As a landlord, this looks far better than I have received rentals back. Poop in the toilet unflushed, etc. This is what tenants call normal wear and tear . . .

That place looks 100x better than the place I rent and evicted last year, still don’t have it repaired. These people get away with murder.

As someone who repairs rental... everything you showed is typical. A lot of those things are on the owner not the tenant. You got away cheap in my opinion

I rented for many years and I NEVER left an apartment/house that bad. I washed the walls once a year to get cooking oils/general dirt off, shampooed carpets 2x a year, if a room needed paint because of me(like when we were moving in a new hide a bed couch and scraped all the paint off the wall for 6 feet... my bad, my fix) I bought the paint, masked everything off/covered the floor and painted. Gallon or two of paint(same color as original! NEVER any wild garish paint!) is cheap and my landlords always appreciated me keeping places looking nice. I always got my damage deposits back right away because when I left the place was move in ready!

You can do that if it's not normal wear and tear. I wouldn't do any repairs on normal wear and tear. I bought a townhome in 2023 so I don't have to deal with landlords. 😂

My wife and own 3 rental buildings. 6 apartments. I have 4 paying tenants and 2 non paying tenants. Just evicted a tenant who stopped paying rent the day I bought the building. Took from July to November to evect him. The local sheriff was two weeks late processing the eviction and made me at my cost, remove all of the tenants' belongings. I had to prove to the sheriff that I could clean out the apartment by 4pm. Then, I had to renovate the apartment. Over 1000 tack holes had to be filled and walls repainted. The bathroom needed to be grenaded. Had to fix the fiberglass bathtub to stop the leaks. In total, it cost us 6 months in rent and $10,000.00 to fix the apartment. Lucky I can do all of the electrical work or it would have cost even more. I feel your pain

I feel your pain Brad ! In 2017 I bought a brand new two bedroom two bath condo. The first tenants moved out after 18 months and left the place filthy. I spent 2 weeks cleaning it up myself. Since I had pictures of it from when it was brand new compared to what they left, when my eviction attorney showed the pictures to the judge, they were ordered to pay all the back rent and compensation for my time spent cleaning it up.

@gerardfricot3009 They tried to plead poverty but the judge made them make monthly payments. Each payment, the lawyer got 30% and it took them two years to pay it off. At least I got something.

Brad I’ve owned and built apt buildings for 40 yrs. Honestly I would repair the unit and sell your apts and put your money in the S&P 500 and call it a day. I wish I had done that yrs ago.

I was just thinking about this today, myself. I have two units on one piece of land I have owned/rented for 22 years that are leased through the end of 2025. Considering my exit strategy now. Concerned about the capital gains taxes. I am also concerned that I won't generate the $4500 a month I am receiving in rent if I sold the property and invested the proceeds.

So you dont think residual income from rent is worth the headache? I'm thinking about buying a home and rent it out. I already paid off my own home but just want to expand my investment beside my Roth 401k , Roth IRA , and stocks.

Hey Brad, I noticed in the video towards the beginning. When the light from the patio doors hit the floor it looked cupped, or warped. As a flooring installer l, this is very common when there isn't a proper vapor barrier installed. Lvp is waterproof from the top but not so much from the bottom. I think that why the flooring came up in the bathroom. The tongues warped and came apart and over time with wear and tear they completely fell out.

Actually your place isn't so bad. My rental was left so bad a KZbin influencer did a story on it. They stayed rent free for 6 months (lawyer had a hard time evicting them) and left a lot of damage. And the garbage, I unlived 15 rats between in the house and in the yard. They didn't do a lick of cleaning. Good luck sir and count your blessings, it could have been a lot worse.

Dude that’s wear and tear…you’re lucky that’s all you’ve got….I had to clean the inside of places to get to rent and some places have taken up to three days to get cleaned.

While there are some excessive damages like the holes in the wall, torn floor etc. Some of your other comments seem exaggerated. You say "gas station bathroom" and then pan to a white and empty toilet... didn't even seem to have stains or anything. Over all it's annoying when your property is treated so poorly but some of it might of been the quality of the construction to begin with. Those floors coming up are more than likely caused by poor installation and water protection given it happened in the bathroom. More than likely water got on the floor and they started to curl up or something. Number one thing that can save you thousands of dollars in repairs later is having a good relationship with your Tenets. They should feel comfortable coming to you with problems so things get fixed early. Other wise you get things like that where something was leaking, and instead of taking 5 minutes to re caulk the Bathtub or something your dealing with thousands of dollars in water damage.

