Up here in northern New England, 5 bedroom home on 2 acres, average price of a house in rural suburbs is about $375K on an acre, most have wells so water is just the electricity to pump it, homeowners insurance about $1400/yr, property tax about $6500/yr. The killers here for utilities are power and heat. We have AC's in nearly every room, just to keep the house at 70-72 during the summer, plus the pool pump results in about $600/mo electric bill from June to September, and we pay about $500/mo from November to April for heating oil (we like it cold), and still pay about $350/mo for electricity during the winter. Septic is cheap, only costs us about $300 to have it emptied every 2ish years. The most expensive stuff here is electricity, heating oil, property tax and natural gas (if you have it). I have a friend one town over who just built a 4400sq ft 6 bedroom on 4 acres valued at about $960K, and they're paying about $25K a year in property tax, imagine paying over $2000 a month in property tax. Average property tax up here in my state is about 2.9%, some towns are as high as 3.4%, some as low as 2%.

LIVED IN KEYWEST BACK IN 80-81 WHEN X WAS IN THE NAVY,LIVED IN NAVY HOUSING, all the houses were the same, the navy has since sold them all i think... But i was pregnant while living there,our son was born in the hospital delivered by a mid wife,as my doctor was in surgery when i went in labor, so my son Matt is a native conch... lol..We loved it there,the afternoon shower every day, ,We would take the kids up to Bahia Honda to play in the water,wound up on a nude beach,lol we were so suprised.. Sadly we were transfered to Goosecreek ,South Carolina at the end of 1981,had to leave Keywest.. ID LOVE TO LIVE IN THE KEYS AGAIN...

I guess I will never have the opportunity to live in the keys ( I’m from Germany, so I live far away), but I am fascinated by the lifestyle there and really enjoyed it when visiting on holidays in the states. I love learning about the keys and living there. We love Big Pine, much more open and spread out than other areas. Try to get on the water in the back country there, some of the most beautiful areas in the Keys in my opinion. Take a trip to the Content Keys if you get a chance! Have fun....bring bug spray!

We got the operating cost on a 6,000 sqft home down there and here's what the owners told us. Its water front with a dock and in a X flood zone so they don't carry flood insurance. Electric 425 a month Water 250 a month Lawn care 650 a month Property insurance 10k a month

Yet another factual, straight forward and honest perspective, on life in the Keys...thank you. For future ideas, you might consider medical facilities/care in the area. Even if you are in good shape, and healthy, adequate medical care can be crucial. Accidents on land and water can/and do, occur frequently...especially when outdoor activities are so abundant. The further down the Keys you go, the more remote these services become, and Key West is literally, the end of the line. Should anything happen, you may find yourself in a very expensive ambulance ride to Miami. Just a thought!

I visit the keys relatively often...and I've read in the keys weekly, that the medivac (helicopter) runs about 1000 trips a year to miami. Thats about 3 times a day...sounds like alot...but thats what the weekly posted.

We just came home from visiting Marathon. We didn’t find any of the restaurants to be friendly and holy smokes grocery stores and Walgreens was much more expensive than where we live. While it is so beautiful, I’m not sure I’d go back.

I live in SW Florida Punta gorda. My question is why not locate the closest Sam's or Costco and go in with a few friends and taking a turns each, go buy meats at a reduced and share the cost. My guess is even with the trip and all that's involved you will save money. Have you ever thought about that as an idea? Btw fish is 100$ per gallon for us boat owners and you get a free Therapy session from Doctor Lovin life. Priceless. Never going back.

I agree totally on the fish, we've got where we won't eat fish at a restaurant here in the Keys because once you've had it fresh that you caught and prepared that day properly, nothing else compares! It costs a fortune but we'd go fishing anyway just for fun. As far as steaks and such, it's more expensive here but not enough to justify a trip to Homestead...two hours away...we'll just pay the difference for convenience!

Excellent video! We live in Little Torch Key and my husband works in Marathon as a builder. It is a beautiful place to live IF you're into boating. Do not expect a lot of beaches, you do pay a bit more . Personally I would have stayed in Georgia! I love country life and horses.😊🐴

I was born in Key West in 1967 and in 1980, my family decided to move to NC - where their families lived. I revisited in 1992 and could tell the city was looking different than I had remembered just 12 years earlier. It had a lot more people running around the island and the landscape was changing with many more homes being converted into rentals. The local shrimp boats that once thrived there were being invaded and pushed away by yachts and the beaches were more crowded. In 2019, I visited once more and it was a different place....almost unrecognizable to a native Conch like myself that's been away for quite a while. It's really sad to see your hometown turn into a huge tourist attraction that drives the cost of living up high enough that it finally drives out the people who really call it 'home'. Just one night stay in a poorly maintained hotel was $600. I still have a few friends, that I went to school with, that still live there so, I'll be staying with them on my next vacation to Key West.

