I think it's time to make it more appealing for potential buyers. Real estate can be quite the rollercoaster! the stress and uncertainty are getting to me. I think I'll cut rents to attract potential buyers and exit the market, but i'm at crossroads if to allocate the entire $680k liquidity value to my stock portfolio?

@@ericgrantl It's often true that people underestimate the importance of financial advisors until they feel the negative effects of emotional decision-making. I remember a few summers ago, after a tough divorce, when I needed a boost for my struggling business. I researched and found a licensed advisor who diligently helped grow my reserves despite inflation. Consequently, my reserves increased from $275k to around $750k.

4% return on property vs 13% return on a world wide index fund over the long term..... I'm seriously thinking of cashing in some of mine. In the past you have maybe had some capital growth to make that 4% better when you sell, but capital gains have not been great of late.

Exactly you can't The only way is to say you are selling ir moving family members or yourself in. This by the way would be mortgage fraud. Only a regulated mortgage permits family to occupy. If you have normal tenants then you may have a normal BTL mortgage. So you can't move in as that would be mortgage fraud which would mean that the lender could call in the loan. This is something the dopey Civil Servants haven't worked out yet. So a revised S8 will be of no use Only by increasing rents so that tenants can't afford them will S8 be able to be used for rent defaulting Even then there will be issues using rent defaulting as a reason to evict. With the eventual introduction of a revised S8 it will be a nightmare to evict tenants. Better to sell up!

There should be a law allowing tenants to but their rental property with a 70% discount. Just like Thatcher did with the council houses. You landlords have made a bad investment. It happens . Get over it.

@@coastalsandwich there are way more bad tenants than Landlords. Have you thought what happens to the tenants from hell when they finally get evicted? They have to be housed somewhere so they just probably move on to some other poor landlord and do the same again. If anything we need a national Tenants Register.

Unfortunately there will never be any Tenant Register. Govt cannot permit wrongun tenants to be readily identified. Govt need to ensure that LL take on the wronguns. That results in Councils not having to bother with the wronguns for at least 2 years as that is how long it will take to evict. So no Tenant Register will ever occur even though it would be great for good tenants and LL alike.

If Labour introduce any changes to AST rental contracts (i.e. section 21) then these changes should only apply to new Tenancies and all existing Tenancies should be null and void as neither Tenants or Landlords agreed to this at the commencement of the Tenancy Agreement.

All 5 minor parties made representations about proportionate (sic) representation in their manifestos. Reform proposed a referendum on the subject, so perhaps weren't as committed as others.

@user-hs5pr5bt1v The tenant didn't victimise anyone. He had a legitimate complaint. It was the council who took him to court. How do you know the tenant can move? Many are trapped in their rental properties because the available properties have gone through the floor. 80% down in my area from before the pandemic. Rents on those that are left spiralling. This property - likely low-rent because of the condition - might be all this tenant could afford.

PERHAPS this poor old pensioner looked at the appalling conditions that some council tenants are forced to live in by criminal councils and thought that was the acceptable standard, clearly the poor bloke was under the delusion that councils had to obey the same law as the rest of us, He probably heard a rumour about something called "british justice" but missed the memo stating the due to vested interests it was not going to be introduced in the foreseeable future or, perhaps he read about the council who had not done a gas safety check or service on their boilers in three thousand of their properties for six years which probably amounts to nine to twelve thousand tenants lives in mortal danger for those six years, and what consequences did they suffer for the worst case of this complete contempt for their tenants lives and safety by a landlord ever AS YOU ALL GUESED NOTHING, not a jail sentence not a massive fine, not even one penny, not a gentle tap on the wrist nothing, but I did hear they did eventually say " lessons have been learned" that will put the fear of god in them

I really think that labour are missing both the point and opportunity!! There are both good and bad private landlords, most at least fare. The largest amount of complaints come against housing associations and council properties. If you look at the stats… encourage the poor private landlords to get it right and except that a profit even a meagre one that is currently being just about made is essential to to keep the industry going and tenants supplied with accommodation. That way they will be ahead of the conservatives and the average rent will reduce. Because there will be more properties available. Its not rocket science. It was a Labour government that encouraged people to invest in BTL in the first place as a form of income and pension.!!!! Why destroy something that can be improved and made to help the people who can’t afford to buy !!!!! All it does is make labour look like they are not ready to lead. Tell me im wrong and you cant or don’t understand the problem. 68million people and rising. They cant all buy and we cant possibly build enough. And councils cant possibly afford to build enough !!! Personally I am voting Reform. To me they are being sensible. Due to the fact that unless China and India join in with ‘net zero’ there is no point at all in us going ahead with our proposals. We need to deal with the tax situation and also we need some sensible work to help the farmers and fisherman who were put on the back shelf by the EU.

And what if renters can’t afford to buy? Deposits required are huge, mortgage rates are crazy. If I want to sell, it’s far more likely someone looking to invest in a rental will buy it than a renter looking for a residential home.

When you buy a new house, your cost is higher, so you are going to ask for more rent. There will be a vacant period during the process, which will cause problems in the housing market. Also people are buying houses as a long term investment betting on prices going up and not renting them. Vacant house numbers are rising, and rentable house numbers are falling.

@@andersalistair vacant houses is a vacant house issue. and nothing to do with this. it is easily remedied with a tax on empty properties. and also buy to let landlords leaving the market has no bearing on rent. As rent goes up irrespective of who the owner is sooner or later. and sales have dropped by 40%. so according to your logic that means it's actually better for rent. As rent will be lower with lower turnover rate in house ownership.

If this is your logic, nothing will affect the housing market :) I have two identical flats in the same building. One of them is 1500, the other is 1650 because the mortgage cost is higher on the one I bought later, and you are saying it's irrespective. You have some good ideas, keep up :)

The renters reform bill will persuade many landlords to sell up and get out of the rental market! Already landlords do NOT have adequate protection from bad tennants, it's very one sided!

1. After taking account of all expenses over the long term landlords do not make a profit on renting. After having done the books for numerous landlords i know this to be true, however as the politicians think that the landlords are a soft target they continue to milk them. This consists of adding costs for such things as gas certificate, CO2 meters, smoke detectors, registration with local authorities etc and loss of tax relief on interest costs and moving the rent to the tenant for social housing. So now where the landlord can still make money is capital gains as such Labour have stated that they intend to charge it at the same rate as income as such they will treble it. On top of that as a lot of landlords have constantly refinanced to build their portfolio that having sold the house the tax on the notional gain on the rented house plus the bank loan repayment will be such as to bankrupt the landlord, however if he continues to rent he will also go bankrupt.

Very few tenants are aware of the parlous circumstances that many LL are in. These tenants don't realise that they will be made homeless as a consequence. As you intimate many LL will have no alternative than to go bankrupt. The stored up CGT built up over the past 20 odd years from refinancing won't be able to be paid .Essentially many LL portfolios are built on foundations of sand. Everything was OK with low IR and no S24 That situation has now changed revealing the LL who have effectively a zombie business The only escape for them would be substantial property price increases and very low. None of which will ever occur again. If I was one of these zombie LL I would sell my home and rent. Then try to sell the dud BTL properties. CGT won't be paid so HMRC will bankrupt the LL who won't have a home They will be a tenant for somebody. Effectively these LL have built portfolios on fantasy money. Well CGT has to be paid S24 forces sales to occur but no CGT can be paid. It is a Catch 22 situation. Very few tenants understand that their tenancy has been founded on sand.
