I like this home! Bedrooms are a bit small but that beautiful bathroom (can you shower in the tub?) & half bath makes it quite livable. As per my norm I would change from a fireplace to a wood burning stove. You have stairs to a loft but did no show it. How big is it? Does or can it have a bathroom too? Bed spaces up there. Stairs retractable? The biggest problem for me is the laundry room with no external dryer venting. If it were move to the outer wall, would be much safer and a washer dryer stackable would be what I want. Lots of storage there and in the loft too (I hope).

Nice design. I would put up half walls for the loft/attic so no one could see the "junk" people are going to throw up there! LOL. Also, adjust pitch of stairs. The half-bath really isn't needed - I would prefer a combo linen closet/pantry. Also, I prefer an escape door to the side or back - perhaps one could be put into the laundry room. I could live here.

A good, basic plan. I would change a few little details: insert a wood-burning stove in the fireplace, swap the bathtub for one that works with a shower, add a pantry cabinet to the laundry room, and fiddle with the stairway to reduce the pitch. Overall, it's a functional layout.
