Photogrammetry is a wonderful thing for visuals, you've got to scan every object/element individually if you want to have the ability to alter the area though and it's extremely time consuming.

That UE5 Matrix tech demo was made using photogrammetry too, that's why all the buildings are so extremely detailed, they went around NYC with their scanner to construct the city in game. I'm not sure if it's still available but you should go look into it.

As an Unreal developer I can tell you, it's half fake. It's a photoscanned environment and he embedded a filmclip of himself moving through it. It's basically a clever trick of mixing Unreal Engine environments with GoPro footage. Either way, while it looks amazing, it's not going to become a real game because first, it would be way too performance costly and second, the filesize of the game would go into the hundreds of gigabites. This is a cool techdemo though.
