We have seen the mobile home business come such a long way. In the old days most people referred to mobile homes as a trailer house. However some of the manufactured homes we carry are far from “trailer houses.”

I bought a Hamilton manufactured home. It was delivered from HAMILTON HOME BUILDERS (Manufacturer) located in Alabama to Wrights Manufactured Homes (Retailer) located in Vidor Texas. On the HAMILTON HOME BUILDERS DRIVER- RETAILERS CHECKOUT FORM. The Retailer and Driver STATED: Torn underbelly, 3 missing tires, 1 broken axle, Furnace wire wrapped around axle, Broken breaker box panel, and STILL CHECKING. The Summit Housing Transport Delivery Receipt stated the same thing. The driver also stated 5 hours labor. The inspector from TEXAS DEPARTMENT OF HOUSING AND COMMUNITY AFFAIRS-MANUFACTURED HOUSING DIVISION Travis Owens emailed me the checkout form January 31, 2019 at around 9:08 AM. Later that same morning there was an inspection at the initial home site. When everyone arrived at the home site. The inspector from the Texas Department of Housing and Community Affairs- Manufactured Housing Division should told the Manufacturers Representative (Hamilton Home Builders) Chis Guth, Retailer (Wrights Manufactured Homes) Curtis Wright and Installer(ROBERTS Mobile Home Service) Robert Lee. That the manufactured home was destroyed during Transportation to the Retailers lot and you need to replace the home or return the money to Mr. Fragstein. Google 24 CFR 3280.307 Resistance to elements and use. Read the FEDERAL MANUFACTURED HOME CONSTRUCTION AND SAFETY STANDARDS. If any exterior mating surfaces is not sealed with sealant and the frame is rusting the home should not have been offered for sale. That’s the FACTS.😊

This is a plan I can live with. I would flip the kitchen/dining area to the front side. I really like the front hall on the back side of the house. I did see you could add six more drawers to the base cabinets. The back door would open in so you could have a storm door for spring, summer, fall ventilation. A nice floor to ceiling bow window in the front bedroom would be a nice touch. Optical illusion for more space in the front bedroom. Overall a good floor plan. Imagine, if you will a box 18x80. You said this one's box 16x78. Split the extra 2" between the two front bedrooms. Nice. Imagine a nice big deck off the sliding glass doors. That would be sweet.

For the master bedroom I'd add transom windows on the back side...2 transom windows that are vertical separated enough for a queen or double bed. A king sized bed will take up too much space but for a room with 180 square feet that might work, too.

I like the division of rooms and space for a dining table. Nice kitchen layout. Sad no utility “room “ but there is only so much space and I like having more living area. No to main closet in bathroom. No linen or storage closets is a deal breaker for me.

If and only if the manufactured home is built to the FEDERAL MANUFACTURED HOME CONSTRUCTION AND SAFETY STANDARDS ACT. Then you have a GREAT Investment. Google and read 24 CFR 3280.307 Resistance to elements and use. GOOD LUCK 😊
