Hey, I want to add on more to what you mentioned about leasing brokerage roles. I’m sure it might widely vary across regions/ micromarkets that you are working in but if you go for an IPC (International Property Consultant) such as Knight Frank, CBRE, Cushman and Wakefield etc they almost always offer a great package for your basic salary plus commission depending on the number of deals you close in your fiscal year. Additionally, in order to close a deal you need to get the client to understand how their cashflow is going to work out and that taking up a specific space for their commercial operations is a lucrative deal for them, the role will require you to be well versed with market knowledge, current rentals, maintenance, opex and capex etc. So essentially you do learn about investment analysis to some degree. First of all, I wanted to start off by thanking you very much for the wealth of knowledge you provide about CRE. Thank you, Justin. You do an excellent job with your channel. My best friend is a commercial real estate broker/manager owner . He has been trying to get me involved in CRE for years. I am a finally making a career change into CRE . I would like to start as investment sales analyst . I’m trying to locate some of your videos on that topic. could you please provide me some information on , if those roles start with a base salary? I am really looking forward to entering into the industry of CRE . Thank you again.

I don’t quite consider myself a natural born salesperson, but I really like the analyst to production role route. Could spending a few years in an analyst role in Investment Sales learning as much as possible about the financial aspects of the industry compensate for a lack of a natural salesperson personality? Appreciate the help, thank you!

I'm in Valuations at a national firm, the area of the office we're in is right next to the property management people. My take is that property management for Class A high rises in a CBD area is mainly dealing with subcontractors for Tenant Improvement work, dealing with contractors for common area maintenance along with the asset management people, and "putting out fires." From touring these buildings with management, you could also be in an on-site role where you're at one or more buildings, having face-to-face meetings with tenants and tenant reps, dealing with issues and other employees on-site. Personally I prefer where I am, I think they make decent money but the upside career wise seems low, and they're always on the phone with people or dealing with things on-site. It might work well for you if you enjoy that, or if you want to get into tenant rep, I imagine you learn a lot about that in a property management role.

Tried leasing and I can say that some residential leasing agents have bottom feeder mentality