Your a good man 👍I rented a mobile home and had to literally fix everything including HVAC , the front porch was rotted to pieces so my friend brought me a load of reclaimed lumber from a deck he took down, I’m building a new porch and the owner pulled up and said don’t make that too big 😖and drove away I stood there in disbelief for 3 minutes.

This unit doesn't look that bad. I have seen some horror stories also stop using LVP flooring it's cheap, and soon as you have a leaking toilet, the flooring trash ceramic tile would be a better long-lasting option.

From a landlord’s experience,,, you got off lucky,, I see minor damage And easily repaired, Yes it will cost you money and yes you have lost rent, But it could have cost you a lot more if they didn’t leave, I don’t know the laws in your state, but I have had a few bad experiences where it took my lawyer 10 months to remove a tenant, And cost me thousands,,, So you have my sympathy Good luck

When I moved I thought boy we'll keep our old house and rent it out. It was a nightmare from the start. In the third month went to get rent and they didn't have it. 4 trips later I got it but by than there was another month due. 30 days later had my lawyer serve them . 6 months in I finally got them out and the place was trashed. Fixed it up and sold it.

If I were your tenant, I’d have left your home spick and span! My mother raised me right! My husband and I rented a home for six months. The lady we rented it from said she never has seen such a clean house after the tenants left. That made me feel so good! I cleaned the oven, fridge, the basement, kitchen cabinets, you name it, I cleaned it. When I was all done cleaning the house, I freshly vacuumed the home so it was “show-ready”!

I have 20 rentals. I use turbo tenant to screen applicants. Zillow is also good for screening. It is free for the landlord and costs them like $40. I’ve had some renters that are hard on the house, but never that bad. I also do not let pets stay, they are ALWAYS hard on the property. I’m currently shifting some of my properties to furnished finder to get mid term rentals, it’s like Airbnb for 30days + geared towards traveling nurses and business professionals.

People have no idea of how much u go out of your way to help others. We met through your videos and u flew out to Houston on your own dime and paid to have a handicap bathroom put into my house. Who does that to a stranger?? Nobody sir and I’m grateful for you doing that for me and I’m blessed to have you as a friend as well. Your truly amazing Mr. Brown. I’ll forever be in debt to you for all you have done for me and my family. Hope all is well sir. Sorry haven’t been in touch lately. Dealing with my dad’s Rapid Progressive Dementia is a full time job for my paralyzed ass and my poor moms. Talk soon my friend and keep the videos flowing cuz I definitely need them.

My uncle owned a three family home back in the 70’s. Whenever a tenant would move out, they would leave the apartment trashed. My uncle and his family would move into that trashy apartment and would have to restore it. Then whenever another tenant moved out, he would have to move into that apartment and restore it. Make a long story short, they always lived in the trashed apartments and never able to enjoy a restored apartment. People are so disgusting.

I had a very similar experience. Add to that a couple more holes in the walls, 4 broken windows, and the house was infested with fleas. My wife had bites all around her ankles, it was so hard to kill the fleas, must have been flea eggs everywhere. The woman owed several months rent, moved and filed bankruptcy. No more rentals!!!

I could never be a landlord. People are nasty. I've been detailing cars for 25 year and am amazed how quickly someone can destroy a car. I would take a good look at the condition of someone's car before I'd rent them anything.

i did property management for 23 years for our family owned business. we had up to 250 units at our height. paint, rugs, and miniblinds are almost a given to have to do after a long term tenant, especially if they had kids/pets.

Sorry Brad! In Minnesota we can't evict people between Oct and March because of the cold. But idiots take advantage of that, don't pay rent and move in February if you're lucky! Lost my condo that way - had a few good tenants and the last one was the last. Never again for me, not worth the headache.

I had a family member rent his condo in an urban city to a lady on Section 8 with a kid. The first thing she did was to move in her boyfriend. He took a pair of speakers and sprayed them with a rattle paint can on the coffee table in the living room, leaving over-spray everywhere!

I am a heating technician who does mini service calls for landlords. I can feel your pain. I’ve been on many service calls caused by the tenant wish I was closer to see your house and meet you. I live in Maine now and I have always said I would like to move west/ midwest.good luck.good video for a landlord. Tenants never cease to amaze me. Someone said you must’ve seen it all by now in my 30 years, but I look at them and say no because there is always something else that tops the last you never know unfortunately, a lot of my service calls were just tenants that couldn’t keep oil in their tanks. Some caused by stupidity. Some caused on purpose. I have seen a few places get ransacked by the tenants, I had one place the tenants cut every pipe in the house, but didn’t take a darn thing .just did it to be vicious. I don’t know if they ever found him. it seems like no matter what business or what you do for the customer there are always going to be people trying to screw you over some people don’t even realize their own ignorance. Good luck too bad to see a beautiful apartment like that ruined because of carelessness I feel your pain. I seen it too many times.

