@derekwise This is a great question. Honestly, if you have in-depth questions about neighborhoods and real estate, I would probably reach out to Ryan directly. I can only speak to my personal experience. I was very cognizant when we purchased our home eight years ago in Somerville about a few things. I’ll share them with you. And maybe Ryan agrees or disagrees with me but it’s food for conversation. I was concerned about the quality of the home. It’s no secret that some homes are better than others. One of the possible issues I was keenly aware of was the concrete foundation or slab. Generally speaking there have been issues in the area with the quality of concrete as well as the soil. in Somerville, it’s mostly clay so that’s a good foundation. But the quality of the concrete and the settling of developments has caused problems for some homes. Not a lot so don’t panic but some. When I bought my home, I went a little bit of the extra mile and had my foundation ultrasound, and the ground checked. It’s not an expensive thing to do, but it’s worth it as well as knowing a history in a neighborhood. The other thing I accidentally did was my house faces east to west. My Eastern facing screen porch is very nice and the very hot and humid summer afternoons. I can’t imagine if it was western facing and the sun is beaming into it. It would not be habitable to be quite honest. To your important question much like Ryan I had a very good real estate agent who wasn’t quick to close on my home. So we looked at hydrological plans delay of the neighborhood to ensure that I could survive 100 year rain. Which I have to tell you in the last three or four days, we’ve had a significant amount of rain in my neighborhood. We had some road flooding so it was hard to get in and out of the neighborhood because it was just overwhelming. My house was properly graded so all the water moved away with no home issues . But that’s very important for you to ask and for you to look at if you’re considering purchasing a home. If you have work or health or mobility issues that would require you to go out during poor weather conditions. I recommend you absolutely consider that for some folks it’s not easy to move around because there’s a lot of flooding and road closures. Most of us buy a lot of sweet tea or wine or beer and sit at home and listen to music and play board games and cards 🤣

Hey Derek, I am in Summerville and it's not been bad. The retention ponds are doing their job. Charleston really got most of the flooding. Summerville handled this weather quite well. Unless you live in the historic flood zone area.
