Real Estate was the best investment in pakistan 3 or so years ago but now the scenario is completely evolved in favour of financial markets (banks, stock exchange) .. 5 or 10 marla plot bought in any posh society of Lahore back in 2022 hasn't been able to beat the average inflation rate of last three years. And the way Government is coming after real eastate investors ( taxes) i personally don't see any respite for this sector until the Kibor is brought down to under 15% , which again seems unlikely for the next three years. Once kibor is brought under 15% the mutual funds and bank deposit investors will surely be diverted to the real estate sector. Ps: Rental yield is kind of physical fixed deposit with low to below average returns .

Roshan digital is a good option for expats, not all Pakistanis, however, if you are keeping your money in USD or foreign currency the risk is always there.

Great interview. In my opinion, high end societies Like DHA are good for appreciation, but score poorly for rent % yield. But cheaper societies (like on Raiwind road) have better rental % yields. Plz advise.

Rental yeild in residential societies, and specialy in houses is always the lowest of all. For the reference you may watch our video where we shared stats and comparison of different real estate investments.

Rental land appreciates but the building depreciates with time. Also, there is a cost of maintenance. Sometimes renters don't pay for months and it's too much effort to recover.

Such building's depericiation is calculated after atleast 20 years. And for maintenance and other rental related issues, yes thats where you need a good asset managament company. So chose your projects carefully.

Usually stocks and security, bonds etc part is covered under stocks option, it can cover inflation but considering Pakistani economic condition a physical asset such as real estate is preferable.
