I think they call it bonus... because those rooms don't have I-beams... rather they have 10"x2" joists... which makes the "bonus room" less desirable because of it's floor. Bonus... aka... annoying because you can't use the sides of it and because the flooring is less solid than other rooms. Go figure.

It's called bonus because it can be transformed into a conditioned space that increases square footage, but typically is not legally a habitable space like a bedroom. More often I see them called Unfinished Bonus Rooms.

I have a space just like this, which is an attic over my garage. My house was a new build last year and my builder had the space finished as a bonus room. I use the space as my office, where I have a computer and drawing board set up. Unfortunately my builder used attic trusses to frame the space so I can't cut an access panel greater than 22 1/2inches wide. The finished office space is great.

I always wanted a wood paneled attic with open space in front a huge window with a faux or real fireplace on the opposite wall. I would use it as library/yoga studio. In the winters I would pretend it’s a cabin and snuggle up in there on a comfy futon with a book and hot cider. Would love to hear the snow or rain coming down on the roof. So relaxing.

We had one of these above my shop at my old property and it was turned into a studio apartment by the previous owners.. Kitchen , bath living and even had space for a bedroom in back.

I have had this kind of storage space before. Only downside is that the stuff at far end becomes inaccessible. Two different solutions. 1. Put “under bed” boxes on wheels with robust cordage tied to the handle before pushing boxes into this area under the “eaves” as my mother would call this space. Then tugging on each cord will pull each box forward as you are searching for what you need. 2. It also helps if there’s an access point at both ends. This furnishes light, air and accessibility to most of the stuff when you are down there dealing with it. Otherwise it just gets left in there for eternity and gives rodents a great place to nest

Brother... enclose it and run a small duct to it from the line cooling the bonus room. Shouldn't have to increase the tonnage of HVAC and if you halfway insulate it, can give you same as climate control storage. I'd put my ammo in there

I would keep it at ambient air temperature outside in the winter so the snow on the roof melts correctly like what attics were designed for in the first place.

Nobody would use this as just attic space. It looks like it's about to get insulation. It's got wiring everywhere. I'm sure ac air can still get to it... and it's not a hidden or secret room if you have a huge window there.

I would use it as an attic… think about how much better the house would be if you insulated the floor rather than the roof. Less cost and you have the entire attic not temp controlled but tons of storage and you can actually stand up then any roof leaks are easy repairs compared to insulation on the rafters.
Basically a vault for guns it’s good because then little kids can’t get to the guns and also most people use a room to repair or clean them

As a home builder designer I would as a rule avoid that style of architecture and only do it at the insistence of a client. There's a reason we abandoned that style of design post WW2 it's costly and a inefficient use of building materials

Have on exactly like that in my parents house above their garage. Make sure you finish with moisture barrier insulation and sealed tight. We used caulk on the drywall joints. T h e pressure from the wind coming from the garage and negative air flow in the house will cause your roof insulation and possibly as in their case shingles and ridge vent blows out.

My grandfather built his house with 2 bedrooms upstairs. Each with a closet that was the space you showed. Was not conditioned, freezing in the winter! Was not tall enough to walk in and I was just a kid. Built in the 1930's in the Seattle area.

There was three floors to our old victorian. The top floor was a hardwood clapboard paneled walk up attic. Two bedrooms and a small office were up there, but no ac or heat. We installed baseboard electric heaters. Yet, the roof needed to be redone so it was always damp. We couldnt really use the space efficiently. In a newer build, I'd definitely include heat/ac by adding a mini split. Then, I'd use the space as a billiard room/small arcade with the side area used for storage.

Go with spray foam insulation add HVAC ventilation and turn it into an extra bedroom or playroom.

I would install a Ductless Minisplit heat pump to heat and cool the small space. Spray foam the decking of the roof for maximum insulation efficiency. Install a skylight, install a small kitchenette, finish drywall, install vinyl click flooring, furnish with double bed, nightstand, and a dresser. Rent this room out to a single person for extra income. $ ❤

Crack it open and put the built in in!! Drawers, hanging rack, book shelf for reading book by window with club chairs. A built in computer drop down shelf/desk. A built in tv stand!. Just a few ideas! Definitely have ac/heat! Craft room! Sewing room! Multi-purpose room with plenty of things to do that you can retreat to!

I would set that room up as a reading room, a quiet place to get away from the standard bustle of the rest of the house. Just two chairs with a small table or even a low two seater right by the window. Put a desk against one wall and some book shelves on the other.

If it's rated for live load I would turn that into a bedroom or office. A mini split could handle that space size. Put a larger window (escape size) in one end or the other for emergencies.

I see it all the time we even close off space that has floor joists installed I closed off a 8x10 area this week that could have add a dormer window and could have Accommodated a king bed. Even after suggesting leaving it open homeowner wanted it closed it off

We finished the space over our 3 car garage into the kids playroom (approx 700 SF). There’s a TV area up there, a bean bag chair area with lots of books for reading, 2 lego building tables, then our old kitchen table and chairs for doing craft stuff (which has turned into a 3rd lego table 😂🤣😂).

bonus rooms cost a significant more amount of money. 3/4 t&g, sheetrock/spackle, a gambreled roof in this case to actually have head room. It's not like that space just exists and people leave it.

I have designed a room like this for my dream house. The room is connected to the master bedroom, so I have the first part as a big closet. There is another room, as this is over the garage so there is still a ton of space. Still don't know what to do with that space though.