We have 2 dogs, 1 cat and a red ear slider turtle, we paint outta pocket when needed, WE replaced the carpet, WE TAKE CARE OF THE PLACE, most work done is taken off r rent, but some we just do because we live there

I own a small junk removal service and mainly work for landlords, rental companies, and real estate agents. It’s wild to see what tenants do to places. We just wrapped up a large junk removal at a rental yesterday where horders lived. Dump fees over $1500. 14 loads in my 17 yard dump trailer. Final quote was roughly $8500. Then the repairs I assume are over 30k when a contractor goes in for repairs. Doors busted, walls busted, floor ruined, trim messed up, cabinets ruined, smoke damage, just a mess what tenants do to homes I can’t imagine how some people still make money on it.

Tenant screening is the #1 priority with rental properties. Save yourself from some headaches. Owing rental properties is a smart investment. Just do it right the first time, like anything else you’d do

After 3 years the tenants in my cinder block industrial building painted nearly every wall with different hideous colors. They cover the floor with used fake wood panels that they glued down with what appeared to be cove adhesive. They drilled multiple holes in the poured cinder block walls for no apparent reason. They moved out their semi-decent furniture and then filled the building with what looked to be trash from multiple backyards. Repairs cost over $8K !

Nope ! And since the current tenants are using it for storage the former tenants had the nerve to call to see if it was available again because they noticed there weren't cars parked in front regularly. As politely as I could, I told him to piss off. Not my exact words but, you get the point.

Thats not too bad I spent 17 years in the Buy Here Pay Here car dealer got cars back that were full to the seats with garbage rotten food soiled baby diapers you name it about 20 % of them came back that way.Very few made it to the final payment.

We have rented for over 40 years…so many people do this!! We are selling them now! Done! Literally had to rent dumpsters for many tenants to use to get out…they still left stuff for us to get rid of!! Trip after trip to dump! Holes in walls, dirty and busted stuff. Oh and no rent. 😮 Yeah and the smoke detectors are there for a reason…they say “ we don’t like it going off when we cook” duh Good tenants pay for duds! Sometimes not enough profit to break even. Sell it Brad! Good market now.

As a maintenance man/ renovator you have it easy!!! Long story short ive opened refrigerator doors with multiple types of meat thats about to explode from being so rotten and the smell ive puked making more of a mess and ive worked on farms for the amish for years !! Wait until you gotta replace floor ,base and quarter round thats had fecies harden in the trim for yrs. Also this is with backround checks!!

I’m a Handyman and I have done maintenance and repair work for Property Management companies and I can tell you 90 % of the homes I went to were occupied by pigs.

We have 3 large dogs currently. Two are ours and we're fostering the third. We have nowhere near any damage to our home like that. I will say that we did lose a screen from our storm door, but since then, I realized that I can switch the screen and glass and now our screen is at the top of door! Is it not possible to hire a good carpet cleaning company and have them clean the carpet instead of tearing it all out? It may be worth a try, especially if they do a good job of it. I've seen miracles done by some of these companies over the years. I cannot imagine how 1/2 of that damage occurs... the flooring coming up, the door panel, etc. I do somewhat understand the dust on the ceiling in the living room if the ceiling fan is that bad. I wouldn't be able to get up there to clean it, but I'd also mention it to my landlord and see what they want me to do. I was very much like your children who rented thru college. I was always hesitant to hang things on the wall. I have a retractable screen gate on the flight of stairs coming up to the master bedroom/spare bedroom/bath (4 level split) and had a horrible time deciding on one because I didn't want to screw into the bannister or wall. The one I got is great with very strong adhesive tabs. I know it will damage the walls and remove a bit of paint, etc. when I take it down some day, but I'd rather do touch-ups to the paint/stain than have holes drilled into the bannister. Anyways, I'm blathering. Sorry that you had such a rotten experience and it's going to cost so much to fix it back up. One word of advice... don't let a bad tenant deter you from being good to other people. I know you won't. I'm a firm believer that while you may encounter one or two ungrateful people, you will be a blessing to so many more. Look at all the grateful people in the comment section of your barndominium vs pole barn video! Most important is that you do what's right because it's the right thing to do, which I know you do. the saying "no good deed will go unpunished" applies to any landlord that takes payments or waives deposits or security checks... I have never heard of that one time when a great tenant came out of such an arrangement.

