hey Rudy, I really like the information presented in these Revenge of card shop life. It's so awesome that you are walking through this process with everyone because a lot of this translates into other types of businesses. Its kind of some basic start up stuff but it's coming from someone who has been through it and knows what to look out for, so there's much to be learned for those who haven't experienced it but might be thinking of trying something similar. I think sharing the knowledge that are in these video's and like the one you shared about credit card debt don't only make for great content but borders becoming an honorable cause. It's like you said these are things people don't talk about; so thank you for starting the conversation.

Rudy, I enjoy your content immensely. Your outlook and views on MtG (among myriad other topics) is mostly fascinating and offers insight of a different sort from all other MtG KZbinrs that I've seen. And it's had a very interesting effect on the MtG community on KZbin that is aware of you and watches your content. There are different groups that have been effected by your content and enjoy it in different ways from one another. You have your garden variety memelords, those content with simply regurgitating "LOL GREEN SCREEN FLOPPY TACO GIGGITY" in the comment section, they're here for the lolz and enjoy your content in a seemingly vapid, basic way. And that's ok, nothing wrong with it at all. Then you got the guys that have sort of taken your content and general outlook/worldview to heart and now see themselves as "Wolves of Magic" or "MtG Hustlers" and constantly ask you painfully basic questions in the comment section along the lines of "is insert card/set here a wise choice for those looking to invest in MtG?" "Rudy, do you see any substantial growth in insert card/set here that obviously isn't seeing any substantial growth...ever" They seem to have at least a cursory interest in the IDEA of investment in MtG but are very clearly not all that serious about it, have unrealistic or outright delusional expectations, lack even the most basic, fundamental knowledge required to invest major amounts of capital into such a volatile, unstable market and of course you have the PLZ NOTICE ME SENPAI RUDY crowd that delight in using Rudy's financial/Wall Street/investment jargon in the comment section with hopes of Rudy pinning or liking their comment. Or even replying...can you imagine? Dunno why it's so hard to just purely enjoy someone's content without the need to suddenly ape the person's views and regurgitate buzzwords frequently heard on the person's channel. I'm not saying it's wrong for these people to show an interest in the investment side of MtG but they come off as the type that would agree with Rudy if his opinions, views and actions regarding the investment in and buyout of certain sets/cards were the opposite of the Rudy we know and love, they would almost certainly agree with him. And yes, I'm aware my comment may come off as nitpicky or whatever but this is something I've been noticing across multiple channels and content creators. It isn't enough that little Timmy enjoys, oh, let's say Sam Hyde's content. No, now little Timmy is suddenly the edgiest of edgelords, copying the way Sam uses anti-Semitic and homophobic slurs, only without all the qualities that makes Sam so funny and enjoyable to watch. Like, is it so hard to just enjoy someone's content without aping their interest in MtG investing or pseudo alt-right worldview? Again, I'm highly aware my comment may come off as super nitpicky and a gross overanalyzation, I apologize. It's just something I've been noticing more and more as of late and I couldn't help but wonder if anyone else noticed and had similar opinions on the matter.

This was really fascinating as someone that's probably never going to own their own business, I know pretty much nothing about any of this. That said, it was really great to learn a bit of it!

Gonna keep a running log as I look at at least two of these things a week at work... - In addition to the address, I like to see a double down on the unit description as well. - 4% sounds like a decent rent bump, 6-8% is more common in my market. Good explanation on the rent bumps too, and negotiating it away to boot! - non-compete's / family friendly clauses like you touched are really important to note if you're operating a restaurant / bodega. I was really surprised in that A-Space you toured that had all the vacancies, there was a ton of retail restaurant space there which A) is very risky for the land lord, and B) just puts immediate competition for the lessee... So, like if you're trying to open a personal cupcake shop next to a Panera (or other national retailer like that), get ready to hear a fast 'no' from the lessor. - Business insurance is basically 'renter's insurance for a business, folks. Another clause you will see as part of the lease is something like $1MM worth of liability coverage in the event some customer hurts them-self in your store/share of the common area. - I'm surprised that wasn't covered in your standard maintenance clause. Normally it's just set up such that you have to do regular cleaning / pay for dumpster rental, with the land lord responsible for the major mechanicals and all structural elements of the property. - all and all, sounds like a pretty standard modified gross lease you got there. Good stuff. My favorite commercial lease clause (which I didn't think would come up) has got to be the additional dreaded 'percent sales' clause (normal to food oriented business), where the land lord makes you hand over your books so they can charge you more based on how many pizzas, cupcakes, gallons of beer you sold in a given quarter. Just another thing to keep in mind for those budding restaurateurs / franchisees.
