construction was used for another of the tiny homes at the festival and it’s a concept that is becoming a contemporary building process, makes a lot of sense for tiny’s, efficient and weight saving. I’m sure buying from a high volume manufacturer, able to resource materials in bulk, would save on the costs over a diy build. At the final meeting of vendors and homeowners at the event, the representative of ith mentioned that they made a sale, congrats to you! There wasn’t a big attendance at the festival, so I guess that proves these folks are going in the right direction for tiny homes. Good job Randy and everyone working in your company, the sales lady at the show was a kind and unpretentious individual, seems like as some companies become successful they get snobby and short tempered even obnoxious, we, in the USA should aspire to your model of decent ideals.

You could request stairs against the wall but they would take up a considerable amount of your living space. That is the reason Randy opted to do them this way.

I love the blue with white trim and would put thin white board on the seams and it would be Board-n-Batton, plus I would have a red door with a full-size window and built-in blinds, then you would have a patriotic house, for the American Dream. I can't tell if that roof is white or steel silver, which would be perfect for the outside. I also would put a retractable screen door from Lowes. (Like the Cardi's have on their beach rental). Love the staircase and that you can push the bottom two stairs under to make room and the opening above the counter tops. I would put that electrical panel up higher (like in the Incred-i-Box) so that someone can put a shoe cabinet or some shelves, or whatever they want. Some kind of storage could be custom built for that space, and having the electrical panel up higher would give people that option, and they would have it more at eye level than close to the ground. I would get a cart put an large Oster Oven - with various settings and a microwave/Air Fryer on the other side of the stairs with casters so that you can move it if you need to access the water heater but love that you put it under the landing where the corner of the stairs are, that is a great place to put it, and a door in front. (I am sure one will be on there for the show). Maybe another package deal would be a Front door with a full window and built-in blinds and the retractable screen door from Lows.

Is ITH still going to offer 28’ x 8’ homes? I’m interested in moving my home without resorting to commercial haulers. Both Charleston and Augusta could possibly have a first floor bedroom with the bathroom moved as a continuation of the kitchen. The staircase and washer/dryer area could slide into the previous bathroom area. My goal is to keep my ITH long term indulging my ability to relocate while still young enough and independence when older.

I would suggest move the windows forward at least 2 ft (away from door) to provide workspace. We need that counter space to cook etc. No prep space or appliances room. Plus I think we’d bump our heads a lot. 😅 Besides that great job!

A better curve peel can be reached. Please relook at the exterior placements and alignment of the windows. Recommendations: the window center above the front door. Two move the other window two feet away from the front door basically two feet closer to bay window so that the white trim is not fighting with white edge trim where the roof pitch changes. Three center second level window to kitchen window. Bay window is great would not change that.

the windows were moved toward the door at other people's request to accommodate everyone wanting to make a bedroom at the bay window with a wall or curtain. This way they still have windows in the living area. There is no way to please everyone's individual preferences except to make the request when you order. The window over the door could go further to the right in the loft but not to the left to center over door because the loft ends there

These would make excellent tiny community homes. For personal use I'd want a recirculating shower and as much 12 volt as possible

I’d like this at 10X24. I think that is MY perfect tiny house size. I think if you go too small after sometime you’re going to feel cramped. Adding those 2ft (alittle less actually) makes a HUGE difference. I also like the new panels on the outside painted. Wow what a difference. I’d get one but would want it painted for me. A few additions on the inside as well. Lexington is also a GREAT house!! I just wish the model homes had more storage. There is loads of dead space that could have been utilized in great ways.

There are many tiny home owners that report that they wish they would have bought a ten foot wide model as it makes a big difference. A double dormer with a wide open floor plan 10x20 under $40,000 production model. would serve the largest portion of market share. (Leave the water heater under the stairs and make it go straight up. Allow a buyer to pay for an extra window or two as an amenity.) Wouldn’t buy it with the stairs that way. Would only buy a 10 foot wide model.

I was getting close to buying an RJO, but then I called Incredible Tiny Homes and learned more details. The cost of the smallest RJO/American Dream with no dormers is $19,900. The lot on The Mountain (only property available at the time I called in Sept 2024) is an additional $40,000 for a 99 year lease plus another $300/month lot rent that is subject to a yearly government cost of living increase. Starts to all add up $😢

I think you should consider implementing alternating tread stairs in some of these homes.

I was sitting here thinking...I am planning a calico wall in different stained flooring remnants (left over pieces from peoples flooring jobs) and will end up using a lot of nails. But I am looking at this house...a person could just put magnets on the back of anything they wanted to put up on the walls (wood, tile, those tin ceiling panels) and then you could literally change the walls at will by just pulling them down and putting something else up.

putting the stairs behind the door would shrink the bathroom 2 feet which would not be good. Having the stairs go over the counter distance keeps the width as wide as possible.

Bigger is not always better. If you want the original American Dream prepare to pay exponentially more each year. Pricing is out of reach now unless you are a millionaire or paying a huge mortgage.

I don't know if you want suggestions but ... with a few tweeks this could be like a freedom model i thought was the most sublime design. I you are going to put all the work in building a stair why not. Same size , design home but door openn on Livingston, which is a little smaller kitchen across , bathroom in back with stairs behind door with a lowered last step so you can stand in loft and toilet ticked in under lower section. That is such a beautiful design. Gives nice size kitchen with a loft you can stand in!

I live in Gainesville, Georgia... Close we have lakes and mountains close proximity... Would LOVE to have tiny home community close by so my husband and I could have place to put a tiny home ... would be a dream come true... so we wouldn't have to move to Tennessee away from my elderly Mom. Heck we could also put her in one she would love it.... Is it a possibility @IncredibleTinyHomes Randy & Amanda that you all would start areas this way or at least come prospect this area... It would be gold mine for you all ...seriously..... Talking about close to Helen Georgia, Dahlonega Georgia, Sautea Ga , Cornelia, Georgia... and more.. There are 205 k people in Gainesville, Ga alone. Right now they are literally Shooting " Tulsa King" with Sly Stallone here in Gainesville.

You should look into zoning laws in the area, so they don't have to waste their time doing basic footwork. If it looks feasible, then speak to city or county officials to see if they are positive, maybe show them some videos of successful existing TH communities. They will need to be sure that they can handle the influx of new residents with utilities, etc., so that may influence the size of a development.

Call it a shed, an arts studio shed, workout shed, etc. no stove, or permeant cook top allowed. Use movable deluxe hot plates. With only an acre you would need some dense bushes or small decorative trees to hid most of it, so the use of it is not apparent. 6ft wood fencing as well, so know one can walk into your property. Have a room set up in your house for your parents, then they can use the _____ shed. Remember it's a shed. Someone in Louisiana did that, and it worked.
