Yes, agreed. Very refreshing and bold move, but I guess it has paid off. Based on the comments on the video, general consensus is that, it looks really good.

I didn't like the facade at first but it grew on me over time. It definitely makes the building stand out from so many other condos using the typical plaster wall facade. Not to mention the unique layout which sets it apart from the typical condo layout.
@JackChang274 ай бұрын
It was immediate awe for me from the moment I first saw it. This condo has an upper hand on many levels. The facad, overall architecture design and unit layout.

Brick design facade & unique layout , thumbs up ! btw the facilities wise are rather weak compared to newest development nowdays , kids playground so mehh too . no badminton court , jacuzzi , sauna room (damn suit to the condo villa style theme) sky facilities , skylounge etc .
@JackChang272 ай бұрын
Yeap, external brick design facade, thumbs up indeed. But the facilities within...hmphhh... I have to admit that the kids playground is under par. I think what made it worse is that many of the facilities were not completed yet. The likes of the computer room, karaoke room, games room, nursery...etc. If all those were equipped and done correctly, it would been very much different. Absence of a sauna is a big miss too. Could have easily done it and blend it nicely into the overall ID design, which is truly outstanding.

@@JackChang27 i afraid those room developer provided for them WITHOUT item inside . it happened with UOA project , they give u games room but inside nothing . Management need to fork out money to buy 'games' their own . alot of space wasted over facilities floor . Yea i was assumed the public toilet (like Bali Style) have some Sauna room, sadly nothing inside .

Make noise to developer, have proper discussion, I strongly believe they can fork out some money and support. If bring to Tribunal, I strongly believe owners will win this case, since the space isn't delivered as per the stated facilities in the brochure.

Very nice project. I love red bricks too. The only downside is the constant traffic noise - a never-ending low-pitch buzz - which was also recorded by your mic.
@JackChang274 ай бұрын
Anything that is unique, in this instance, the red bricks, will surely stand out among the many high rise in this area. Yeah, traffic can be heavy during peak hours, but the good thing is, it's slow, especially with the traffic light there. Can't compare with condos beside the highway, where you have speeding motorist. That will be much more of a nuisance. Nevertheless, more often than not, even those type of scenarios, where it's just beside the highway, as long as the windows/sliding doors to the balcony is closed and shut tight, the noise is barely noticeable. I reviewed Z-Residence, Bukit Jalil sometime last year (one of my earliest videos). It was located just beside KESAS and true enough, with the sliding door and windows closed, the noise pollution from the highway was completely cut off.

nice facade, though i wonder how the maintenance will be like once the mortar / cement crumbles causing the bricks to be loose at the facade. maybe im just overthinking this
@JackChang274 ай бұрын
Should be perfectly fine, no worries. Red bricks can last for hundreds of year as mentioned. Red bricks is heavily used in Northeast and Central Europe, in Gothic architecture, which focuses a lot on the usage of these red bricks. Malbork Castle, a UNESCO World Heritage site is a medieval fortress that was built back in the 13th century, consisting of mainly red bricks. She's a true beauty even up to today. So yes, it can last for many years to come.

But I have some questions 1. Is there security guard in the lobby . 2.is the layout the same in tower A . 3. The carpark that has a store is it exclusive to the bigger unit. And you make a mistake at 43:44 to 43:46 is the proton x50 not the x70 thank you
@JackChang274 ай бұрын
The security guards are roaming around, and hence, they do cover the lobby. Tower A's units are very similar, except that their largest is Type E, which is 1,770sqft (unique only to Tower A) while for Tower B, the largest is Type F, 2,230sqft (unique only to Tower B) The layout that I reviewed, both Type D and Type C, are available across both towers. Proton X70 does start at under RM100k actually, the entry variant.

Wow2. After many times of passing by OUG, can't say I've seen this iconic building. Looking so cool. By OUG OG developer, do you mean the predecessor batch from whom the founding team of Sunrise come from? Before the acquisition by UEM😊

Oh, different. The one you're referring to is the Tong family, father and son duo, while the OUG master developer is by the Tee family.

@@JackChang27 i see. Is the Tong family also part of the founding team of the OUG? Interesting history. This is the same Tong controlling the Edge media right?
@JackChang274 ай бұрын
Oh, different ya. The Tong family from Sunrise is purely into property development while the founder of The Edge, Tan Sri Tong, is a media tycoon. The Tong family of the Sunrise fame, only had a single project along Old Klang Road, which is Verve Suites. It was the most expensive high rise in Old Klang Road back then, crossing RM1k psqft. The Tong family were very proud of their achievement, in being able to repurpose an old building (it was a college before it was refurnished to become a residential) to become the most expensive condo in OKR. Today, almost 10 years after its completion, the selling price is no where near the purchase price. Same goes for rent. Price has tanked greatly and the developer (Bukit Kiara Properties) are nowhere to be heard.

@JackChang274 ай бұрын
My personal preference, in the following sequence: 1. Bedrooms on one side, all facing out. Starts with the living and dining once enter, followed by the room all one side, but facing out. 2. Living and dining in the centre, followed by rooms on the left and right. Hence, living and dining is the centre communal area. 3. Regular layout, which is the most common one. Dining, living and rooms on one side, but facing out and also inwards (smallest room).

The place should do fine as it ages. Interesting fact is that these red bricks can really last the test of time. Case in point, Malbork Castle, a UNESCO World Heritage site is a medieval fortress that was built back in the 13th century, consisting of mainly red bricks. She's a true beauty even up to today. So yes, it can last for many years to come. Regarding the facilities, to be fair, quite many of the rooms are still not furnished yet. I believe once it's completed, it will look very different. As for the HTC, I'll be doing a very objective video on this sometime later this year. Will basically measure the electromagnetic readings from these HTCs and compare it to various other daily items, such as the home WiFi router, microwave and other interesting stuff. You'll be surprised by the results. Anyway, noted on your views, but yes, I still am very impartial reviewer. Nothing has changed. :-)