That wasnt that bad alot of it was what we call in washington state normal wear and tear 1 of my rentals was way worse. Thats called a blessing for them to leave it like it was. Flooring, washing some walls and alittle dump couple repairs and some paint is easy pasy! 😊

This is sad. I'm a renter. My grandma managed a mobile home park, mom and sister in law both managed mobile home parks and apartments. They would tell me stories and sometimes even take me into units that had to be turned. It's crazy how much people just don't give a crap. What sucks is people like this make it tougher for good renter's like me. My landlord loves me because he knows I can do most of my own repairs. Even did a panel upgrade for him on my home so he knocked $250 off the rent per month for a year for me. Damn brother I would love to be your tenant. I'd love to rent that spot. Although it would be a bit much for just me. How long was this tenant here for???

Most of that stuff looks fine. The water damage isn't cool and the tenants should have notified you. Next time put Vinyl sheet or tile in bathroom. Also, put door knob wall protectors on the walls to prevent drywall holes, try to get rid of the bifold doors or get better hardware for them. Do an inspection every 6 months and replace filters then.

I feel your pain!!!! 😖Use to be a landlord and kind of had the same things happen. They even cut up some of my tools and said they didn't need them there. Best part one of them didn't live there just was dating the renter & thought it was ok to do it without asking. Unfortunately I got out of being a landlord. Can't wait to see the repair job. As a landlord myself, I've seen muuuuch worse, you were lucky. I know it's a rental, but some of the materials used are very cheap, and much more susceptible to easy damage. Vinyl floors are terrible, hollow core doors and missing door stops and hence the damaged drywall, particle board elements, carpets?! I would probably go with area rugs and continue the vinyl theme on the upper floor, much easier to maintain. Bad choices are on the landlord. I feel rentals especially require more durable solutions.

I managed a rental for my parents after they built a lake home and moved... never again. Mom decided who could rent, I just took care of rent collection, depositing it in the shared bank account(a percentage was left in it for me for maintenance and a salary). After 2 bad renters in a row I told mom I had to interview these people... and you are not renting to someone with young kids or pets again. I found a retired couple who moved to town and after 5 years renting to them and spending 1/10 of normal on maintenance I talked mom into doing a rent to own with the rent already paid as a down payment. The couple were in their 40's when they rented it, retired early after he got hurt at work. But he liked to stay busy and rarely called me to fix or paint or whatever... he did it himself and I only found out if I was there when he was doing it! I will never do it again, nope, not worth the headache of bad renters, collections, death threats from one guy(who is now in prison for other things, drugs, head on collision while drunk/high that killed someone...a real piece of work!), calls at 3AM, the water is leaking... well shut it off like I showed you and I will fix it in the morning. Get there, they hadn't paid the natural gas bill so no heat and pipes froze... that was the death threat guy because I had him evicted... Rentals are only worth it if you have 20+ properties to pay for the bad apples who trash a house... Mom and Dad got lucky the last renter turned out to be a really good one so they actually broke even after selling the house and paying me for 10 years of managing it. One of my sisters told me I should have managed it for free, I looked at her and said okay all yours next time, YOU take the headaches, middle of the night phone calls, going to court to evict a bad tenant... the HOURS I spent on that mess that took time away from me enjoying life....

If a Tenant lives by themselves and they pass away if family and friends are not willing to take their belongings it will cost thousands to hire a junk removal service to clear out the Tenant Property and a cleaning service company to clean the Tenant Property

I've found getting into rentals you need to leverage yourself so you aren't cash poor. All about cash flow and background checking your tenants. Nowadays you need to have a big line of credit for unexpected expenses or a pile of cash somewhere. It's run like a business and takes time to get wealthy. Too many people try getting into being a landlord without having the proper backing. Crazy how people think they can just leave their junk.

Sorry Brad, that’s just gross! Glad you have a crew to help you, when my dad had rentals us kids were the crew. Needless to say none of us own rental properties lol He even bought a house hit by the 1975 tornado what fun! Good luck, hope your next renters are good.

We rent. I make improvements to the houses I rent. Little subtle improvements that are not very expensive. We have always got our full deposit back. I look at it as practice for when I finally own my first home.

