The price and terms matter a lot.

Price history IS relevant! If a home is only gaining in small value over a typical 30 year period, it's not a good investment! Having a person purchase an $100k valued home, for $80-120k, then drop in $100k in update/upgrades, then tries to sell for $300k is VERY relevant!

More importantly, what can you afford and does the house measure up to your needs and desires. Just because a bank is willing to risk your future doesn't mean you need to do the same.
