Such market uncertainties are the reason I don’t base my market judgements and decisions on rumours and here-says, got the best of me 2020 and had me holding worthless position in the market, I had to revamp my entire portfolio through the aid of a planner, before I started seeing any significant results happens in my portfolio, been using the same advisor and I’ve scaled up 750k within 2 years, whether a bullish or down market, both makes for good profit, it all depends on where you’re looking.

Never use your Home Owners Policy Insurance unless it's for something major! If you have rental the same applies! Only use it for something very big or not at all! Very big meaning tornado coming through, major fire, hurricane, etc.

I'm going to call BS on this. After 6 years with my property, near Yellowstone NP, insured through Proper, they notified me earlier this year they would not renew my policy. I have had ZERO claims. I can't recommend this company at all! VERY disappointing to terminate our relationship! Boo!

If you're house hacking a duplex, where I'm living in one unit and renting out the second unit to a long-term tenant, should you get home insurance and add that you rent part of the property, or have both home owners and rental dwelling coverage?

Great question. Insurance for duplexes can become confusing quickly, and it's your responsibility to inform the insurance carrier of the occupancy. There are only three options for insuring a duplex, each option providing different property and liability coverage, so it's critical you get it right. Option one is homeowner's insurance (HO), which is written as a 'residence premises' or owner occupied (the place you live, the place you get your mail). It carries property coverage (structure and contents) and personal liability, which follows the insured anywhere in the world. It's important to have personal liability on your primary home. Option two is landlord insurance (DP-Dwelling), which is written to be 'tenant occupied'. It carries property coverage and premise liability, which is different from personal liability. The third option is commercial or business insurance which carries property coverage and commercial business liability. Scenario 1: If the entire duplex is owner-occupied, then homeowner's insurance is best. Scenario 2: One side is owner occupied, and the other is long-term rented, then both homeowner's insurance and landlord insurance are best. Scenario 3: One side is owner-occupied, and the other is a short-term rental. In this scenario, you would want homeowner's insurance and then have a commercial policy for the short-term rental. Insurance carriers will treat this differently; for example, Proper combines both personal and commercial policies into one policy, but most carriers would separate them into two policies.

The reality is you can be sued for anything, and there is an assumption of privacy when you check into an STR. People do not like to be watched. Most of these cases are hard to collect, but you still need a legal defense to respond to the complaint in court. Make sure your liability insurance covers legal defense and that the legal defense does not take away or eat into your occurrence limit. We also had an invasion of privacy suit where a neighbor of an STR sued because they were tired of living next to an STR and having new guests come every week. These lawsuits are rare, but again, in America, you can file a complaint or sue someone for just about anything. Frivolous lawsuits bog the system down, but you need and want defense.
