The renters reform bill will persuade many landlords to sell up and get out of the rental market! Already landlords do NOT have adequate protection from bad tennants, it's very one sided!

Landlords are selling, so few houses now. Need a balanced solution.

These new rules came in in Wales some time ago, most good landlords sold up pretty quickly but the lousy ones remain. If I were thinking of renting out a house, the pets rule would force me to decline. Here, landlords have no right to discriminate against pet owners etc. Even if you know that the prospective tenant has bad form, discrimination is banned.

I’m a tenant I know my rate of rent is lower than the monthly mortgage payment my LL pays.She’s put the rent up by £200 per month can’t imagine how much more she will put it up by I have 6 months left on my tenancy. My daughters bedroom wall is covered in mould and she has no money to sort this issuse. I’m Looking for another place

Lots of properties will be repossessed; either because defaults on mortgage payments are an issue, or insurance being declined or even rebuild being refused will be a problem. The banks will repossess when people are out of options. We will end up with a decrease in private property ownership just as promised by the elites.

It is IRRELEVANT what any mortgage payment maybe. You as a tenant pay the market rent. Even jf your LL had no costs at all you would still be charged the market rent. Your LL seeks PROFIT not to subsidise your lifestyle. Don't like the rent increase go rent somewhere cheaper!

Removal of Sec21 means tenants will end up with CCJ’s. Those tenants then become government problem. That’s why they won’t remove section 21

I DONT believe that nany LL are aware kf this S21 issue. When the RRB becomes law all new tenancies are no longer subject to S21. S21 will ONLY apply to legacy tenancies until it is abolished. As most tenancies last about 3 years S21 will essentially wither on the vine. So even if it takes 3 years to abolish S21 it won't make much difference to existing tenants in 3 years time as they will all be on different Tenancy contracts, essentially periodic. Of course a tenant who is on an AST which has rolled onto SPT can CPT always choose if the LL agrees to start a new RRB tenancy for which S21 no longer applies. Yes it means the tenant has to complete 6 months of the new periodic tenancy but thereafter just has to give two months notice to terminate the new RRB tenancy. I contend that many LL will believe that S21 may still be utilised when the new RRB tenancy contracts come into force. They would be incorrect. I sourced this information from David Smith who is probably one of the finest housing lawyers in the UK!!

Tenant pressure groups will only increase rent costs and decrease availability. Landlords can sell, but tenants have no options but to rent and pay the high cost. People I think should focus on increasing housing supply. But then again, it’s too easy to bash the landlord.
