I’m working on the numbers now to make her my offer. I have not seen the property yet but it’s like 5 mins from where I live, Do you suggest I get it under contract first and then go see it or do I go see it first and then get it under contract??

Hey Hector, I know I’m not Jerry, but I, personally, would get the agreement under contract just to not waste time & if the repair costs no longer align w/ what I anticipated it to be, I’d negotiate in-person right then & there of a price reduction on the agreed upon offer & explain it in a way that the seller can [understand] your reasoning. If they’re motivated to make time to give you a walkthrough, or even permission to walk through it on your own, there already is some level of motivation behind the sellers action to get this deal over & done with. Oh, and also, while you’re taking your time to do your own due diligence, best believe that there will be someone else out there calling that same list your pulling & will get them under contract. I’ve learned that from my own experience in stalling. Again, just me.

Some states require a license after doing a certain number of deals while a few states have laws against doing any deals without a license. Some states don’t require a license at all (like Louisiana, where I live).
