The title confused me too. One other person said the Island was Blue Heron but now I see there is building by Toll Brothers. So I wonder which builder has the flagship property on the island.

Alan, you said Toll’s Bella Strada is next to the Island. I’ve watched another video that said to get to the Toll homes you have to pass through the same guard gate as the Blue Heron homes, thus Blue Heron and Toll are on The Island. Is this true? If this info is true, what other builders are inside the guard gated community? Thanks!

Great question! I wouldn't say that Toll Brothers is on The Island. They do share the front gate with the Island but they are not on a peninsula by any means. If you check Google Maps, the Island has a distinct separation by the channel that they are creating. Bella Strada sits on the opposite side of the channel. The front gate at the moment is not guard-gated. The HOA is letting the homeowners decide if they would like a guard at that front gate. If they choose to be guard-gated, the homeowners will have a higher monthly HOA. As of now, nothing has been finalized yet. The commuties on the Island are Velaris, Arvada, and custom homesites.

The original development was built to the highest execution standards of any community in Southern Nevada. The quality of the architecture and building materials in the original village and hotel and amenities are second to none. Unfortunately they went bankrupt. Most of the new homes being built today are far downscale from the original plan.

This place is beautiful,but if you want go to shopping or restaurant, you should drive out of the community at least 30mins. Very inconvenient. There are several Restaurants in the community which are very expensive.

They have Seasons Grocery in MonteLago Village. If you need more specific items, there is a Smiths in Cadence that is 15 minutes away, a Walmart Supercenter 18 minutes away, or a Costco 21 minutes away. I agree that they do not have a lot of options for restaurants in Lake Las Vegas or nearby.

Hmm, not sure what you're getting at. For every home I sell, I donate to Three Square Food Bank that provides 900 meals to those in need of food.

@@AlanHuiRealty It is a strange question to be asked. The only answer I can think is how I cannot feed masses with a couple fishes and an few loaves of bread. I cannot turn toxic water into wine safe for drinking. My charity is Sub Zero Mission which tries to stop people who live outside from freezing to death in cold winters. We are only humans who can do what we can do. An additional benefit we provide to society is how we are easy targets for people who need to fix their self esteems (for whatever reason) by saying such things to people based on assumptions they make up in their heads.

Just saying. Since some want to project guilt around onto innocent people.
