Here in memphis, if you screw over a landlord by trashing their property or if you owe a previous landlord or MLG&W money then you'll automatically be denied on your rental application by most property management companies

In colder states like Illinois tenants are harder to get out . Because it's colder . Can't even shut of utilities because of weather. Remember when I lived in Florida decades ago. Taking shower and water was shut off from a day or so late payment. Wish Illinois was like that for deadbeats.

That's a neat old place. Love the. Built ins and the floor plan. The old hardwood upstairs would be gorgeous refinished. Amazing attic. Not too many of those old places exist anymore. Going to be a profitable flip!

My parents bought and lived in a duplex which I now own and live in. Your blinds story reminds me of some tenants they had who moved out. When they did they took all the old fashioned pull down shades, which weren’t theirs to begin with. And there were a lot of them. All odd sizes. The house was old and all the shades were of no use to someone moving to a new house. I remember my dad being surprised by that. We had no trouble with them previously. It was a first from a tenant for him…

I would have posted on the door, sent them a certified letter, and left them a voicemail that everything in the house would be removed and disposed of on blank date or put outside on blank date for them to pick up. In our State you have to allow so much time for them to get their stuff and notify them before it's considered abandoned.

Tbh it looks like you bought a house from property managers that rent to section 8 tenants. I used to run into this ALL the time when dealing with section 8 rental properties. 50/50 chance you'll get a tenant in section 8 leaving a home in this condition. Had a tenant one time actually piss behind the refrigerator all over the sheetrock after being let back in to get their stuff. Didn't notice until I was redoing the kitchen floor and kept smelling it really strongly where the refrigerator had been. I was livid.

I rent a year round apt in Phx and only spend the winters there. This last year I left a place and went to new complex. They told me they have never in the history of renting given back deposit in full to anyone. I was the first. I cleaned it after I moved out and even filled picture holes. It was move in ready. It’s just good karma ♥️. People who leave places like this to me will always be poor. They don’t value money to leave such behind and don respect the landlord. So sad to see

I’ve gotten my entire deposit back for every rental I’ve ever had. Most places I ended up painting, leaving the blinds (bc they’re custom cut and inexpensive) and landscaping. They’re were always cleaner than when I got the place. I’ve finally bought a house!

I had a squatter and she’d once been a dear friend. Anyway, she left the place utterly gross. I concluded that it was an expression of disgust at herself but she attacked me with it instead of taking it home.

Did you ever consider installing electronic deadbolt locks on your rentals? The tenant just enters a four digit code to lock/unlock. A separate landlord code also locks/unlocks it and allows the renter code to be changed anytime, but the renter can't change it. You could start installing these on your rentals, set the landlord code the same, and not have to mess with keys anymore.

When I was a tenant I tried living as quiet as I could. I kept Alot of food and if I had no work. I was a salary employee on call. I'd not leave for a week. Then there would be times I wasn't home for a month. My last apt. I was there 8 1/2 yrs. Some people just haven't the slightest clue how to move or pack or clean.

After seeing that they had left the place a mess, you should have known they could not be trusted. Never leave anyone in your property without your representative there. Continue making videos showing the condition of the property when they are gone. Always give them a “must be out by” date that includes all of their property, noting that anything left will be sold or destroyed at your discretion. Former apartment complex manager here.

Yup, thinking back on all my rental years, this was why landlords where so strict with their rules. We found out the hard way when we rented out a property we had and found it trashed not once, but twice. I told my husband enough! and we sold.

You could gather all the left behing belongings to a garage or living room if the tenant contacts you for them they will be consolidated to one location. You could also arrange for a thrift store like goodwill to come pick any unclaimed belongings. There is less manpower to move things to one room in the house than all the way to the curb so it is a win either way.

Those old upright pianos like that 1 make great bars you take out the keys you put in your glasses. you opened it up you remove the big cast iron harp in the back it weighs 500+- pounds now you gotta shelf you can open that up from the front and you can keep your liquor in there. looks great with a mirror background.

That looks like a Gulbransen Player piano, with the player mechanism removed. Totally restored, it could be worth a lot (5 figures), but it would probably take a lot of money to restore it.
