I worked at Tophat, the houses are poor quality. The homeowners on their site in Chatham are not happy. Don't believe Jordan and his fake smile. Their houses take weeks to build and years to correct the failures.

I disagree. It is caused by speculation, few new houses being built, retreat of the role of the state in building affordable housing, and In the UK, for example, 6,000 families own 47% of the land. Here is a question that you might laugh at: after hundreds of thousands of years of human evolution, a bird does not have a problem finding shelter; humans do. Does not that say that we live in an irrational socio-economic system that does not prioritise human needs, bit profit and accumulation of capital.

land use efficiency is terrible in the states. everywhere else is doing better with high rise.

Do a Google Earth over Winnipeg and you'll see all kinds of horse trailers (modular houses)that look like regular houses.

Modular homes is not it, rather tinyhomes by companies like Tuffshed or amish built sheds, which are made to order and rent to own in fourty eight states. Shed is the term but amish sheds are high end and customized by the customer as well... cost is four figures for high end, and gives people more flexability. After living in many states and starting from scratch all by myself with zero loans, People in the US i notice get more house and less land.. that is the issue.. people overpaying for homes in areas with literally no land away from neighbors.. again i have lived beach side, apartments, ranches, in many states, as well as in my van in winter up north working two jobs... buy land, not a bogus investment outdated rental with high loan rate and personal risk...

Your facts aren't true...at least in the US. Labor and materials are the biggest costs for homes, not the land. The modular home industry uses the same amount of labor as traditional homes, just done in a shorter time period. The additional cost of transport down city streets and cranes adds significantly to the costs of modular. Modular only makes sense these days for large construction projects. Developments with identical homes.

Modular prebuilt are usually cheaper a bit because they are built cheaper..Yeah it is just prebuilt in another location, but most of them are the same.. shopped them in florida and wyoming..

Land values vs cost have the biggest impact on cost globally. We have outlined building usa and whilst for some regions this isn’t the case and building faster and better is suitable at a great cost in areas of major development land cost contributes higher cost state to state than labour

A shortage of land, lending, labour AND materials since the financial crisis in 2008 are the main causes of the US housing shortage. All of these factors combined are what's driving the price up.

Sometimes folks just have to face the thought of moving to another area where homes are more reasonable. Hint: Try OLD Bullhead City, Arizona. You can STILL buy a mobile home of your own for only $100,000. That’s right, only one hundred thousand, AND that includes the land it sits on, approx. 50’x100’. Seriously, you have the Colorado River a mere walking distance away, with nine gambling casinos on the river bank across the river in Laughlin, Nevada. And we’re only 90 miles south of Vegas. Water taxi’s move people from one casino to the other, for those who don’t drive. There’s plenty of water sports (fishing, jet skies, etc.) and the best Springtime in the nation.

If sky scrapers are built, I hope they build it on desert lands with little to no vegetation to protect the forests and animal wildlife.

Skyscrappers are terrible for the environment, they consume ridiculous amounts of energy, disrupt bird migration patterns and cast huge shadows over parks and beaches. They're also built further apart than low-rise buildings, which makes them occupy more space. Additionally, a lot of internal space in a skyscraper is devoted to circulation. Emergency access and elevator shafts can take up as much as 40% of a skyscraper’s floor space. This problem is made worse as a building grows taller. Essentially, there is a diminishing return for each additional floor of a building as more space must be devoted to vertical circulation, and less is left for commercial or residential use. For instance, Manhattan is only moderately denser -in both residential density and job density- than Paris, even though Paris has very few buildings that are more than 6 floors tall. In fact, despite having almost no high-rises, Paris is one of the densest cities in the world, and twice as dense as New York City overall. Skyscrapers also require more energy to heat and cool, elevators consume significant amounts of energy and require constant maintenance. Skyscraper construction is also a magnitude more expensive than a low-rise building with the same square footage.

Only if regulators allow it. You really have to check your local laws and ordinances because some of them have rules allowing only traditional homes constructed on site (e.g. requiring state inspectors on site at several intermediary stages). These rules often go back to the days of mobile homes where mobile homes were seen as a low income housing solution, so to keep the undesirables and the poor from moving into your neighborhood NIMBYs made it impossible to get such a home permitted outside of specially zoned mobile home parks. In many cases the law hasn't caught up and modular homes may be built to better/stricter national standards than traditionally built homes, and attached to a foundation (instead of just strapped down like some manufactured homes) but still are put in the same regulatory bucket with no exceptions.

I'm struggling to see what the benefits of modular houses are at the moment. They cost as much as a traditional home but it's harder to get a loan for it and there are fewer mortgages available. What's the point? Modular houses would be great if they cost less to build but the tech is not there yet. They could be useful in emergency situations though like hurricanes or wars.

Anything not sustainable is a bubble. This is not sustainable. When you see adults in their therties moving back to live with their parents, you know this won't last! Low interest rate is the biggest culprit. Once this is out of the equation, everything will go back to the norm.
