Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

I spend less than 25% of my after-tax pay on rent and I live in a VHCOL city (Boston). It's definitely possible, you just have to rent below your means, which could mean a smaller space or roommates. We have a small 2BR flat with 2 kids - the kids split a room.

The housing market will crash as it always does and prices will come back down. In the meantime, get a roommate and start saving money. When housing prices do drop, go get a condo to start. If you end up married you can then sell that condo and use the profit as your down payment on a single family home. This is with two incomes by the way, not just yours.

Actually, my rent is well below market, but I’ve owned my buildings for decades. I also live a modest life and save for major repairs. My expenses exploded after Covid and haven’t been able to put money away for major repairs. $100k to repair two walkways. Tenants pay $1000/mo including water and parking. Clearing hair from a drain has gone up. Replacing a wall heater $3500 and on and on. My costs have gone up in every facet of maintenance. Don’t forget the insurance I pay including workman comp. Labor runs high too. $30/hr for a handyman.

This problem was caused by money that was too cheap for too long. It was too cheap to borrow money to buy or build a home in America, this drove prices higher because people were buying homes at super low interest rates normally they would never be able to afford this home but they could then. Now you have a problem too much purchasing of homes occurred went up as a result and now when other people need to buy homes, they cost too much. The people who own property in America they are not dumb. They realize you either have to live here or on the street. I can charge more money for rent. If only we had bothered to think things through when interest rates were solo, but we were on a spend spend spend epidemic. Now we have to live with the tummy ache after we consumed so much sugar.

The only thing the President can do is potentially remove a sitting Federal Reserve Director. Which may be a bad thing, because Trump literally said he was going to 'fire' Powell if he didn't go negative with interest rates in 2020. Had that happened; inflation would have been considerably worse. He probably wanted to do so to pump the stock market as high as he could before re-election, but I'm speculating. If anything, Trump being re-elected will allow him to do so and replace the FED Chair position with someone that will do what he wants. Regardless, get ready for inflation round 2 in 2026/2027 once they begin to cut rates. Gatekeeping bureaucracies, BigPharma, and central banks caused this problem.

The corporate ownership of single family homes is the biggest problem. The housing lobby says "We just need to build more homes!" Except a significant percentage of those homes get bought by corporations and investment groups too. And the problem is that once a corporation owns a home, it's gone. A corporation never needs to move, never has kids and needs a bigger home, never dies and leaves the home to its kids. We will never be able to make homes affordable to working class families again unless we institute progressive land/property taxes and/or ban corporate ownership of single family homes entirety. I am 24 years old, working since 15…I have fully accepted I will never own a single family home on my own. Even if I do, I could never afford the cost of an AC/furnace replacement, let alone replace the septic when it needs it… I live on my own. I pay a car payment now because my last car was costing the same in repairs. There needs to be change. God forbid I bring a child into this world and let them experience the same hopelessness and get kicked down the way we are currently.

Unfortunately, our government is not doing anything to stop these curropted landlords who keep increasing rent prices every year. Americans are suffering from homelessness even if they rent for now, but they lack the sense of stability because of the high rent prices. Curropted landlords think themselves in third-world countries where they can do whatever they want.

I live here. It's very affordable an hope you have a good stable work at home job. Jobs has been an issue here since the big corp wall st takeover of the 80s. I lived in another state for years where work was easy to find. 6 months after I retired I moved back to WV where everything is less expensive

This current housing market has bypassed an entire generation of young people , the situation is an absolute crisis . at these prices its just not worth all the sacrifice required to own a home , having to work multiple jobs to pay the mortgage is not how ya wanna spend your time. you should never have to settle in life for something you want , so this advice goes against everything i believe in . but the sad truth is , its just not attainable with whats required to own a home .

once the govt realize you will not be Able to build Yourself out of rent increases ... You have to regulate your way out of it ... the same way you had to do it to stop red lining ... Building more housing will not stop investors / owners and landlords from demanding more money to suit their bottom line .... Right now this is Americas Gold rush ... you have to regulate rent reduction!!!!

My city has regulated the rent increases. The problem is they waited too long to do it. Once rent is close to $2,000 for a one-bedroom apartment, regulations don't matter. A 10% increase each year sounds small, but it's $200 and then up and up. And it seems like landlords feel they must raise the rent every year now.

The interview we chose the really high outliers most places in America are not seeing rent. That’s gone up 50% or more. I hate that he chose to sing out these places because while it’s bad it’s not that bad it’s not making it out to me. In fact, him coming on here and giving you these inflated numbers it’s making things worse rather than telling you the entire story.

Make housing a human right. People should not be left to live and die on the streets. Especially the elderly and disabled. I see these people every day and it's getting worse. I live in southern NH. The government here won't do anything. It doesn't matter who you vote for here. They are all from upper class families or someone with money is greasing their palms.
