your take on inflation fails to take into effect the fact that it simply de bases the currency, and was supposed to be a lender of last resort, and govnt policy creates moral hazards and mal investment which CAUSES busts and bubbles, what you are completely unaware of is that we are just now at 2007 numbers from the fraudulent underwriting of loans for 10 years in the 90s till 2005, certain periods of time have caused unsustainable levels of real estate pricing and now we have an insurance crisis that is threatening all condo and HOA housing that is GROSSLy overpriced, then take into effect the birth rate is declining and the death rate increasing from let just say "environmental" causes like the system in place that you think does the opposite. There are always deals in real estate from the triple Ds death, disability and divorce , but for all intents and purposes the current state of the world is nuts and the disproportionate levels of income to pricing is GROSSLY unsustainable unless the government steps in and causes MORE mal investment and moral hazzard. ALot of you younger guys have made money very easily and I am a multi millionaire from real estate , however see this generation is in for a rude awakening