I've never been a landlord but have family members who are and have in the past. After hearing all their horror stories I could never be a landlord. Most people will never respect your property because they don't have a vested interest in doing so. I really hope you find a good tenant on your next go around and can keep them for a long time.

I feel like this is all expected when you are a landlord. Kinda goes with the territory. Hopefully you got a big enough security deposit. Single family rentals are always a bigger risk. You gotta play the long game and hope your equity is going up.

This is the reason why you have to put 2-3 months deposit before you are allowed to rent in my country. And the rent is always payed in advance. If there are no repairs when you move out you get the money back.

A friend is renting a business he told his landlord about flooding and mold in one room he since been putting rent money in escrow since August in November he gave notice he is moving by January 31 when he is out February 1st does he have to pay the bank rent

Sympathize to a point. Always put doorstops behind doors when remodeling or you will get knob holes in walls. Don't know your story of course but I see builders using cheapest grade materials as possible, i.e. crappy interior doors that do delaminate, which look great to start but do not hold up. Absolutely no excuse for missing flooring but did they notify you of water damage which probably accounts for it? People always mount TVs on walls so I would expect holes in wall. Maybe you should have provided wall mounts. Ceiling fans in cathedral ceilings are notoriously dirty because no body has equipment to reach them. General dirt is not really excusable but when you only give someone 10 days to get out, they are not going to clean. Anyway, I do sympathize with you in general but don't blow things out of perspective. Good luck in future!

Ohhhh I feel your pain @Brad !! Back in 2009 I bought a foreclosure house for $79,900.. it had just been remodeled and was in great shape. I rented it to a female who I’ve known most of my life who just had retired from the Navy.. I figured I knew her and her whole family, she spent 20 years in the Navy.. should be an awesome renter… ummm dang was I wrong.. I think she rented for 2 years.. I didn’t bug her much to do inspections ( stupid on my part ) but when I did ask to do an inspection.. she’d tell me she was “out of state” or some excuse to put me off till a certain date. Little did I know it was to give her enough time to clean. One day a neighbor called me in the middle of winter and told me the front door was wide open.. So they pulled the door closed but I needed to come look.. I drove up and looked through the front door glass and could see a basement wall had black mold 14” high from the floor.. In Ky, landlords are allowed to make entry without the tenant’s knowledge or even being home if it’s an emergency.. I walked in that house and literally had to take a knee. I could NOT believe the shape of my beautiful home.. I had taken from my retirement to purchase this house to supplement my retirement income.. Had I let her live here 1 more year, I would have had to condemn the place. Words cannot describe how disgusted, mad, sad, and astounded I was. I called her and lost my Sunday school words for sure!! Needless to say, She got evicted immediately.. I came in and redid everything I was able to on my own.. Did a VA refinance and now it appraises for $220k.. So I won’t be renting it out anymore. I just said heck with that and I moved into it myself. People could care less about someone else’s property. I’ve thought numerous times about maybe trying it again with another house.. but then I talk myself out of it pretty quickly.. 😂.. Stay blessed brother!! And stay warm if ya can.

Why are you surprised by the tenants, my tenant destroyed my $6,000 apartment, the stove burned down, the fridge was smashed, the kitchen cabinets were broken, the carpets were peed on by cats and dogs, the bathroom was shit on, and there was 1 inch of dust under the ceiling, he didn't pay the rent for a few months and he got evicted, people are like animals, they don't respect their own but they will take care of other people's??? But remember, when you go to the other side you will have to confess the 7th commandment.

This is why I like 2 bed/1 bath sized places, the whole family isn't living there. I'll inspect after 3 months and even closer after 6 months, if they are damaging things or being dirty they won't finish the lease. No carpets in a rental! If they want a carpet they can buy one at Lowes. No pets. And no low credit scores! I like to look in their car to see how dirty it is while they look at the house. Chances are they will keep the house like their car. Too many good tenants available to deal with the trash. (literally!) Definitely get the largest deposit your market will support and move FAST the day they are late to get rid of them. If I give it to them in clean working condition it must be returned that way, otherwise they pay the cleaners to do it.

Dude, if you are going to complain like this then you need to go ahead a sell all your rentals. This is what you signed up for when you decided to go into the rental business. Honestly, while these are damages, it’s not bad enough to justify your dramatics.

