I live in a 1969 single wide one bedroom, one bath along the rouge river in Oregon with a wonderful view. Paid cash for it, redid the interior, replaced the flooring, new fixtures, built an island in the kitchen etc. repainted the exterior. Has a tuff shed on the plot for storage and possible den office in the future. No mortage. Perfect for a single senior like me. Love it.

The price for them is outrageous nowadays, and bought a fleetwood 2004 3 bedrooms two bath new for $39,500 now 20 years later that same exact home is a little over $110,000 honestly I’d do a regular home now, because the big draw for manufactured homes was the reasonable price that now sadly no longer exists.

They don’t like one to get off the hook 😂

It's totally doable for a young family but for a single person it has everything. They want a lotta $ for these brand new trash cans. I bought a 14x72 built in the 90s. Somebody has refurbished the interior, spray finished the walls, changed out the tubs for tiled showers and completely tiles the bathroom floors. They also refloored the rest of it and it already had underpinning. Oh I forgot to mention they also installed a painted metal roof which saved me a lot of trouble from a hailstorm last year. It is on 10 acres of land with a two car garage and spring fed creek out in the country. I paid $85,000 for the whole thing.

My idea is to buy one of those used construction trailers. You see them on big sites, and you can pick one up used for under ten grand. Inspect them for rust and rot, then repaint and rehab them. The big problem I have found out is the zoning. It's very difficult to find an area that lets you do or build what you want. There are always all kinds of restrictions and nosy neighbors watching your every move. It really disabuses the idea that we live in a "free" country.

I bought a 3 acre lot that had a 14×66 trailer on it. The trailer wasn't in great shape but it was livable. I lived there a few years and completely remodeled while I was living there. Then I sold it and made a really nice profit. The same people who brought the trailer still live there and they love it. If you were on the inside, you would never know you were in a trailer. These are great options for people tight on cash

I have a 2020 that is the same as the second one but without the middle bedroom. Clayton Tru Delight. I bought it brand new in 2023 on a half acre lot for $35k. It had sat for 3 years and never lived in. Everything was still in the plastic. The guy bought it for $60k and put it on this $10k lot plus put in a long concrete driveway and power pole. He intended to make money selling this as a land/home package. He lost $, but I definitely WON! It's a good home, but being all electric, the heat bill is higher. Electric is decent the rest of the year, though even with central air. My only complaints are that they cheap out on shelving and closet racks, but you can always add more since there is room and that the vinyl siding is starting to get wavy/buckle because of the heat and sun. I lived in a 14 x 60 in the early eighties with two beds and baths when interest was 14.75% on houses. It was my husband, me and a baby. We had plenty of room; however, the back door frosted over on the inside in the winter in Alabama. 😂. We taped a folded blanket over that door for insulation.

I have a 1997 16 × 80 Fleetwood 3 bedroom 3 with 2 baths. We bought it new. We have kept it up well. Had to replace the master tub, I made it into a walk in shower. Took the carpet up in the hallway and living room and put a hardwood floor down in the kitchen living room and hallway. You can do anything to a mobile home that you can do to a site built house. They will last forever as long as you take care of them.

Transport, ground work, concrete pad, and underground electrical and my total cost was around $34,000... I've lived in the trailor for 8 years and it's perfect for me and one cat.... Annual taxes $880, annual heating in Northern NY $800, average monthly electrici bill $50.00... Life is good in retirement....

That price is insane!!!!!! Im in east Texas and i was looking for a quick fix after my house fire in 2017. The cheapest on the lot then was $24,000 for a single wide 2 bed 2 bath half again bigger than these toy boxes. I ended up buying a claton anniversary 2.0 for $64,000 its a double wide well over 2 1/2 times as big as either one of those.

Mine was a 1980 Crown Duke Royale. It was well cared for and cost very little to heat and cool. You could lay on the floor during the worst winter storms and was never cold or felt a draft. I am told that shortly after they went to 2x6 construction so they could even better insulate. Under my trailer the bottom was insulated with a one piece vinyl with insulation. It was very nice and had no complaints, but after baby number 2 the wife and I bought a duplex. Lived in one side collected rent from the other. That worked out well also.

I bought a 1979 14x60 for $750. It had been gutted, new plywood subflooring and sheetrocked walls. I bought vinyl plank flooring for 1400. Will paint walls myself. Had the Amish build me an 8x10 deck and almost flat 16 ft ramp to avoid steps. Not fancy, but sure affordable for single guy. I can buy airplane tickets with my savings. In 1998, I purchased a Clayton Royalty 14x72 mobile home, complete with vinyl siding and a shingled roof. Had 3 bedrooms and 2 bathrooms. Only cost me $26,000 including a new washer and dryer. Wish I still had it, considering what new ones cost today. BTW, the A/C breaker isn't installed until they install the A/C on site after the mobile home is set at its destination.

