Bro can you answer a question for me? I want to get into this and basically did it with selling my grandma's house for her. But how do you get the property under contract, then close on it, without the seller and buyer knowing you are wholesaling it and cutting you off???

You would have to do a double close if you don’t want the seller and buyer knowing. Otherwise both parties will see your wholesale fee.

JERRY - serious question for somebody who 1000% is trying to take every piece of advice you've given and apply it. So I was about to give my spiel to a listing agent about the double dip technique and before I did he asked me right away after saying I was an investor if I was represented. I told him no and he scoffed started going super tough on me treating me like an amateur. I didn't know how to respond or what a good answer would be to an agent asking me this in the future. He made it seem like I couldn't be taken seriously without having a buyer agent ready at my disposal.

Don't waste your time on that agent. Save the address for when the listing expires and focus on agents that will work with investors.

Okay, so how does this go though as far as it already being listed... if it's public, can't the buyer go look at the asking price? Where does the assignment fee come in at?? Do you go find your buyer as you would for an off market property, and still add your 15k which goes to you, and all fees and closing etc is on the sell and agents fees come from sellers profit or??? There’s a way to do it. He talked about it in another video. You can tell the agent the EMD will be sent over at the end of the inspection contingency as long as contingencies are met. I can’t think of the video offhand so I can’t link it but he goes into more details about it in the video.