I can understand your feelings about the Keys. I lived in the north east Georgia mountains when I was younger and it turned into a tourist town as well. But I do have a great appreciation for getting the experience to live on an island and still be in the U.S.

My wife and I live in Sarasota. We moved from the Washington DC suburbs of Virginia. Groceries here are the same. Our auto insurance doubled. We pay $3,600 a year for four vehicles. We have a 42' Class A diesel pusher. The insurance on that doubled also to $2,400 a year. We have a 2,040 sq ft home. Insurance on that is $1,800 a year. Fortunately we don't need flood insurance. We are on well and septic. Our water is nasty. Our electric bill in the dead of summer runs $180 to $200 a month. In the winter if we can turn the HVAC off and open the doors we can go as low as $70. That includes keeping the pool running too. It definitely depends on where you live. That's for sure. We have about 3/4 of an acre and keep the RV at the house. Restaurants here are the same as Virginia. I just had a turkey dinner with ice tea while I watched your video. With tax and tip I paid $15.

Lori mentioned Key Largo. There is a property there and also in Marathon that have attractive pricing but under the guise of Land Lease to bring the price to a reasonable price point for us Southeasterners (north Florida). What wisdom do you have on this from a relator and buyers perspective?

The land leases work for some and not for others. It depends on what your long term goals are. Some folks are looking for any way they can to get into a decent place here in the Keys without the large upfront investment required to buy a similar home here and in such go with the higher monthly expenses of a land lease type situation. The ones you mention here in Marathon are somewhere in the ballpark of $1200/mo on top of your mortgage expense, but you dodge property taxes. I'm not saying it's a bad investment, it's just a different circumstance that justifies the monthly money vs the larger down payment, property tax and higher mortgage of a similar home not in a land lease. I believe it is because Big Pine is more of a country type setting. There is not a lot of access to the ocean . I love it because they have those precious key deer who you'll see wandering around in the store parking lots.They will come right up to you. I actually take care of horses in Big Pine Key. It is my favorite Key for sure! 😊🐴.

I'm originally from Albany GA but lived in Athens and then Gainesville for a while before moving to Pensacola in 2018. In Gainesville, I lived in the Indian Hills neighborhood off of Thompson Bridge Road, and then at Lake Lanier Club for a short time. I have to say, you both look very familiar. I have no idea where I might know you from. Anyway, it's been a dream of mine to live in the Keys ever since I went with my parents in 1998. We drove from Albany the week before I started high school. We went down the Atlantic coast of Florida, taking our time, to Key West, where we spent a few days before driving back along the Gulf Coast. I'm making about $20/hour as an industrial maintenence mechanic and struggling in Pensacola. So I see little hope of ever living in the Keys. There aren't any factories there anyway. I'm a great cook and could open a restaurant if only I could afford to. Bummer. Maybe I'll win the lottery.

This was a very good vid, and well explained...maybe an idea , is doing a vid on expected range of wages for various jobs..like teaching and police officers....public records should show those, and even grocery clerks and hospitality...been hearing a large demand there...even county and state jobs- public record, but those seem political - meaning you gotta know someone. Key Largo has a residential street that is flooded with seawater during King tides. No one, especially a realtor, wants to address the elephant in the room, but look at some of the FEMA projections on where Keys waterfront properties may be in say 20-30 yrs. Im not picking on the Keys either, I love spending time there, just being pragmatic.

Normally, I can get Verizon or AT&T out to about 12 miles offshore. We do internet (KZbin TV) for our television and use a Roku stick in all TV's We pay $40/mo for KZbin TV and then $55 for high speed internet, we normally have a down stream speed of about 150Mbps on average. That's all we need, but comcast and AT&T do have gig speed available here in the Keys, depending on your area.

Well the real cost of living in the Keys are the opportunities lost by not living elsewhere in Florida. Especially the types of occupational opportunities. Yes it is a very nice place to visit especially for fishing. As for beautiful homes on the water, even the very nicest homes in the very nicest communities in the keys, cant begin to compare to other places in Florida.

LOL My vacation in Navarre was my last FL trip I loved the beach there and the area, but it did not turn out to be the greatest time or how I had hoped it would be. I will say no more. Let me just say that I do just fine alone as long as I know there is someone nearby that I can depend on if something went wrong. After being alone in life for 22 years I suppose I have gotten used to it. I will fill you in another time, I just am unsure who might be reading this. You two look great and so tan and healthy. I sat under the pier in Navarre when I went to the beach. My skin was doomed after going to the beach so much as a young lady.

Primative camping in the keys isn't really cheap...$60/night. That was only one place l stopped at to ask...not sure what you mean by knowing someone is nearby....but the police patrol is pretty heavy. More than Navarre. Triple A takes about an hour and a half to respond, practically anywhere in the keys....cell service would be your biggest problem in that respect...unless you are near the highway.there is a koa on surgarloaf key- but has been under construction, might be open now. And I believe a venture outdoors on Cudjoe key, but ive read alot of bad reports there. If you plan well in advance, Badia-Honda state park is very nice...contact them for pricing....maybe I'll run into you at sunset grill or mangrove mama's sometime....

