Inquiring about the prospect of purchasing a home from a real estate agent can be likened to seeking advice on alcohol consumption from someone struggling with alcoholism, amusingly enough. Properties in my vicinity, previously priced at approximately $450k in 2019, are presently selling for $800k to $950k, delivering substantial profits of $350k for every seller in the area-an astonishing development. Frankly speaking, a deflationary trend seems necessary at this juncture. The alternative, which involves a widespread bankruptcy scenario for many individuals, could have adverse repercussions on the economy. Achieving a return to a semblance of normalcy might only be plausible through such drastic measures.

Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

@@brianb6415 Brian I don’t mean any disrespect to anyone. Grant is a great marketer, as I said. The thing is he tells people to not invest on their own and instead, send him their money. If they have $100k they can make so much more money doing it on their own. From experience I know. Without any cash or superior angles, I turned 0 into over $1M in 6 years. Yes, it’s harder than sending money to someone, but the returns are huge. Grant uses fear and fast talking to steer people to him. In return he gets rich.

I don’t think the real estate market will ever hit pre pandemic levels and it’s only going to correct if supply outweighs demand. I don’t think that will happen when rate cuts start to come, it’s only going to entice more buyers to get into the market. Location matters as well because here in NC prices have been staying steady because everyone is moving here.

How much loans do you have? How many of them are floating rate ? What is your average DCSR? That means how much money do you have left on each property left to pay your loans after all other expenses? What data have you provided to say there is going to be correction? Everyone on youtube has been saying that? Where is your data? Do you publish how much each property has in expenses. Are you properties in Florida or other places that are flood zones and what is value your insurance ? how much is your insurance and property taxes? How much will they go up in 2024? Rent growths have slowed down and in some cases are negative? What have you done to cover that? Are you aware of government regulation that will affect your portfolio? These questions are ones any investor should breaking and answered.

I hope so, been stacking it. Around 60% of my equities is cash. Still earning 5% in a high yield savings, so it's hard to even spend it.. lol. Hopefully you're right though, and we get some good deals to score in the near future.

Not necessarily, depends on if rents stay the same or not. If the rents stay the same, he'd be just fine. And since he has a good stack of cash on hand, he could actually capitalize on it and make out well. All about the rents and ability to capitalize and buy new properties. If his properties lose some value, he will be fine if rents remain where they're at. Losing value is just a "paper loss".

I guess the light came on , you finally acknowledge that the market is going to crash . For months you have been a cheerleader for going out and buying or investing its sad that you have invested people's money and could very well lose .
