The Kairos II by Deer Valley 🦌

They aren't joking when they say heavy built! Deer Valley is definitely building HOMES! This one is over 3,100 square feet, four bedroom and 3 and a half bath!
There are so many beautiful finishes, you won't believe it.

I do like Deer Valley homes, but I went and looked at some here in SC. Although it is well built I couldn’t justify the cost. By the time I purchase property and develop it, I can purchase a stick built cheaper. But like I said I really like them. But I am looking at a Franklin and that maybe a viable option.

The house is gorgeous. I will say that I would want the porch to be wider. I don’t know if it looks that way on camera but it doesn’t look to be wide enough to sit.

I wish we could get Deer Valley homes in southern Virginia. And with no windows in the kitchen, I honestly would pass. There is one room that absolutely must have windows, the kitchen. Smoke happens, plus, I love morning sun in my kitchen.

I would have the large opening into the den from the dining room closed off so I had a place to put a China hutch and just not have people coming and going by the dining room table. Unfortunately the kitchen May be large as in sqft but not in cabinet storage, the upper cabinet storage is minimal and not sufficient. The lower cabinets with the counter and 6 drawers needs a full Bank of upper cabinets above for all the dishes and serve ware. The skinny upper cabinets on either side of the stove would be for bowls and things and the skinny upper cabinets at the other side for drink ware and pitchers etc... but still would need more space for nicer drink ware/bar ware. I've seen this kitchen I think set up different which I liked so much more and I think it's because there was no built on Patio area to access.

The front porch isn't very functional for much of anything other than hanging plants and a few decorations because it isn't that wide. I'm wondering, can you have the front porch wider than what it is now?

I don’t like that gap over the kitchen cabinets useless for displaying anything my point it’s just going to collect dust and be difficult to clean very short space to access

@@KwameTanner I don't believe. Foundation requirements are different in South Carolina than here in Louisiana, additionally, delivery, ac, skirting and steps were included, but those costs could be different.

That is a complicated question, it can depend on local requirements, what is included in the price by each dealer. For us, it was right at 380k, for the home to be delivered, set, skirted, ac and temporary steps, within 100 miles of our dealership

Nothing against your channel but WHY WOULD ANYONE PAY that MUCH FOR A MOBILE HOME! If you try to sell it later on, the buyer will have trouble finding lender that will finance it. I know because I live in a triple wide manufactured home and cannot use it for a home equity loan. Lenders will not loan against them. If these dealers tell you that it is the same as a house, they are wrong. Please check out all the downfalls of buying a house like this… due you research and find out what happens when you try to sell this house. Plus You could build a house for that price,

A few things, it is a modular home, Lenders consider it a site built home, because it is built under site built standards and actually exceeds them. Second, it is easily refinanced, you probably aren't talking to the correct bank, or you are in a region where that isn't possible, and third, you would not be able to build a 3,000 square ft home for the same price, and especially if you had the same quality, and finishes. I appreciate feedback on my Channel, but please understand, I help people daily with purchasing these homes, and blanket statements like the one you made are incorrect. Additionally, even if this was built under HUD code, as a manufactured, it can still be refinanced. They can be purchased under conventional, fha, and rural development.

The Biden Administration started making changes for manufactured and modular homes with the zoning and building standards in 2021. Furthermore, they just recently expanded traditional types of financing with more competitive interest rates to help with the affordable housing crisis. Manufactured and Modular homes are now being consumed a green choice and better for the environment and will help with the climate/pollution crisis we have to deal with as well. These types of homes are going to play a huge role in our future
