DFW is 300 miles from the coast, so its humidity is not nearly as bad as Houston, San Antonio, or Austin. But it does get hot (just not dry Phoenix hot).

Raleigh is good too. That said, I have lived in Raleigh for 9 years now, and one thing I don't like about it is that it has more of the character of a giant suburb than an urban city. Everything is so sprawled out that you need a car to get anywhere, and it's mainly strip centers with a couple of notable exceptions.

That's because it IS pretty much like it was in the 80s. The vast bulk of the massive office construction in the Dallas area (regularly 1st in the US) has occurred since then in more outlying areas. Dallas has become very decentralized in that regard.

What’s interesting is that Baltimore and Washington are just 38 miles apart and collectively home to over 10 million residents. In contrast, Dallas and Fort Worth are similarly 32 miles apart with a combined population of about 8 million. Yet, the numbers from DFW seem to garner far more attention and admiration.

DFW has grown by the largest absolute numerical increase of any American metro for some years now. I think that's more relevant and realistic than percentage increase because the law of large numbers always kicks in. It's easier to rack up big percentage increases from a small base than from a large one.

Most of these places are pandemic boom towns that are experiencing affotdability driven housing slow downs or declines. The 2023-2024 list is dofferent and the 2025-2926 list will be even more different. This shows how much wasted energy and and money was spent with pandemic moves and housing bubbles that are now being undone. Not a good picture for ling term growth.
