Now i understand the modus operandi in real estate in metro cities as mentioned in this video. In a B class city, i have purchased multiple properties but never came across such approaches. There the builder(s) themselves conduct all the deals, they gave a worker like non professional guy to show the sample flat and the building and he speaks non professional vernacular local language. We may visit twice or thrice before taking decision with different family members and than directly finalize after negotiating. In rare cases a cup of tea is offered.

@macdeep8523 na Munna na City Vadodara, Gujarat. Don't underestimate B class cities. Highly comfortable to live life which is not possible in a metro. No need to catch locals, move independently by own vehicle without a second thought.

@macdeep8523 it varies from area to area within city. But one thing I can tell with confidence that the costliest area in my city will have good quality flats at 25 % or below the rates of average flats in Mumbai.

Once you give token, your neck is in hand of builder till possesion. He will only demand and you goes on paying bcoz you are helpless since you have sign all his undertakings. Always safe to buy 3-5 years resale properties

So True. Was trapped in initial agreement by the sales presentation in the sales office. They provided a screen presentation in a small auditorium with all foreigners shown in the slides of the development. Was shown around the sample flat. Then was given sandwich and water while filling a form, then showed the plans and asked which plan i would prefer and soon at the end they gave us a plan brochure and rung a brass bell and all the staff applauded and congratulated us. Was taken a back as i had not confirmed to them. luckily we got away later by just loosing the token amount given to the Bank representative for the loan approval.

Sir, you are helping a lot. Luckily I escaped from sales trap. I went along with my family friend for villa project in Bangalore. It was under construction.The sales person spoke so genuinely that my friend got trapped. I didn't believe him and question him what if what you promising is not delivered. The sales person said sir customers curses it's bad to us. By that word my friend believed and booked the villa. Now sales team left after selling all and the quality of doors are really cheap for 1.1 cr villa. When question the builder or supervisor telling recklessly that we put that only.water Curing they are not doing. Cement is peeling off. Everywhere saving. No respect to customer. He's feeling like he's trapped already he paid 70 lks. No satisfaction after paying this much money.

The urban property market is such that it is very difficult , or almost impossible for common man to buy land in a big city. Land titles are not clear, NA approval is not there, ....so many issues that it is close to impossible