Time management a lot of rentals in one time I had a person come in that had a raccoon it was a strict no pet policy but they still let in of all things a raccoon and a completely trashed place

I know it doesn't stop nasty people. But the bigger the deposit the nicer they treat the property. Rent is due on or before the first so on the second 3 day notice! I also have a no pets.. I know kids can and sometimes are worse than animals. It does sux sometimes to be a landlord 😂

Bro. You’re not cut out to be a landlord if you’re complaining of typical damage for any rental. That’s why you include on leases deposits and cleaning fees. The damage in the water closet floor looks like a horrible installation from your contractor or previous owner.

Tenant leasing right away just to fill a property is the PROBLEM. Waiting to screen for the better tenant long term often works better. Residential rental not about cash flow it's the equity growth of the properties value over time. Investors often do way better buying in the best areas even at higher prices because most of the area is owner versus tenant rentals. The rent growth and property values tend to be a higher overall return over time. When too many rentals in a subdivision you have intentional landlord owners in state, out of state, accidental landlords, and then lots of different property management companies. That makes an area unstable due to bunch of different leasing practices and screening. Once you get worth millions to tens of millions in net worth you skip all this sh*t and going to owning commercial NNN properties for passive wealth. If someone makes 400k to 1 million and up a year income from job or business residential will suck your time away for a big headache. You can't scale residential houses passively because different landlord tenant laws by area, different vintage age houses, different property management companies. Owning commercial the tenant and owners are considered sophisticated so getting them out for non-paying much easier. In real estate 21 years commercial as investor and principal broker. If you love residential then people move on to being a syndicator as a general partner and their accredited limited passive partners invest with them. They go buy 300 unit and up apartment buildings typically. That way one location and tenant laws with one PM company and onsite handyman person full time on staff.

When someone lives in an apartment or house then you're going to have cosmetic blemishes after a few years. Some of these landlords act as if the place should be as new as when the tenant first moved in. There shouldn't be any major damage, but complaining because the blinds are dusty or the countertops are a little chipped or stained is a little much. That's why you collect a deposit and cleaning deposit. If you want the place to look immaculate all the time then don't let anyone live there. 😂

OMFG you're being a big baby. The squatters we had on our property ripped out walls, plumbing, electrical, took ALL the fixtures, broke ALL the windows, left behind a dump truck full of garbage, actual food and daily garbage mind you... AND SO MUCH MORE.

Actually this place is manageable for repairs which is saying a lot because I have been in places that has cat shit everything even in the tightest spots where you question how a cat took a shit there. But this guy was lucky because crossed the street there is a rental place and that place must have been completely trashed after hearing the local heating and plumbing being there as well everything was removed even the cabinets too with one of the biggest dumpsters you can get in this area.

Your still coming out way ahead even if a tentant didn't pay a couple months. They are paying the mortgage on your property so when the loan is paid off you can still rent or sell for a huge profit

While that tenant may have been on the problematic side it looks like they at least made a 6/10 effort of getting their stuff out and left when they said they would. Count yourself fortunate. Especially with larger units people are almost always going to leave something behind or fill the dumpster on the way out. looks like you could rent a 5 yard dumpster for a day and chuck in everything they left and its done. That can come out of their deposit if there is anything left. As for cleaning and repairs most of that looks maybe a bit on the heavy side but overall pretty routine - guessing they had pets or a lot of people living there hence all the dirt. If they were smoking that would make things a lot worse but you don't mention it so I'm guessing its just good old fashioned dander and dirt. There are apartment turnover companies that will come in and clean everything. Have pro carpet shampooer come thrhough if carpets are just dirty but not damaged. they can do wonders and much cheaper than replacing. Remember a turned over unit is only perfect once. Thats before the first tenant gets the key. As long as you get the place cleaned up and fix actual damage and deodorize well it will probably rent just fine to the next tenant. the hardest thing for me as a new LL was calibrating my expectations that not all tenants were going to treat their units like I would and new renovation work has a much shorter expected lifespan in a rental than in your own home. Doors coming apart - cheap doors plus excess humidity or not heating rooms/areas can do that. You can probably just glue them back together. Put door stoppers - the big rubber kind that catches the doorknob - everywhere -and put the extra super heavy duty ones on entry doors. Saves a lot of drywall patching. Next time you DO have to replace all the floors put in LVP everywhere - solid vinyl kind. it WILL save you money and sanity in the long run. Keep a couple extra boxes for spot repairs.

If I move out of a place I figure the owner going to clean paint and change carpet so why would you spend a lot of time on that when your trying to move out the deposit should cover those things. I know I wouldn't want to move into a place knowing the owner didn't do those things before I moved in.