In 2018 I was fishing i rural Chester County PA one hour south of Philly one hour north of Baltimore. Was a stage stop back in the day. Came across a double wide in a beautiful park with no amenities. Dead end with nothing but woods and farms behind me. Lot rent currently $620 month. Paid 20k cash put 10k into it. Apartment rent in area averages $1500 month. After covid prices in park skyrocketed. Homes selling well over 100k and gone in days i got lucky, but there are times mobile homes can be a good investment. Saved over 50k in rent since 2018. Happy hunting 👍

I just watched a video yesterday on a KZbin channel "Off Grid Bo" with the video titled, "Tour of Cheap Off Grid Cabins". They had one that was 14' x 42' prefab log building that was mostly finished out on the inside for $24,000. The video is from a year ago but it could give y'all some ideas for other options. Also, since you are putting it own your own property. Why not build a steel building with the approximate same dimensions? Or build a wood framed building yourselves using the same dimension. I bought a double wide 4/2 in 2007 from Clayton. Wish I would’ve saved my money. I kept hearing water running. Later found 2nd bath tub faucet plumbing was not installed correctly and leaked water under the tub and along the wall into the kitchen. Had to replace all the flooring. It cost a lot to fix. Much later found electrical wires in master bath wasn’t wired to code, the smell of burning wires led to all new electrical work. I also had to get the flooring replaced because the tub drain was also leaking and rotted the floor in the master bath. Dissatisfied!

Thirty years ago I bought my 24 x 40 3 bedroom 2 bath double wide with fridge/freezer and stove and hot water heater and electric furnace for $22,000.00 plus 2,200.00 for the external A/C compressor installed. Very basic very minimum quality no furniture, most simplistic floor plan imaginable. The closest equivalent I could find anywhere was the same size, better quality and floor plan and included basic mobile home furniture for 47,000.00.

They’re getting expensive though. I bought a 16x55 new for $100k. Then you still either need to buy a piece of land and pay for the set up (land clearing, septic, electric, water) or pay for rent.

They are basic. Nothing eye-catching, but inexpensive. However.....where the real cost comes in at is the land you set it on. Even mobile home park lot rents can run $600 up to $1200 a month in my area. And the cheapest 1/4 acrea of raw land costs about 35k. Thats without any water, electric, gas, propane, sewer, etc. Even mobile home parks run $600 to $1200 a month in my area. So to buy land, prepare the ground, at the very least,, its going to cost me around $160k. I've already checked into it. Not something retired seniors, like myself can afford.

Ten grand for sewer / water, and permit. Electrical hook up three grand, price of the land, unless you already own land, If you do have your own land it’s 0.00 down. Plus the price of the home can all get very expensive fast. Land clearing, And then you have to get a CO to move it after all is said and done.

Yes, just to drill a well will be right at $20 grand, and septic another 10-15 grand then running electric. Forget about it I will live in a cardboard box under the overpass, and I could afford that if I wanted, but I am too cheap. People can't afford to live anymore.

Hey, I saw a Tiny Home for 119K, I think. It was about 380 Sq Ft. It did have quality insides and not look like a TH, but I am not sure I could justify the expense.

The real cost of one of these is a stick built home can triple in value over 30 years where these depreciate in value. Land becomes more valuable to sell without a trailer park for other users. So you may be searching to move before it's paid off. My city don't allow trailers in the parks that are over 20 years old to obtain a license to operate. Parks are closing across the city and no new parks are allowed to be built. Trailer houses are not that portable as a 5 wheel camper or moter home. Taxes on trailer houses and permits must be up to date to move.

Damn I checked the price on one back in 2019 that looked better than that one and I was quoted $ 32,000 that included delivery setup under pinning and new Heat pump with air, for a 14x 60 , I remember buying a 32x60 double wide in 1995 with heat pump under pinning setup with concrete footers turn key ready to move in and I paid $35,000 for that one and it was very nice it had 22 cabinets just in the kitchen with fridge dishwasher fire place 3 bed 2 full baths, washer and dryer, after financing it was $52,000 I can't be leave how much things has went up.

A few years ago a twelve wide and fifty feet long mobile home was thirty nine ninety five that was $3,995.00 and the ten wide by fifty feet long was twenty nine ninety five that was $2,995.00 the actual length was about 47 feet long and about three feet in the tongue. And both prices included delivery and set up but the customer furnished the concrete blocks. Mobile homes are way over priced now days. Also back then the mobile home company would buy the tires and axles back from the customer for $150.00

These have no wood in the walls (only studs) its gypsum board, pink insulation craft paper and vinyl siding. Freddy kruger could put his hand right through the wall. An OSB wrap used to be around 1500 dollars extra.

@@maegardnermills4292 I have seen people brick doublewides on the outside once the foundations have been made permanent. You would not be allowed on a singlewide unless you owned it, and not the bank. Bricking all the way up the siding makes the house immovable. its not a matter of code really since codes are local and houses have been built with brick siding against stud walls for decades. These houses are code and the brick is code. The OSB wrap really locks the place up tighter than just vinyl siding craft paper pink fiber and gypsum wrapped wall board.

@@mybrotherdonnie - Good. That's what I would do. I lived in a high density trailer park, just outside of an Air Force base. None of my neighbors were military. Even the dude at the office was a crackhead, and used to steal the lot rent checks, and attack his lot renters. It got ugly, in a hurry. I had a double wide, not easily moved, and was stuck there.

We're I could get land and a home .I have been searching for homes in Kentucky,north Carolina, Tennessee,and a bit in south carolina.but my family really wants to see snow again come winter. I've seen some double wides that were close to 200k. They are nice as a regular home but they lose value imstead of gaining. A trailer used to be a good option to save for a traditional home but not anymore

What is really messed up is I noticed as soon as you walked in the front door in the floor is an HVAC vent right where you would possibly put an entertainment center or a couch or something right in the middle. Not a good idea for placement of that. Should be on the exterior wall anyway
