You should have a drawing where you select a subscriber and come to one of their listing and help make improvements to their property

Hi Sean! I took your advice and removed 1 of our 3 homes from the Airbnb platform. This home had been running/rented successfully for almost 11 months then it just stopped getting bookings. January 2023 hit and there were no bookings whatsoever. I deactivated the listing (lost over 50 five-star reviews) and then relisted it. About a week later this now "new " property started to get a lot of bookings again. My question is... is it only possible to do this if there are no future bookings? I have three bookings on another property. Can I let them know I will be deactivating the listing and ask them to rebook? It seems that listings seem to go stale at the 10-12 month mark. Airbnb doesn't push them as much especially with so many other listings coming on. Thanks in advance!!

Our challenge has been new STR's in our area charging stupid low rates and mis-advertising their properties (calling a 2 bedroom with a hideaway a 3 bedroom, or not showing that one bedroom is actually a loft in their photos). We know in time that will catch up with them, but it kills rentals for those of us that price properly and advertise exactly what we offer.

Gotta hope they run out of cash or the guests hit them in the reviews. I see listings in my area that are just way too cheap. Big money invested and we all know they have to be hemorrhaging cash. Oh well. It has happened before. Get as lean as you can and weather the glut.

Zero $ cleaning fee who will clean the house? Zero $ cleaning fee meaning we have to increase the renting price , if so then our price is higher than others = no customers!

Yes...its the concept of being "all inclusive" so you aren't nickel and diming guests. The cruise industry knows this and people prefer not to have to carry their wallets around for using an extra towel.

@@TheChristianImperialist This concept of no cleaning fee doesn’t work. You have to charge a higher nightly fee to offset no cleaning fee. Since Airbnb doesn’t included cleaning fee into the nightly rate when you search for an Airbnb, you will appear to be more expensive than your competition and therefore get less clicks

​@@sean4060maybe prior to 2023. Now the algorithm is favoring total price, not just sticker price. If you are offering $100/night +$50clean, and I am offering $150 flat, which is Airbnb favoring? You are saying people are drawn to the $100+50 listing, airbnb is saying they give preference to the $150flat. Obviously the $100+50 is better for the guests who want 2+ nights. But again, some people don't like being nickel-and-dimed. If someone has a cleaning fee, they may have additional fees and taxes itemized in their cart. "I thought it was $150 but when I checked out it was $230." Man, as a traveler, hotels did this shit to me and I hated it. What's the point of shopping for prices if fees and taxes can add $40-100 on checkout?

@@TheChristianImperialist I don’t like added fees either but if 99% of hosts have cleaning fees, you sort of have to play along. Right now, I’m still seeing base prices on Airbnb and fees only show after clicking on the listing

Thank God, nothing about SC.. another great educational video.. have all these strategies covered so reaffirmation was nice. Yup, gotta outsmart the rest. Do you know the best deals are at the third auction? First one prices are usually driven high, the second auction there are usually more people and the prices are driven even higher. People who didn't buy got annoyed about the prices being so high they sound the word so the third auction there are less takers and the prices are lower. Then the word gets out about the great deals and the cycle starts all over again 🙄. One just needs to be smarter than the competition and reap the benefits thereof.

The reason my airbnb has always maintained through everything really has less to to with how I host & everything to do with the location of the property. It's booked and profited exactly the same over numerous years without changing any adjustments in price adjustments or cleaning.

It must vary by area because I've seen more >NEW< STR in our town every single week 🙄! Most list at dirt low nightly rates, too. It's by far the biggest increase this year vrs the last few years when we started in 2019.

There are so many SCAMS.... I think my worst guess was a paranoid schizophrenic that had bipolar disorder. He was a nightmare.... But that was a one-time thing. I feel very fortunate to have so many great guests and I've just rolled with the price changes throughout the oversaturation of units in my area.

I always seem to get 5 star reviews from general users but only 3-4 stars from other host when they stay. It always feel like they are extremely harsh critics, so much so that I no longer let other hosts stay at my place.

I love va this guy. He definitely was lucky. Over a lying ass homeowner and new y realtor, I have to sell on of my best airbnbs just to fix gas leaks etc… and selling suck. Because it is a busy place

I think you’re blinded by your disposition. This KZbin channel has 100s of free actionable videos. I am regarded globally as the best free educator in the world. Just like you, I learned from scratch , without an educator, and without a mentor. Great video - I do believe you're a bit "off" with the end of the bust and are confusing it with seasonality. The max pain is still on the horizon this fall of 2023. Don't over leverage, keep higher reserves and prepare for the worst. It's coming , till then we all eat cake

You know what is interesting about that. I intentionally chose topics that would be less niche and more relatable to a wider audience. And sadly. The last video performed VERY well. I can do high level stuff, but I kind of get punished for it, so I need to mix in videos that are basic

Hey Sean, we got a notice last year re: cleaners not being independent contractors and having to switch from 1099 to w2. What is ur position on arguing this? I say they make their own schedule (within reason 11-2 pm start) and they not directly supervised.

If you are training them how to clean, supplying cleaning products and equipment and they don’t clean for other people they are employees. If they don’t just clean for you, bring their own supplies and have business insurance than they are 1099 contractors.

Worst business model in history for society. Sure a handful of people are making an extra buck from a spare room here and there, but AirBNB is every bit to blame for the skyrocketing housing costs. There is going to be a whole lot of houses hit the market from these fools who can no longer afford the interest rates.

The super low interest rates of the recent past are more to blame for skyrocketing prices than “airbnbs”. Unfortunately, those low interest rates definitely contributed to more airbnbs as well.

Just say you don’t know the economy works lol. Low interest rates = more money to spend = high demand = people paying more = unaffordable housing costs. Airbnb doesn’t even need to exist and this will still be true
