A tip for people hiring subcontractors/contractors. You can usually tell if you're getting ripped off by using the "rule of two." Most construction jobs are in the ballpark of 50% for material and 50% labor. WIth a bit of effort you should be able to figure out the cost of material on your own. Once you have that number you can use it to analyze bids. That, along with getting 3 bids will prevent you from paying too much. Another tip is limit liability. Don't hire one person to do multiple trades. If they're bad, you want to at least limit it to one trade. Lastly, make sure the scope of work lists everything in detail that you want done.

Plus, data from nationwide construction reports support the rule of two. Unless you're somewhere with a limited supply of labor. Perhaps something else I'm unaware of, idk?

@@george.992 he instead had fancy watches worth more than Lamborghini's. All people have hobbies or collection passions of some sort. Most car people dont see flashy, we see art or passion. If you notice he doesnt just get general cars for the brand names. Each one is some form of limited or special optioned editions. I strongly recommend checking out a cars & coffee meet in your closest city. You will see all the styles and walks of life there for people who maybe complete opposites of finances or beliefs but all come together over enjoying the work or special cars the community has.

@MrIke303 what works for a time may not work forever. I added my $21.76 over the years watching his videos and him earning ad revenue from my views. I stopped watching him about 2 months ago because of that manufactured over the top excitement. If I'm the only one then my views won't make a dent but if this is a trend it will snowball and he could lose a lot. Might be wise for him to listen to what his audience want.

I’m a plumber that specializes in very high end homes. It costs more because not only is the risk higher, If I flood your 10 million dollar house it’s very different than flooding a 250k house, My insurances are insane because they know the areas I work in and how much I want covered. But Also toilets are not the same, sometimes parts really are triple the cost because the toilet is fancier.

I feel you. I had the same problem when I build my house. Almost same interest rate at 2.75%, but covid hit the lumber prices like crazy. A regular 2x4 was on the highest at almost $9... crazy. In the end it all went well. My house is a bit smaller than yours though.

I had my AC go out and I decided to do a major HVAC system overhaul. I had 12 different companies come give me quotes on how to make the house comfortable on all 3 floors. It was wild. Only 2 of the 12 contractors showed up in the window they said they would. Most of them didn't know what the hell they were doing. I had exactly 1 contractor of those 12 who knew what he was doing and he gave me a great quote.

My family, plus my in-laws, live in my house with me and since it's so large, the rest of my family and friends can visit and stay here any time... and they do. I can't even visit my father without staying in a hotel because he downsized, and because he's so old, he can't travel to see me anymore. This has reduced the frequency with which I see him. It's sad, actually, because he can afford a larger place. My house isn't filled with possessions; it's filled with SPACE. I'm not asking you to change your mind, just to open it.

Originally he wanted to build a small home and even had a physical model made by the architect. When he tried to get permits they wouldn't allow him to build a garage as big as he wanted without building a large house to go with it. That's when they designed his big house. I'm sure he could have kept most of the cars at a different location but he obviously didn't want to do that.

That’s not how construction loans work. Prices need to be a within a certain percentage of market rate. The budget is put through a feasibility study. Tell us you rent without telling us you rent.

James got hit with the triple whammy. The WuFlu reduced the labor pool, so those working charged a premium. No one could have foreseen the spike in building materials. I have friends that are project managers for large commercial properties. They ended up shutting down the majority of their new building plans when materials almost doubled in price, Materials are always cyclical. A 50% increase in a few months, no one forecast. Interest rates climbed thanks to governments poor economic policy. It's still whacked. In 2020, good credit, you'd get 2.5-3.0%. Fast forward 18 months to two years, and interest rates are almost 7%. James owning that piece of property locked him into a really expensive home, when the barndominium he wanted to build was rejected by his lender and the county he lives. When James posted the prices he was to pay for lumber, the dealers in the SLC/Park City Utah area were price gouging.
