Jerry, I did this a few months ago. A realtor friend contacted me about this house that she was about to list. She wanted me to provide a contract as a fsbo and pay her finder's fee in this case. I ran home and got your contract from your website. I bought the house outright ($30k plus $5k realtor fee) and listed it on MLS. Received multiple offers, accepted highest and best at $85k. Last week I got 2 deals. I called a local agent and asked if their buyer that had done a flip would be interested. Instead of the agent calling their investor. They called my listing agent and told them I was trying to assign the contract. Seller, broker, agent and the agent that snitched all had a meeting and the deal went dead. Jerry's method does work. But sometimes a Karen can happen. Lol

You MUST be working with Vetted buyers for MLS deals its a game changer those are the guys who don't care how much you make anyways as long as numbers work for them. You can use agents but if you don't have everything in line they'll steal your deal because at the end of the day they're buyers are ready they don't have time to waste getting things that should have been done together when it should have sold in 1 call.

@@FlippingMastery they told me that the seller didn't want to do a assignment and sent me a termination agreement. The agent thought that the seller had to pay the assignment fee I guess even after I explained it. From what I understand NOW... it's MY Contract to do as I wish.

How do you assign an on market deal when agents use the state approved contract? How do you get an assignment portion in there?

Hey Jerry, here in Texas, I’ve been using that script for agents about future deals and being able to pay them a good commission, they always just tell me their commission is always set with the seller so whatever I offer wouldn’t change anything.

what happens when you run into agents who are against wholesalers? Obviously many agents will read through the lines when you say the contract needs to be assignable. In my state it has to be listed on the contract as assignable. Whenever I have dealt with agents (even on deals where the seller called me from our marketing channels) the agent causes a big fuss over the assignability. I even had one agent bad mouth us to the seller which killed the deal. I know the simple answer is to move on an go find a new opportunity but is there any way to build a relationship with an agent like that who has an aversion to wholesalers?
