My rent including parking, internet and water in Chicago is about $2,900. I'm not sure if rent prices will ever go down, but if they can stabilize and we experience wage growth then that's perhaps the "best" solution under our current economic system. Almost all apartments being built are labeled as "luxury" these days as developers throw the term around loosely to charge insane rents. The "luxury" market will continue to climb in prices, and once the newer supply is rendered "old" the prices will stabilize as new product is brought online. But again, don't anticipate prices to fall IMO.

My rent in a pretty cheap area in a Minneapolis suburb for a 2 bedroom apartment was about $1,150/mo when we moved out in 2023. We got really lucky though that the landlords seemed to like us and our rent only went up about 10-15% from when we moved there in 2015. They're listing the same unit layout at $1,300+ on their website now, and our neighbors in buildings a few blocks down saw their rents go up 40%+ over the same period.

Rent. In 2022 the property management of the building where I live was moved by the owners from a local company to a regional corporation. Rent had remained the same under the local company. The corporation has raised rent for each of their three years. Additional fees with corporate management: 4-5 times fee over the actual usage for water; 3% of the total monthly rent is charged to pay the rent; plus an additional $6 "convenience fee" to pay rent. And it is all legal in this state (as far as I have been able to see). Yeah.