Since you still own a home in GA, couldn't you purchase insurance based off of your address up there and say that your home in the Keys is a secondary? I know that with my boat, insurance gave me the option of being in state only or pay a little more for out of state coverage. I live in the Ellijay/Blue Ridge, GA area and I'm considering purchasing a cabin here as a short term rental and living down there in the Keys.

Gas is about $2.70-$3 per gallon. Large pizza from independent restaurants can run close to $20-$25 or a little above average for a dominos pizza

Haven't been down there recently, but is close to the national ave...there are 2 stations in marathon that are the cheapest in the keys...gas in key west is about 40 cents a gallon higher. Coffee is also around the national ave, $2 for a 20-24 oz cup....i would reccomend trying a cuban colada, its small and strong.....very good!

It's crazy, my neighbours across the street have a vacation rental and I believe they're getting 3,500 a week! My father's house in West Haven Connecticut, 2 bedroom 1 bath 2 blocks from the ocean, market value of $155,000 he was paying $9000 a year in property taxes. Ridiculous!

@@GablesOnTheGo I'm in the northeast, Jersey. For a $200,000 3 bed 1/2 bath taxes will be around $7000 and for a $350,000 4 bed 2/3 bath, $13,000. And this is in south jersey, north Jersey is even more expensive! Taxes are out of control here!! NJ is the east coast California.

Great video! I am 55, just drove the Gulf coast of Florida looking for a place I wanna live! I would rent for around 1800 a month. I'm single and have a couple job prospects there! But I'm really wanting to know if it is a good life for a single lady? Love to socialize with friends, hang out cook out etc. May I call ?? Also on another video you mentioned weather is about 78 year round, is it humid there like the rest of florida?

I'm sure others that actually live there will answer, but the 78F year round in my experience is an average, because June to September can easily be in the high 90's if the wind drops, and when the wind is down, the humidity can go up, but the wind and water generally keeps things a little bit cooler. Me being from northern New England, I can tolerate the Keys a little better than I can Orlando, which is brutal. Also, the sun is a full tropical, nuclear furnace kind of sun. As for the rest of your questions, most of the people I've met from the Keys are outdoorsy types that like to socialize, I don't think you'll have a problem finding friends for social activities. I love my family to death, but sometimes I'm jealous of people that are single, the idea of being able to spend two grand a month on a decent condo or apartment and have more than enough room for myself, sounds amazing. Oh well, maybe when the wife and I finally retire we can have that to look forward to. Good luck!

Especially during happy hours...very reasonably priced. As well as the food specials during happy hour. When I go out to eat, it's only during happy hour....3-6pm at most places. Grocery store beer prices are about ave, and you dont have to pay a deposit fee, like in some states.

No, property tax here in Florida is average 1.6% on purchase price. Look at the history of REAL paid tax (public record) on Redfin. It’s not 1%

The state of Florida average could be what you say, but Monroe County is not, and actually it averages a bit less than 1%. Every property will have different numbers based on many variables obviously. REAL tax information for Monroe county can be found in public records. I always encourage buyers to verify for themselves, as I nor Redfin are the definitive answer for this topic anyway.

Thanks for talking real Numbers Very Informative! Surprised how high Insurance is... makes sense to almost take the risk and not Insure. Utility and Grocery costs were also VERY interesting. Seafood and Produce prices REALLY surprise me in FL. Same fish and fruit/vegs are cheaper in the MidWest USA than in FL. As much as I love visiting the Keys, I don’t think I would wanna live there. Way too expensive and not worth paying an arm and a leg and stressing yourself out just to get by. The Keys are absolutely beautiful, don’t get me wrong. But I’m completely fine with just visiting every now and then. The idea of living there is nice, but not worth the price

Now do you want the tourist brochure version or the truth about the keys? The truth is, you might want to consider going elsewhere, the keys is not like the old days, and Jimmy Buffett doesn't live here anymore! Today it's over populated, overpriced, and over regulated. just wait when you have to apply to the city just to paint your house, and hurricane season is 6 months of the year, and flooding, is a normal part of living here. All that shines is not Gold. There are places in the Sun where your dollar is worth twice as much elsewhere. This is coming from a long time resident here.. if you're still gun ho about coming.. then remember to bring plenty of cash, because trust me you're going to need it all...

The Keys are not for everyone, I certainly agree with that. However I really don't know anywhere in the U.S. that directly compares to the Keys if the blue water, reef, super friendly people and tropical vibe are important elements of what someone seeks. There are many places in FL and other states where you can buy twice the home for half the money, all in the sun. But I don't really know of anywhere that has all the Keys have to offer...certainly nowhere that I have ever found. We appreciate your viewpoint and discussion on the channel.
