High tech area looks excellent. I would like to mention that the crosswalks by that one monorail stop drive me crazy. Eight of them all right next to each other! I agree with other comments I've seen that I'd love to see a beach area, but also some suburbs. Could even do a ritzy gated suburb next to the water somewhere.

I was wondering how long it would take for Biffa to realise there is no monorail station outside the shopping area 😅 But can I say, there seem to be an awful lot of crossings there. I know the ones at the monorail station probably have to stay for it to function correctly, but if that road gets busier, turning off some of those 6 crossings could help with the flow of traffic.

The IT area feels like a sort a place where an apocalyptic-level virus would accidentally escape from just like in Resident Evil. Spiky roads too reminds me of the Umbrella Corporation in the franchise

I work in IT cluster areas like this and they love a plaza area, the outdoor study areas from the uni packs would fit in well. Just adding in some outdoor tables and chairs like benches where you already have paths would work. If you can find a prop that would fit at the entrance where they could list all the companies names that always shows up too.

In regards to detailing… Things are starting to look fairly white and green. You may need to start using other colors of foliage and flowers, etc.

The extra space around the high tech buildings you put in would be a great place for IT Cluster Office buildings. They tend to look monotonous when in an area by themself, but with these big buildings it would make them look like where all of the busy work happens to keep the big buildings running.

My suggestion for your public transport systems: horizontal 'fast connections', like your trains and monorails do already and have your trams and buses go vertically from every station or hub. Great coverage and easily implemented.

For the TEA Neck TEA area, put a 'security' shack (or a building that looks like one) on the walking paths (both ends) entering the area. You can make a path skirting the area to get to the park area for visitors. You could also do this with a road for people to drive there also. If you use a one way toll road for the entrance, and a one way road for the exit with them joining at a 'T' intersection outside the security entrance, it would look more like a controlled/ limited access development area. Do not forget a 'security fence' around the area as well. It does look good.

Keep the traffic moving” :) Maybe an idea for your IT section, have an outdoor cafe or picnic area. Biffa, it might require a bit extra work, but for the monorail at NPA Ferry and Bus, you could put a coastal monorail-road next to the rail line instead of using just monorails and have a junction just near the rail line. That way you have have a much better express line for you bus route between the two bus stations. Loving the IT area, but be careful of the new park, you don't want a lot of traffic going through the IT area just to get to the park. Perhaps have the main entrance near the highway and have a couple underground passages connecting both sides of the highway. Put some parking near each gate and have two park bus routes, one from each hub.

The toll booths are actually a great idea for an area like this. These are all places that people want to visit, so the toll could be considered like a ticket price to visit these places. It can be used as a way to make back some money from the visitors of these places to cover the maintenance. Normally I never use toll booths, but I may start using them as a way to charge for tickets.

Oh my goodness Biffa! @ 19:10 you mentioned a drug ring at the bird and bee haven.. 🤣 where I live in Orleans, Ontario we actually had what was deemed a bee sanctuary on Renaud rd catch fire! Little did anyone know until the fire department and police showed up, that this "sanctuary" was producing actually cannabis concentrate products being fabricated with some highly combustible materials 🤣! "Orleans Ottawa Renaud road bee sanctuary fire" I had to drive that road everyday and always laughed at the random red warehouse in the middle of a field suddenly deemed a bee sanctuary, whilst they literally only had one row of sun flowers across the front of the property 😅

12:30 - That monorail track you put in with collision off, so you may want to check for trees on the track. Yeah definitely a few at 20:00 way onto the tracks and that would normally bother you.

Enjoying the videos as always, something that i keep thinking is that trams are not trams they are light rail, you can run them as low tunnels under the road when needed, as at grade when needed and over the road like your monorail when needed. look at DLR in London or other cities. for example in a dense area you can run it in a tunnel just under the road, and on the sides of the road have paths that drop down one level to allow entrances like undergrounds but more basic, great in high density areas plus provide underground crossing points just under the road for peds and then other high density areas can go above the road so as not to effect the traffic.

Hi Biffa! Great vid! Maybe its a good idea to connect a bus from the hub to the hi tech area as well and don't forget to also connect the monorail to it later! Monorails are awesome and really fit with the high-tech look of it all :D

Loving it! I would count myself very lucky if I ended up working there. Nice park to chill out and enjoy nature during lunch, come over to the shopping area with the monorail. Grab some food in one of the lovely restaurants. Would totally go for it! Excellent!

SUGGESTION: when changing the colour of your routes why not use the big square to get graduation of the route colour instead of mixing up the colours. I do it that way so I know all blue lines are busses and all orange lines are trains and all yellow lines are ferries, but the graduation from light to dark blue can be used to distinguish overlapping lines in a common area.

Roll roads don't allow pedestrians and bicycles. So it's always good to put a p&b path on both sides of toll road, so that not every person entering the areas has to use car and hence Reduces traffic!!
